Update: The President replied below stating that they called me three times. My wife and I responded to their direct email yesterday, and our response included pictures of our call logs showing that we have not received any call or messages. They have my correct number on their portal, so I do not understand what the issue is, but to say that I have ignored the calls is simply untrue. Our steps were a liability for 6 months. Never heard of a company less accountable than CPE. Nor have I ever heard of one more negligent. In the coming months disclosures will be released revealing concrete evidence of criminal negligence through the asbestos roof accident that occurred at the Birmingham in Shelton CT at 145 Canal Street on October 16th 2024. At HOA meetings they don’t even talk about the incident nor how the DPH still isn’t finished and all its unit owners breathe in asbestos everyday. Especially all unit owners on the 5th floor. CPE has been our property management for over 3 years, far and above our previous management company. We have been fortunate to have Jen Drumm as our liaison. She has been extremely professional and has handled big and small issues in our community. But in addition to that she has treated the residents of our community with great courtesy and respect. Jen and Doug have had almost daily contact with our HOA and have always been professional and knowledgeable. We are very grateful to have them on our team. Too notch company⭐️

Doug Newman and his staff at CPE are second to none. I had a major flood in my home this year and CPE helped me every step of the way. Maintenance calls are replied to IMMEDIATELY and handled in the same manner. The vendors that work with CPE are outstanding, the property has never looked better. Last year, for some reason I missed the notice of property fee changes. Coupled with the language barrier, I was at a loss . I sought help from Claudia from CPE. She was very dedicated to helping me solve the problem and reduce the losses. I have belonged to a condominium association for 34 years and spent 20 years as a member of the board. Over time the association has hired four management companies. CPE has been the best by far. As someone who frequently visits the Birmingham on the River, I would never recommend CPE Property Management based on what I’ve personally observed for almost 2 years. The recurring problems are not simply “board issues” or unavoidable challenges with an aging building. The biggest concern is the way CPE communicates with residents, handles criticism, manages major issues, and responds when legitimate concerns are raised. As a current resident of Birmingham on the River in Shelton, CT, for over a year, my concerns with CPE Property Management Solutions have only increased since my first review three months ago. In addition to persistent building-wide HVAC issues, inconsistent communication, and unresolved safety and maintenance concerns, several new issues have arisen: 1. Leigh Podchiaski, John Cifarelli & Hester VanRhor have always been friendly and helpful at University Towers.

I pretty much stick to myself, so I don't really interact with many employees and am still getting used to the new policies / procedures, but John and Leigh have been fantastic. Knowledgeable, helpful, and willing to assist whenever needed.

Leigh, as our full-time Property Manager, Hester in her part-time Management Office role, and John, their Management Office assistant, provide terrific service from the Property Management side. Jamaar adeptly manages the building's maintenance. Rodney and Gary are incredible in their service in daytime shifts at the Front Desk of University Towers. The newly hired staff for the remaining shifts already show promise in providing stellar service. CPE has strengthened the staff team significantly since coming on board one and one-half years ago.

Leigh Podchaiski At CPE Property Management Solutions is a terrific manager. She is the most knowledgeable about the process of running a co-op apartment building. She is always kind and considerate with all the tenants, and handles problems, efficiently, and in a timely manner. We are very lucky to have her as our property manager.
