It’s been over a year since J&D took over managing my condo, and my experience has been stellar. John and his capable team made the onboarding and handoff a breeze, and my property manager, Lori, has been nothing short of amazing. They also offer a range of services that add peace of mind. I received a competitively priced photo package with floor plan that turned out great and helped us secure a new tenant within weeks. I love knowing that my place is in great hands.

This company is HORRIBLE and doesn’t even deserve one star. They lie, scam, and will not take accountability for anything. They dragged out my off boarding process and stole hundreds of dollars from me. The owner (Joshua) promised to take care of expenses (ex: lockbox installation) due to a property manager of theirs (Katherine) coming into my property without permission, even after I explicitly told her and Joshua that she is not allowed on the property because the day prior, Katherine called me hours after she missed a final walk through with a tenant, slurring her words and very clearly not…

J&D sets the tone for service for their owners and tenants. Whether it was getting new tenants into my unit or managing them, they always answered my questions and completed items on time with excellent communication. Highly recommend the partnership I have with them.

Tl:dr if you don't get anything else from my review, never give a management company a deposit up front, it's never advantageous to the owner. They should have to earn their commission. The last few months have been nothing short of a nightmare, they lost keys, sat on my rental for weeks and never picked up the phone or responded in a timely manner. As an owner, I would suggest you never use this company as your property manager. This is the worst property manager out there. They will tell you one thing and do another to your property. Complete 180 from they will promise you. They can't lease out the property and blame you for it. Can't even give you back the right keys after termination. They will never respond to you on time and lies about the situation. Again, DO NOT USE!

As a real estate investor of 20+ years, I can say that a good Property Management company is hard to find. Joshua and his team are exactly what I was looking for over the years. No need to look any further.

Im experiencing a nightmare scenario with this company!!! I applied to one of their units in Oceanside and was approved. Then, after asking a few questions regarding their $1000 off promotion at 5034 Los Morros way, I paid the $2600 security deposit. The next day, my tenant portal was deactivated for no reason. I called over and over and kept having my calls dropped, put on hold, or both. No one knew anything about it so I just assumed it was an error and would be resolved the next day. J&D Management is very professional. When I had trouble finding a place they were very accommodating and processed my paperwork quickly to get me into a place. The neighborhood is quiet, safe, and the people are friendly. The property is kept up and J&D management also is responsive if you have to report any issue and allow different assistance in ways you can pay your rent.

J&D Management is one of the better management companies out there and they handled our moveout fairly. I have feedback, but it shouldn't discourage anyone from renting with them. My feedback is around communication and professionalism. J&D Management took over our building from another company in the middle of our tenancy. It was relatively lowkey and we had little information about J&D. J&D has been wonderful to work with. They are quick to respond as well as very polite and professional over the phone & in person. They've resolved issues within a 24-48 hour notice and have been extremely helpful when it comes to maintenance!

Communication is great so is the response time for maintenance requests. Staff is very friendly and take their time to hear you out.

Great property management. They were quick with maintenance requests, and everything I needed to request maintenance, review my lease and make payments were available online. The move-out process was smooth, all it took was a click of a button to give my 30-day notice and I didn't have to do anything but move out and leave the keys. Got most of my deposit back minus reasonable cleaning fees because I didn't clean up.

I’ve had a really great experience living here. The property management team is attentive, communicative, and reliable. I appreciate that they stay on top of maintenance and resident needs and make it a seamless process. The community I live at is well-maintained and has been nothing but peaceful welcoming; which makes it an easy place to call home. You can tell residents are genuinely valued here. ❤️

Ashley is the standout helper for J&D. I have been lucky enough to have J&D manage the property where I am a Tennant 2 times now. They are super helpful, fair, understanding, and efficient. Pretty hands off and easy to deal with

There were a few bumps at the beginning. My daughter's cost of rent should've been adjusted based on her early signing and it was not done correctly. I had to email several times to get clarification but finally was able to get it cleared up. Also my daughter when she first looked at the new apartments she very specifically chose the big room with the view by the kitchen. Worst rental company I have ever leased from. Another review states that this company cares about their tenants, which is completely false. I called with a problem and was told to send an email, almost a month ago. Still have received no response despite sending multiple follow up emails.

I have had a nightmare of an experience being a tenant under this property management. They take a long time to respond to anything, and it's always a battle of following up and deferring to management. They also are trying to charge us for things on our security deposit that we did not damage. Extremely frustrating situation. It's awful just trying to take advantage of people. I've been trying to get my security deposit back for almost a month now, and I haven't been living there since the beginning of the year. I still don't have my security deposit back, and I'm still trying to get answers…

J&D was filled with nice employees and super easy to work with. We had a great experience with them and have absolutely nothing bad to say. Early on we had some issues with maintenance but upon hearing their tenants complaints they got rid of their maintenance company and hired a new one which was much better. I really applaud them for caring about their tenants. Also I want to give a huge shoutout to our property manager Taylor Goulart. She went above and beyond to help us out. She was super flexible and by far the best property manager I have ever had!

Little to no response from employees, they lose $3500 cashiers checks and will leave you 5 days without running water due to bad maintenance and no assistance in the interim. Beware.

My experience with this company has been a complete nightmare since they took over the property I was living in this past spring. The green waste went uncollected from early July until September 3rd, despite my weekly emails about the issue. The fly infestation in our courtyard became unbearable, and only after escalating the issue to the entire company was it finally addressed. Would definitely recommend J&D managment, from the initial visit to the move in was flawless and totally different from my previous rental company. Communication was spot on and even found a better move in deal for me and I could’t be more happier at the Grove! Oliver is amazing.

It’s been great—only concern has been when our HVAC system went down and it took over a month to get air moving in our apartment during the heat of summer (no heat, AC, or ventilation/forced air). And we weren’t eligible for a rent credit. Otherwise great experience.

Very helpful and friendly. They always respond quickly to any questions or concerns and they are empathetic, understanding and compassionate. Their online business portal is organized and easy to use. They also care about the general upkeep and maintenance of the building as a structure and outside as an aesthetic. J&D Management was great handling the small townhome complex were we lived. Stucco and exterior paint were both repaired this year. The grounds and backyards always look lovely. J&D Management is the best property management company ever! Both Taylor and Oliver exceeded my expectations and were tremendously helpful with the entire move in process. My husband and I loved our unit on Stanley Ave. Signing up for the unit was quick & easy. We lived on the second floor, never had complaints from our downstairs neighbors. Big thank you to J&D for making my grad student life at UCSD a breeze! They not only hooked me up with a fantastic place but also went above and beyond to accommodate my situation with a co-signer, considering my not-so-stellar credit score. On top of that I had a unique situation having to move in after the school year started. I believe I spoke to Joshua who was extremely patient helping me with all of my annoying timing needs. I highly recommend staying FAR away from this property management group. If I could give them zero stars, I would! They are an irresponsible company to whom we lost thousands of dollars to because of damage to personal property from a water leak on the roof above our unit. They promised to reimburse us for what our insurance couldn't cover, but after our claim was denied, we didn't get a single penny from them. Do yourself a favor and take your business elsewhere.

J&D Management has the most San Diego and CA expertise over any other management company which allows them to continuously be a leader in the space. I have rented a unit from them in the past and I had nothing but a great experience. Work orders get filled within 48 hours and the management team is very responsive.
