Where do I start? If I could leave a NEGATIVE star review, I would. I was with Iconic for 5 years and the first three, Heather did a great job managing my rental home. When she left, it was very difficult getting a response to my emails and calls. Things slipped thru the cracks. Then, just when I thought it couldn't get worse, it did. About 8 months ago, (Nov 2025) I was about to end my contract with them, when they hired an amazing property manager who was on top of her game! I was so excited! Then... they fired her! Iconic Property Management has been my property management company for many years. They not only manage my own properties but are also my go-to recommendation for clients who need reliable management for their investment properties. About three months ago, my main point of contact transitioned to Kathryn, and she has been nothing short of spectacular. With over 20 years in the real estate industry, I can confidently say that not all property management companies come close to the level of professionalism, responsiveness, and reliability that the team at Iconic consistently delivers.

For the last few years I have been happy with Iconic and their service in managing my home in Fallbrook. A few months ago, Kathryn Saniuk joined the team and has taken the service to another level. She was put in charge of managing my property and a couple of my brother’s properties and has done a phenomenal job. Her attention to detail, knowledge of the field, thoroughness, initiative, follow up, and professionalism are all outstanding. She exceeds expectations in all aspects and I look forward to her continuing to manage my family’s properties going forward.

Dallas Romo at this management company is the reason for 1 star. She does not respond to any emails, phone calls or repair requests. On top of all that our rates keep on going up even though the HOA that does not take care of anything and is incapable of returning phone calls or responding to emails in a professional manner. Do your research if you plan on hiring this company.

This is the worst property management. I paid for the new key fobs about a month ago and they have not yet been delivered. I have called and emailed the office multiple times without a reply from Emily. This lack of communication and the significant delay in receiving necessary access items is highly frustrating and unacceptable.

I am President of our Condo HOA and we recently switched to Iconic to manage our community. Dallas is our manager and our Board is very pleased with their performance. I have served on 6 HOAs over the past few decades having experienced many different managers and management changes. If you are looking for a new manager for your HOA, I recommend you include Iconic in your interviews. Our property has only had Iconic Propert Management for a few months but they have been so helpful in making the transition from our last company smooth & working on problems we have had for many months. There is still a lot of work to be done but it is so refreshing to have a company that communicates & tries to deal with the many issues our community has.

Our little HOA transferred to Iconic Property Management a couple years ago (after leaving a really bad situation with NNJ-Associa). Iconic is fantastic!! Heather Carpenter (and her team) just speak our language when it comes to HOA management. I have been living at Shore Tower since 2009, and an owner since 2015. Lane Miller, is by far the best property manager we have had in all my years here. He is always trying to save the HOA money when it comes to dealing with outside vendors. In addition, he is always keeping us informed about issues that need to be addressed in the building, how they are being attended to, and when they will be complete. I can only speak as renter of one of Iconics properties but I would avoid renting from them if at all possible. Our apartment was originally not ready for a renter so was not reviewed or refreshed properly and we had an initial list of 20 items including a non working master shower head and master faucet and a leak under the kitchen sink plus lights out or not working everywhere. Our initial manager, Jesus, was actually organized, professional and courteous. Very unprofessional. I moved out 4 months ago. They emailed me that they need to refund me my deposit but when I call no one knows what’s going on. I’m on my 7th request via text, email and phone. A repair man also took off with my key once.

Kathryn did a great job getting my stove repaired quickly after she learned the work ticket had been open for 3 months with no progress. I appreciated her initiative and stellar communication! She kept me informed every step of the way. Bravo!

I’m a former tenant at one of Iconic’s managed properties, and while I don’t speak from the perspective of an owner or HOA member, I wanted to share my experience as a renter in case it’s helpful to others. Can’t stress this enough, “property management” under Iconic is the most chaotic disorderly management, I’ve experienced in condo living. They constantly fail to notify us of maintenance repairs crews’ schedule and then day of expect people to be home all day and accommodate, as if we don’t have work or responsibilities. They routinely fail to legally notice and schedule repairs with a proper schedule. Even worse for four months, I reported ongoing, disruptive construction from a neighboring unit. Poor and slow management. Their renter portal was never configured correctly to send and receive messages to the proper person. During my 1.5 yr stay, the property got flooded from the rain and another incident where an outdated dishwasher flooded kitchen floor. Both times require extensive flooring repair and drying. Extremely stressful times. Be careful they charge you a mandatory cleaning fee at the end although I already hired professional cleaning before moving out. My advice is that make sure you get everything on paper. Raul is the only handyman in the firm who's reliable.

RETURN DEPOSITS PLEASE! 🚩 Took this company more than 90 days to return my deposit after vacating a home they managed. An associate Jesus is extremely confused regarding the rules pertaining to a lawful deposit return. Finally received my deposit today. This company and the way they communicate is frustrating. 10 plus emails to get my deposit. STAY AWAY FRON THIS COMPANY AT ALL COST. RED FLAGS! 🚩

Jose with the maintenance department makes any property issues a breeze. He has been able to fix any issues we had since moving into a new property, and all in a timely manner. Very grateful for his help.

Iconic has a great online portal for submitting work orders. We were fortunate enough to have Jose come out and assist us with a few things, and each time he has gone above and beyond to get the repairs we need done as quickly as possible. We really appreciated his professionalism and flexibility!

Raul and Jose came in removed our old water heater and installed a new one in the time frame scheduled. They were clean polite and communicated well. They left everything clean and no damages were done to any of our stuff. Thank you guys

Highly recommend! Raul was very professional, polite and conscientious. We’ve had a hard time finding paint to match in our guest bath where I needed a new mirror hung. Raul did an excellent job on patching the holes made from the old mirror, painting the wall to match existing paint color and then hanging the new mirror. Raul also cut and hung shelves in our guest bedroom. He finished all the work in a timely manner and made sure we were happy with the end results.
