Terrible management. Selling my home at a loss to escape them.

I have been a client with Walters management for several years. I always got an average service with them until i communicated with Karen Birsch, she is an amazing individual who cares and on top of her tasks. She emails back promptly and with accurate information. she is truly an asset to Walters management.

Robin Bacon and Bailee Waid take such great care of our Stonebridge Scripps Ranch community. They work so hard to keep our community maintained and organize several community get- togethers every year. We really do appreciate all you do for us.

If they had negatve star ratings, i would select -5!!! If you’re considering living in San Miguel Ranch under Walters Management, you should take a hard look before committing. Residents are paying over $220 per month in HOA dues, yet basic maintenance and quality of life issues are not being handled effectively. This review is for Nate Tolentino. Nate is our community manager, and he does an excellent job. He is very responsive and communicative whenever I reach out about items that need attention. I truly appreciate his responsiveness and his genuine concern. Overall, it’s a pleasure working with Nate, and I’m thankful for all that he does for our community.

We had a roque eucalyptus tree growing on the slope behind our condo. It needed to be taken out before it became too large. We contacted Nate Tolentino at Walter’s Management and he handled our problem with dispatch. We always get a quick response from Nate anytime we contact him. We are very happy with Nate and Walter’s.

Cindy is a keeper. When you ask a question or request something she always investigates and follows up. Thank you. Please give her a big raise.

Hoa fee keeps increasing at the same rate as graffiti, trash, pet waste and abandoned vehicles. And they get on home owners to clean up their homes right away. I don't get it thought it was a nice area but hoa really makes it difficult to enjoy Update I get the same corporate reply I get in emails that they are working on it but fees continue to go up faster than what they said in the past and you don't see it. Walters Management has been overseen our community’s property management for 10+ years. This week we had our regularly scheduled board meeting along with community members attending. I wanted to recognize Savannah Dupin for doing a great job running last night’s HOA meeting and keeping on track with the agenda especially during sometimes heated discussions. The absolute worst company at taking care of property issues. I have rats in my attic from overgrown palm trees, I cant get to my door because of overgrown vegetation. DO NOT USE THIS COMPANY!! Im sorry I cant give 0 stars.

Since Jamie Marzion and Emilee Cole have assumed the lead for relationship with Sea Colony owners, there has been a 100% increase in the communication. I receive an email answer to my questions or information, usually the same day. Thank you to both for making life easier.

Working with Walters is pure frustration. After repeated requests to fix a ground leak eroding my backyard, they chose to procrastinate and deny a problem exists. If you want arrogance, and stalling they're the ones for you. Otherwise avoid this one star minus company,

I have been on the Venanzo HOA board for 10 years. I have enjoyed working with Walters Management team. They are very professional and knowledgeable, provide outstanding service to our HOA. I have been very pleased with Walters Management, and especially Jamie Kim our HOA manager. Jamie is extremely attentive, professional, and clearly passionate about her work. She truly cares about maintaining and improving our community. We are lucky to have her!

Faith at Walters Management in Chula Vista is truly exceptional! From start to finish, she is attentive, detail-oriented, and always goes above and beyond to make sure everything runs smoothly. Her communication is top-notch — she responds quickly, keeps you updated, and makes sure no question goes unanswered. You can tell she genuinely cares about the people she helps and takes pride in her work. It’s rare to find someone so professional yet warm and approachable.

Over an 8-year period, Walters Management has been the property managers for Old Creek Ranch. I have rarely encountered people of such arrogance and incompetence in my life. They have absolutely no regard for your well-being as a customer who pays their salaries. It's no wonder that this group will shortly be terminated by our community.

With over 20 years of experience with HOA management companies, I can categorically state that Walters has assigned to us the most outstanding manager. It is a pleasure working with her. She is always on top of all of our issues, which are many, and always responds immediately to my questions. Walters accouting department is also outstanding.

We recently acquired a unit at the Affinity HOA and had trouble accessing the online account. I called the office and was greeted by Karen Birch who immediately helped me establish access to the system. She was extremely pleasant and friendly in dealing with me. I certainly hope other HOAs I have to deal with regularly can learn from Karen on how customer service is supposed to be like. 5 stars for Karen!

Slow to reply and too many fees for applications to make modifications to your home.

Adris Maher of Eastlake 111 HOA management is respectful, responsive and effective!!! My backyard is adjacent to the Creekside canyon which was totally overgrown, creating a fire hazard. I requested HOA support to clean up the undergrowth and bushes behind my fence. Within two days of talking to Adris and sending him pictures of the area, he had a crew clean the area beyond belief giving us a safer canyon border! What a joy to receive such service. Thank you Adris for your prompt response!

Walters Management is responsive to resident inquiries and concerns.

Wish I could give this management company negative stars. Zero checks and balances regarding community managers that abuse their power. If you live in an area managed by them, leave ASAP unless you like power-hungry and greedy individuals.

I rented The Woods Clubhouse. Sending a big shout out to the entire HOA Team for their friendliness and professionalism. They make the rental experience seamless and positive! Thank you!

I’ve had nothing but a great experience with Walters Management. Beth has been an absolute standout. She’s responsive, professional, and actually gets things done, which is more than I can say for a lot of HOA experiences out there. Every interaction has been smooth and handled with care, and you can tell they genuinely take pride in their work. Overall, Walters Management has been amazing for this community.

Beth Kajmowicz handles and coordinates awesome and fun events at the Village of Escaya residents. I live there and have had the pleasure of both, attending these family fun events, and volunteering to help with them. Beth does an incredible job and puts her heart into each event...it shows!

I have lived in Rancho Carrillo in Carlsbad for 21 years. Walters took over management some years back. The previous management company was a nightmare to deal with. Walters and especially Matt Mc Cann, who handles our subdivision have been absolutely great to deal with. Matt is very responsive and reliable. He gets things done!

The team at Walters Management here at Rancho Carillo have been nothing short of fantastic. I wanted to especially highlight Jackie the manager locally who has always gone above and beyond to help with every service request and has been phenomenally supportive since we moved into this community. It’s people like herself that make living in a community enjoyable and I truly thank her for everything. She has done so much to make this a great place to live.

How does Rancho Carrillo get to be an even better HOA, they hire Matt. Great job Jackie, you are such a great leader. What a gentlemen and such a nice person, Matt helped me install the pool access app and his service was amazing. Jackie was able to help answer a few MAC questions as well. Thanks you both. You two really help make this such an amazing place to live.

Wife and I wanted to say thank you Beth for always being there for us and being so patient with us as well. We've rented the clubhouse several times now and you have been there to help us out every time. Paperwork is not one of our biggest strengths and we always have questions. Thank you for being so responsive in answering our emails and voice messages. Wife and I are so happy with the service you provide to us and the Escaya community.

As a resident of Otay Ranch 5, I have witnessed the steady decline of our community for over six years due to Walters Management’s indifference and unwillingness to enforce standards. The community gate has been broken for 2 years. Santa Rosa DR has become Chula Vista’s local race track. People are allowed to park wherever they want without consequence. Good luck getting Walters or the HOA to take action on any of your concerns. They simply don’t care

Rates have increased steadily after HOA switched to this company. (Did not increase under last company in all the time I lived here). Slow to no response on issues. Even with a response that someone will “look at it and investigate” there is no follow up or resolution of issues.

We recently moved to a community managed by Walters Management, and although we are just renting, we consider this house our home. However, from the beginning, it has been a nightmare dealing with these people. They don’t offer solutions, and they lack good communication, even among themselves. It’s unfortunate that the money from the residents is going into the hands of people who don’t know or care how to manage a community and fail to create a harmonious environment for the residents.

HOA for my complex is awful. No one ever responds the phone. No accountability . I would give minus stars for their poor customers service and inability to do their job.
