Chronic communication failures, poor follow-through, and lack of accountability. Emails go unanswered, calls require multiple follow-ups, and billing errors can take months to resolve (e.g., accounting errors caused by outdated systems). In my experience, interactions with property manager Veronica Nunez have required repeated follow-ups to address issues, including those caused by system errors, with limited accountability or proactive resolution. They will take your money consistently, not reduce their workforce and won't return your calls about projects going on in your own complex. The neighbors/tenants end up disclosing what's trully happening with these projects. Some projects enable strangers to go into the premises especially if there have been incidences of danger within the complex, in the past. Those tend to be recurring. Branches fall on cars because trees are not being watered. I have seen the futility of this organization. It's reputation is its own demise. Considering the fact that management companies are hired by HOA’s to take care of their interests on a day to day basis, a rating of one star for this group is overly generous. Notwithstanding their equally low rating by others who have commented on that subject, it seems there is universal agreement. They are uneducated in the Davis-Stirling Act (Cal. Civil. Code) that governs condominium properties; boards retiring to executive session, use of reserve funding and how Rules & Regulations are created and updated to name a few. I have owned my condo for over 5 years and my experience with this HOA has been terrible. HOA goes up every year $100 and nothing in the complex changes. Recently added a $350 passed to the owners for move-in/move-out fees if it’s rented. Can’t even see the parking lines or numbers for the parking spaces. They never answer the phone except for the front desk who tells you everyone is always at a meeting. Takes forever to resolve any issues! Force you pay for certain yearly expenses or you get fined.

I've lived in my HOA for 15 years and I've been on the Board 3 of those years. We've had so much trouble with property management companies, until Helm came along. Stephanie Schnurr does and AMAZING job managing our property! I don't know what we'd do if she ever left us. She's the best!

We have utilized The Helm Mgmt Co. for many years for the Fletcher Hills Highlands Association. They primarily do accounting and financial management for us but they also advise the Association on a range of issues (compliance, 3rd party vendor mgmt, Etc). In addition, they often participate and assist with Board meetings and handle the voting process for elections. They are very responsive and do a great job overall!

Alex was super helpful while we were renovating our place, coordinating with the board and arranging calls to discuss our plans and helping to get approval for what we wanted to do. The people who answered the phone were always very helpful, especially when we had an urgent issue. Thank you for all you do to keep the building in good shape.

They are a nightmare!!!!! They will not resolve smoking issues coming from another unit, the damn pool is always dirty, Michael is useless he’s the property manager who refuses to call me and he’s never ever available to take calls. Avoid this company at all cost.

I rarely go out of my way to do this but they took over our apartments a while back and getting any maintenance requests done is a major pain. Submitting a detailed request with all the information plus pictures often times isn't enough for what you need to get done when it should be. Most times you have to continue to email, text, and push for something to get done after putting in the request. They tell you they will follow up, you can wait over a week and then never get a response. This review is re: The Helm. Poorly managed no security!! The management here has had several residents report safety as a concern here. Peoples lives have been threatened by some of the drug addicts that live here. They will get in your face, spit on you, threaten to kill you. They vandalize your car if they find out what u drive. It’s totally unsafe. Management doesn’t get it cause it’s not happening to them. It will take a murder or someone being hurt badly by one of these crazy addicts here in order to wake management up.
