If you're looking for a company to manage your property that doesn't care about your property and doesn't care about who will Actually be staying there (not just who is on the lease) this is the company for you. If you're looking for a company that will actually follow through on checking out the future residents this is not the company for you! They are also terrible at returning phone calls!

We have owned a rental property in San Diego for about 15 years, and it has been managed by American Heritage the entire time. They have done an excellent job of managing the condo, coordinating with the renter, and communicating with us. They are very responsive and professional-highly recommended.

I have been using American Heritage for more than 10 years, and I could not be happier. I am a US Foreign Service Officer posted overseas, and American Heritage has handled everything I've needed in a quick and professional manner. I have great peace of mind knowing that they can handle any situation that arises. They have found excellent tenants, usually within days of listing my properties for rent. All of their communications and end-of-year documentation make it simple for me to do everything I need to do. Simply put -- very highly recommended.

AHP is a great company to find a rental property. Loan, Abraham, Bryan and all staff are incredibly friendly and willing to help. Answered our questions, got our maintenance request answered promptly. Recommend American Heritage.

I rented a property by them for over 3 years. I had multiple issues and I found them to be miserly in fixing issues, cheap cost-cutting as well as very unprofessional. Many instances but will quote a couple. Dishwasher was old and rusting. When asked to replace, they said it is normal and instead use an anti-rust and run dishwasher with it every month. A year later dishwasher had issues, the tech said it is old and needs to be replace instead they replace the tech and tried another firm. Two checks were given for payment, one < 10% of the sum bounced. They would not be considerate in not char…

AHP is a fantastic management company. As a renter, I’ve had never had a more organized, pleasant, and well-connected property manager helping to take care of the home we were living in. They managed the property we were renting from 2024-2025, and they were so attentive. When there was a plumbing issue, they sent out an impressively professional and skilled plumber. When we had a roof issue, they sent out a veteran roofer who did a detailed and efficient assessment . All of the contractors spoke highly of AHP and their long-standing partnerships. This is a very unethical company. They returned a greatly reduced amount of my security deposit 22 days after move out with deductions for normal wear on a property where I lived for 3 years. The deductions included replacing burnt out light bulbs ($60), replacing a screen ($120) that wasn't there at the start of the lease, replacing a broken pop up assembly in a sink ($90), and even replacing the furnace filter ($40). Absolutely wonderful and beyond professional company, everyone we’ve met are so nice, caring and productive. This is the property management company with a great team! It took us only a week to be in our home from the day of viewing a several properties, applying for the one to be our home to physically move in. Loan facilitated the application processes and followed up on it the same day! Application fees are reasonable and everything is explained in great detail that leaves with joy and all the questions are answered sometime even before being asked. We are renting from them for 4 years. Really satisfied. Everything was easy from applying to signing contract and moving in. Most important is that communication is easy and they are very responsive and fast to find solution for every problem. Most of communication we had with Loan and she is amazing, have to say that the rest of team is also great. We are very happy and would recommend them to everybody.

Couldn’t have had a better experience. Loan was and is still amazing. She’s been there for us since the beginning of our home search and found us the perfect home that seemed like it was built for us and our big family. With competition for a home being as intense as it is they helped us move our application to homes that actually fit us and our budget. And when we got the home, it was even more seamless. We even got a welcome home gift on our kitchen counter. Love love love them!!!

A lot of things needed to be addressed upon moving in as leakage, AC filter, ... They were not helpful. The maintenance director just told me it's as. No habitability issues are not "as is" Packages were stolen from here multiple times and AHP did care about this Do not recommend.
