Amanda Flores was our property manager this past year and she was very attentive. I am grateful she would periodically visit the property to make sure it was clean. She would coordinate with maintenance team well and was responsive by email or text. She was able to resolve any issues quickly with professional conduct!

my property was managed by a different company for 4 years then this company came in and it went downhill. The employees are insensitive, lack tact, and extremely unprofessional. As soon as they took over they tapped the outside water, sent notices about using the bike rack, constantly wanted entry into the apartment, and set up outdoor cameras. they consistently raise rents over market prices, tack on extra utilities that were previously included for decades and try to abuse the no fault eviction guidelines by making up unnecessary construction to get bigger rents. Melisa McFee was very kind and helpful. She helped us find a place to our liking and gave a fast response to any questions we had. Melisa was also very fast to process the move-in for us.

I live in the Park View Village Apartments. It is ran by Melissa the property manager who goes above and beyond super kind, sweet and helpful. The place is clean quiet and ran perfectly.

Lived here for three years and management was friendly and attentive. They made themselves available and assisted with any requests. Loved it was near third ave and able to walk to restaurants. Would recommend living here.

I lived at One Park Apartments in Chula Vista for the last two years. An opportunity came up that I couldn't pass up, otherwise I'd be at these apartments forever! I loved it so much! It's located in Downtown Chula Vista right next to the park. There is always something going on if you like entertainment. I recently moved out of a Valor property and with a full year of experience, I just wanted to give a big thanks to my property manager, Monica. Seldom do the words “helpful” and “property manager” go hand in hand, but that is definitely the case with Monica. She’s professional, easy to communicate with, and one of the bigger reasons it was difficult to move. Good land lords are hard to come by and she’s the best I’ve had in my years renting in San Diego. If she manages a property you’re renting, just know you got one often good ones! Cheers.

It has been such a pleasure to reside in a Valor property. Monica was a consummate professional, friendly and fastidious, and made so many processes easy. I would describe the management as 'kind' and 'understanding'... a unique quality in business operation nowadays.

I’ve lived at a property they manage and it’s impossible to communicate with the property managers, it’s embarrassing. I’m actively trying to get a new lease and give the owners and the property management company money and they just won’t do their jobs. If you’re a building owner DO NOT HIRE THESE PEOPLE.

Still haven’t gotten the security deposit back three months after moving out and confirming we would be getting the full amount back. Not to mention the turnover here is awful, I had about four or five different property managers in the two years I lived there.

Never thought I’d be leaving a positive review for a property management company. But Valor has been in charge of my apartment complex for a few years now and they’ve been very responsive to any issues. Plus they recently upgraded the tables outside and have been proactive about other things as well. Easy to deal with and the portal to communicate with them is straightforward. It’s all appreciated!

Hello, I live in an Valor property in El Cajon. Both my son and myself been here for a couple years. Never had to much of a problem. When I did I explained it to on-site manager either she fixed it herself or had maintenance come over. The complex is clean and quiet. Would I recommend this place to others? Yes.

Rented a 1 bed 1 bath apartment for about a year and half on 3rd ave Chula Vista. We notified the property manager that we will vacant the premises on the 1st of Jan. Everything was left cleaner than how we received it. We left on the 1st of Jan 2025, I kid you not, we received deposit back till February 10th 2025. Aside from driving 25 mins out to get the check which is already an inconvenience for us. The deposit was originally 1000$ and we got hit with a 410$ deduction in cleaning fees and re painting the whole unit. We received the receipt which DOES NOT stat anything in particular that wa…

Another rent increase at Oak Valley! This place looks like a dump and somehow we are going to be required to pay more? More for conditions that are deteriorating? No wonder there are always so many vacant apartments. Time to take action!

This was one of the worst management companies I’ve experienced. Unprofessionally managed and every week there’s a new property manager who would come and gossip about tenant issues to the tenants and then a new one would be assigned and do the same thing. Prior to valor taking over the previous management company honored our lease agreement specifically to maintaining the property. Once valor took over pest control, landscaping and basic maintenance of the property stopped. They don’t even respond to maintained requests and just show up at door whenever they feel like it pounding on the door …

If I could leave a lower starred review I would. I was a tenant in a unit managed by valor since around 2019. Our managers in the beginning were pretty good but in the last couple of years everything has gone downhill. There has been a HUGE turnover rate in specific managers for the complex I lived in. Maitenance requests would be marked as completed without anyone actually coming by. The worst!! Do not rent from this property management company. They are the most unprofessional management company!

No answers ever from valor I sent an email a letter still no response been 2 weeks very unprofessional company lack of communication and costumer service rent from another place if you can.

They increase rent very often but never do simple repairs and when asked to they take so long to do them. Frequent water shut offs and laundry room is always having broken dries or washers. Don’t let this be your landlord unless you want rent increases with little to no maintenance.

I finally found this place its very hard to see off the street it's ticked away I did however like the office inside o considered this a professional place and I will continue to go here. It's a new office to me I have the idea that they are a sprouting company so I'll be noting the interests of my peers while consulting the realtors I just moved in 3 years ago this building symbolizes a new management block so it's a foundation is on the aspiration side.its surprising

They don’t care about noise! Parties on the rooftop at Tyler House Apartments after 11pm allowed and loud barking dogs at a couple of their apartments around University Heights. If you like a peaceful living DON’T rent from them!!!
