Quan Vo is our CAM from Associa. As a board member of our condo association, I could not be more pleased with the work Quqn does for us. Quan has always returned phone calls,most times he picks up and there is no need to leave a message. In my book that is great customer service. if he doesn't know the answer, Quan will find out and promptly call back. I am never left hanging. I would like to express my gratitude to Associa Golf Coast and their team, for working hard on ensuring homeowners’ concerns are addressed in the most effective manner. Dan Thomas and Manager Brandon have not come through on any projects for our HOA in 2025, as well as caused us financial issues due to lack of timeliness and care. In my 20 plus years here, these two are by far the worst in property management. Our admin is great, but we still won’t be continuing on with associa in 2026.

Appalling company. Very efficient at collecting money and making promises, but they literally do zero work. My house is decaying and my property value declining. I am forced to spend thousands of my own money to repair the damage from their neglect as well as pay a landscaper to restore my property to an acceptable level. Zero stars.

I have had issues with my gutters not completely attached to the side of my roof since August 2025. As of today 12/28/2025, the issue gas not been resolved. I have attached pictures and videos of the rain coming down the side instead of going into the gutter. I have left messages on the site for Lori and Danny. Nothing has been done. Instead of sending someone out and knocking on my door so I can show them specifically, the requests have been closed. I have tried several times to get my account taken care of and still no results. Very frustrating especially when they keep adding late fees.

We have been with Associa for about 15 months now. Marie became our CAM in January of this year, 2025. She has been amazing to work with. Marie handles all requests with complete professionalism and ensures that the Board remains compliant with FL Statute 720. She communicates clearly and effectively. Thanks to Marie, the Board is making the best decisions for the community.

If I could give them no stars I would. Worst customer service ever. Multiple calls to resolve a payment issue of association dues never returned. They claim they mailed me a check which I cashed which is not true. No response again to multiple calls, I even mailed an actual letter to their offices with no response. Now I'm out almost $2000.

This company is not very good at all with communication. They are very rigid in how they want you communicate with them but are terrible at any follow up communication, almost doesn't exist. We had damage from last year's hurricanes that they are supposed to be coordinating. As an owner, since I wasn't hearing anything from Associa, I tried to contact the contractor directly to get an update. He was instructed not to give me any info, that I had to go through Associa. If I had another choice, it wouldn't be Associa.

The worst HOA to deal with!! I just closed on my townhome on 7/31/25 cannot speak to anyone directly to get the entitled paid for second assigned parking spot !! They respond via email telling me there are no spots when there are two empty ones right next to mine!!! Regret buying this home!!! The WORST management company in all of Florida. Have been trying to get a hold of Todd King, who is actively blocking the sale of one of the condos because they don’t know how to get receipts in order, and their condo is going bankrupt because of their management company. This management company is the worst I have worked with. I own several properties, and this has been the worst experience. I have my HOA fees come out automatically. They added on a "settlement fee" right before they transferred the HOA to a different property management company. That 1 fee started a snowball effect of late fees, interest charges, and notification fees. Now, they won't answer a simple question, of what this fee was for. I want to commend Janedaliz Bradley for her professional, efficient and friendly customer service. I emailed her the required access control form and she had my resident decals and parking stickers in the mail the very next morning. She is a definite asset to the Associa Gulf Coast company. (I would give five stars but for the fact that Tara and Monica sent me welcome letters with the incorrect account number. This delayed my account setup and payments. Not acceptable.)

The worst company. No financial report and no response. No monthly meetings in 2 years. Total violation of duty.

I was having an issue trying to request some things for an ARC application. I called and Jane was such a help in getting me the correct information. Once we were able to figure out exactly what we need she also submitted my request online on my behalf! She went above and beyond. Thank you Jane!

Yvette Caplinger at Equestrian Parc condos has been Amazing to work with! Some of my HOA payments weren’t replied to my accounts and she went out of her way to ensure the misposted payments were found and applied. Moreover, she always returned my calls and proactively called me, researched the issue, reached out to multiple folks and never seemed annoyed considering it took us 3 months to resolve these. She is simply FANTASTIC!!

I think the people at Associa are in a little over their heads right now. Not sure what caused it, but they are very slow to respond and after 3 months, we still don't have a property manager assigned. No one seems to monitor the app and several issues have gone unresolved. They also don't have records, minutes and financial reports up to date. Very frustrating.

This review is about Daniel Thomas engineer for Associa. I recently have some issues at the Greens of Town & Country One of the properties that Mr Thomas is involved with. I'll have to say once he got on the job things move very swiftly and he even worked with my contractors and kept in contact with me almost daily I had complete access to his cell phone and have to say that he was an asset to resolving the situation at my condo. I give Daniel Thomas five out of five stars, excellent person seems very trustworthy and then individual that sticks to his word.

Absolute worst company in the 25+ years we have owned in Whisper Lakes Tampa! Wont respond to Town Square ticket from October 24! Both Marie and Melissa made promises on the phone and in writing to complete the repairs only to say “im not at that property now submit another ticket”. Guess the next step is lawyers!

I would like to give 5 stars to Debra Marshall, for hers exceptional work and pleasant experience that I had. Company that is going to change windows have submitted request for approval and Debbie has worked with me to submit all necessary documentation and followed with me with updates throughout the process. Absolutely the worst. Still waiting for our coupon books and is January 31st they're charging us extra fees we don't even know what they're for what the total amount is never receive coupon books or any email or Letters by mail of our increase in HOA period can you charge interest on late fees as well and then what's there's an extra delinquent processing fee. I am the HOA president for The Clearing and we have been with Associa for almost 3 years. During that time we have had quite a few CAMs. Recently, we were assigned Melissa Washburn as our CAM and WOW!!!!! Even though she is new to Associa she is a powerhouse. She attended her first HOA Board meeting at The Clearing and she was organized, prompt, professional to a fault, kept the meeting on track, and ran a nice, tight ship. She owned her takeaways and made notes. She totally ran the owners concerns / questions like a boss! I am so glad we got her!

Since February 2024, the work they did on my roof left a leak, they never fixed it, emails went and they never fixed my problem, the work was so bad that it really made the experience a very bad one.

Suzette Balaskas is one of the most helpful, caring, and kind individuals I have met. From the time my mom was in the hospital and we knew she wasn’t going to make it, Suzette was there to offer any assistance she could and answer every question I had (there were many) to help me take care of my mom’s home and financial obligations in my mom’s absence. Suzette continually went above and beyond in my opinion; and my wife and I have a new friend for life. The Wellington association is very fortunate to have such an amazing employee.

I prepaid my quarterly fee for January 1,2025. Our community has chosen a new HOA company. I requested a refund but they say no. Don’t understand. B

Heather Spradley and the staff at CBC have done incredible work during the last few months to repair damage sustained during a very destructive hurricane season. Heather's attention and care to all aspects of the repairs has been meticulous and clearly communicated to homeowners at every stage. Sincere thanks to Heather and all the CBC staff for the immense effort involved in getting things back to normal in a very timely manner under difficult circumstances.

My hat is off to Marie. She accomplished more in just a few days than all the rest of the staff has done in 3 months. The issue involved refunding money that I had deposited to my account and later was notified that it was not required. I contacted Marie, who works in the office at Whisper lakes of the problem, and she took care of it immediately and it was resolved. She deserves, at least, 100 gold stars for her undying efforts. We have been owners at Crescent Beach Club in Clearwater Florida since 2017. We have seen a number of property managers both at Crescent Beach Club as well as at other HOAs. It was by chance I was introduced to Katie Wright while she was touring the Greenery. Before meeting Katie I had no confidence in Associa adhering to the issues of Greenery owners. While chatting with Katie I realized that she was going to be the go to person for any concern. As it happens there was a plumbing issue that involved my unit. Terrible experiences in Whitestone Development, Venice Fl. with this HOA management company and our assigned manager (CAM) from Associa. Just read the reviews, and it seems we are not alone with our opinion. I'm surprised that Associa has not reprimanded him for allowing the unlicensed, not perermited work to be done at our Clubhouse and throughout our HOA. Horrible customer service trying to work with Justin, Monica and Angelica. This company is cashing checks for HOA payments and charging a late fee. I’ve decided to take them to the Better Business Bureau then to the local news reporters. They don’t have a call back number. Will only communicate at their leisure via a portal. I’m stuck in a community that they governs.

Doesn't give a hoot about your community other than collecting their paycheck. Doesn't respond to phone calls or emails. Doesn't follow requested processes within the neighborhood. Frequently uses vendors that provide them with kickbacks, and passes along extra costs to your community. Allows employees access to community funds with no oversight or reconciliation so extra money is lost that way as well. Worst property management company I have worked with in 9 years.

Please be careful with Associa. They do not deserve to take care of our homes. Charging late fees, not clear communication, actually NOT communicating, cannot reach them, rude and not competent. Had to cancel direct deposit, they are not to be trusted. Slow to process checks. Adding fees special installment, in addition to HOA, not describing what for. Hope our Association will fire them soon.

Our community just fired this company. Crooked, irresponsible, didn't follow the by-laws, making deals and agreeing to projects with contractors for more labor, work, and materials than needed (kick-backs?? 🤔), a long list of continuous complaints and failure to perform the duties that they were being paid for... Avoid them at all cost!! 😟😬 Nice pool photo, all it needed was resurfacing, not 6 months of labor and work... 🙄 And the playground equipment cost way more than the minimal and cheap materials our community paid for. I am the treasurer of my HOA in Palmer Ranch. Associa was our management company when I joined the board. We recently moved to a new management company, and we are still in the process of cleaning up the mess Associa created. Associa Gulf Coast is absolutely unresponsive to the needs of its homeowners. They are virtually unreachable by phone email or the useless town Square app which no one ever replies to. Jocelyn and Associa have been instrumental in making Cheval East what it is. We have had many property managers through the years and none have come close to Jocelyn. She is reliable, she stays on top of everything and she is very good at working with both the Board of Directors and the individual residents. I am a former board member and during the time I worked with her I have had nothing but great things to say about her and Associa.

We have been with Associa since June 1st 2023. We left Vesta after almost four (4) years to get away from No responses, to assistance and poor bookkeeping. The turn around of CAM's was herrific. As I said before, since June 1st, we are currently on the 3rd CAM. Communication only happens after multiple emails to the higher ups from multiple board members. Our financials are not straighten out yet, bills are getting paid without the two member approval. Late fees have been accumulated after Associa paid bills late, and so on. I’ve lived in Covina Key for over 10 years. When Associa came into the picture it all went down hill. Every year a new few or pricing increase. Frequent water shut offs. And the staff are very rude in their announcements.

I am a resident of Summerwoods Enclave and I want to compliment Janiya , our Associa contact. We have had so many issues with the front gate and I have not gotten much, if any help until Janiya joined. She is very professional and helpful, willing to listen and act on an issue to resolve it. She calls back when she says she will and her efficiency is very encouraging and appreciated. Great job!

Associa came into our property about 3 years ago and once we got Amy here she cleaned things up and made estancia a fun place to live again. We had some billing problems that were frustrating and Amy was patient and communicative through it all and made me feel confident it was being corrected which It was. She and her maintenance guys are always so helpful and kind and they greet everyone with a smile. It makes you feel good when they remember your name and talk to you when they see you. The absolute worst! Pay pay pay...nothing in return except half ass cut grass. This company DOES NOT CARE about you, just your money! Horrible service and they do not even reply to you or get you the help that you not only need, but pay for!

If i could give 0 stars I would. This is the worst customer service I've dealt with. I've been dealing with an issue for over a year now because they cashed my check late and continue charging me late fees. I've called 50+ times in the past year, 4 times this week alone and no one called back. They don't respond to emails and they don't respond to calls from their answering service. I've gone to the sarasota and st Pete office and no management would come out and speak with me. Would never recommend using this service.

Most terrible customer service. I signed up for HOA auto pay as soon as it was available, and yet I accumulated months worth of late fee penalties while on auto pay. It has been 6 months, issue still not resolved. Neighborhood tree felt down since last year s hurricane, which is more than 365 days ago, and it is still on the ground.

Jocelyn St. Hilaire- I find Jocelyn to be very professional and helpful. I have had the need to contact her several times. She is always quick to respond to my request. She provides accurate information and displays a willingness to assist regarding questions or just general information. I often hear from people In different communities (not Cheval) that their HOA management is difficult to deal with. I have never experienced that issue. I appreciate her assistance, quick response and guidance.

Our elevator has been out for 5 months. Me and my disabled grandparents (in their mid 80s) live on the 5th floor have been stuck in the condo for 5 months straight. I have a disease that disables me from climbing stairs, and my grandmother had heart surgery and can't climb stairs. I have had an service request placed for months now. I have called, emailed, and place request through mobile app multiple times. Only response I have been getting is someone from management will call or email me. I here to say I'm still waiting on that phone call or email. Very unprofessional. The number to call, operator cannot transfer to anyone. Safety and privacy concern for my family in our community is at an all time high.

I moved to Equestrian parc over a yr ago. I love it here. The pool is always clean,and they keep up with the development. I'm very happy with the HOA. The administrative Assistant Yvette Caplinger is my go to girl,if I ever have a problem. She makes sure the tenants are happy. She gets the job done quick,if I ever have any issues.. Very non responsive company. Charged me s late fee for a month that I wasn't late. I emailed the cleared check with in the time frame required. I have requested the fees be removed. No one has returned my call or removed the late fee. Instead they added interest to the balance. Ridiculous!!

Elevator has been down in my building for almost 2 months now, there is no way to get any contact info of the property manager... my grandparents can't come home until the elevator is up as they are disabled. I called a couple of weeks ago and the person wasnt even aware the elevetor was down and had no information. Called again today with no status or estimation. This is highly disappointing

I want to write a review about Heather Caban, CAM. First of all, she is one of the nicest and hardest working people I have ever known. She worked on a project here at Wellington to get our Wellington News Channel up and running after we switched to Fiber Optic. I know she went way beyond the call of duty on this...long days and a lot of work. We are grateful for her hard work as many of our residents rely on that channel for Community messages and events. So, kudos to Heather Caban - we appreciate you!

They have done a relatively good job of keeping the areas surrounding the buildings clean in spite of the Hurricane. Milton blew branches, thousands of leaves, a tree, and what appears to be dog or duck waste that was tracked on shoes or scooters through the walkways. I reported the issue in my area and they are ready to dispatch the maintenance man to take care of it. Thanks!

Heather Spradly has done an amazing job at the Crescent Beach Club at Sand Key, Clearwater. She exemplifies great leadership, organization, and gets things done! She’s always very prompt and provides information sought. Days after Hurricane Helene hit, she was out there herself, gloves donned, cleaning debris alongside staff. I'm truly disappointed in the management of this company. For over a month I've been trying to get a roof leak repaired and yard maintenance that the HOA should be covering and no one has completed the work but keep closing the work order. I call the roofing company and they say they are waiting for management approval and two weeks later on that approval not a call or a response to let me know why the delay. Sandy Simpson exceeded our expectations of customer service. She attacked our problem of a rattling roof fan noise with the determination of solving the problem. The noise was keeping us awake at night. And when I told her the problem was solved, she showed an excitement that the problem was solved. Terrible experiences in Whitestone Development, Venice Fl. with this HOA management company and our assigned manager (CAM) from Associa. Just read the reviews, and it seems we are not alone with our opinion. I'm surprised that Associa has not reprimanded him for allowing the unlicensed, not perermited work to be done at our Clubhouse and throughout our HOA. These people are awful. I put in a request for maintenance in mid-February that was "in process" the same week. I put in a query after a month to see where things were. I didn't hear anything. I waited another month, and the ticket was closed without any action or explanation. From my experience so far, all they provide is advertisements in junk mail.

I received a late fee on my account, called the wrong department and was bounced around to different people. Ended up with Margie Sandler not only did she listen to me she also assisted me. I sent her confirmation and proof and she said this isn’t her area or department but she will handle it for me. I was very frustrated but by the end of the call she had me smilling, Thank you for the help Margie!

Margie Sandler is one of the few people who actually answers the phone. I was at the wrong department but not only did she provide me with the correct contact she also connected me with my administrative assistant so I did not need to call back and start all over. Thank you for being so helpful.

The HOA Office of Wellington at Seven Hills was able to help me with the form I needed for the direct payment of HOA payments.

My wife and I have lived in our community since 1999. In all of that time, we feel that the current board - and in particular - Jocelyn St. Hillare, the Property Manager, have demonstrated the level of community interaction and support that is rarely heard of in practice. They really listen to resident's issues and work to affect the best solution for the community as a whole. To my experience, they do not shy away from hard decisions and support those decisions with clear rationale.

Jocelyn is nothing short of my secret weapon. Whether it is a neighborhood question or notary services needed, she is always available and so happy to help. We are lucky to have her!
