Not the best experience! Communication was never good. As an owner I never felt like I was taken care of. If they don’t get their way, do not be surprised if this company avoids taking your phone call’s. This is very unprofessional and sneaky. Stay away from this company!

If you want to rent your property without any headaches and good tenants background on payments , save your money and your mental health with this company . They don’t consider you , the homeowner as they customers and it makes look like you work for them , is always a email “friendly threatening” . Inspection ? Never trust . This property management company does the least they can do. A huge oak tree, which they did not maintenance, fell over on our neighbor's house and they refused to do anything for the cleanup. It damaged her roof severely. This is not the first time they have refused to maintenance large trees on their property which were detrimental to neighbors in hurricane Ian. Almost a similar situation happened to the neighbor on the other side which they refuse to take accountability for. They are being sued and rightfully so.

It is nice to have such professional people managing our property. A little hicup in the beginning regarding communication, but it has all been smoothed out by their great work

I recently worked with Christy and John at SM&L for a lease only project. Working with them was a delight and took a load off of my shoulders leasing out my house in Sarasota. Their rate was as agreed upon and competitive. The process was pretty easy and their work thorough. SML took over management of our apartments about two years ago. We have had a very pleasant and positive experience with them. Any repairs needed were done in a timely manner. Any time I have emailed an administrator with a question or in need of assistance they are super responsive. The only thing I could complain about is rent going up when they took over, but that was the year everyone’s rent increased severely here in Sarasota. Other than that I am appreciative of SM&L for all they do!

I am disabled. I put in a maintenance order to have a simple smoke alarm battery replaced. Due to my physical limits I cannot climb a ladder. I do not own a ladder. I cannot believe that my request was cancelled. This is not only unprofessional but also displays a lack of empathy. I have no friends or family members here.

We have a maintenance emergency regarding our water and septic system. It was handled super fast and efficiently. They sent out an amazing plumber 1st who took time to explain everything then we needed septic drained and that happened and hour later! Very grateful for such prompt attention to what could have been a huge mess!

Our experience with this property management company raised significant concerns regarding maintenance oversight and tenant safety. During our tenancy, an independent evaluation identified mold contamination associated with the HVAC system. House flooded 5 times while living there due to improper (cheap) plumbing and roof repairs. Mold in walls that just got painted over. Shall I say more?

Where do I even begin. I started renting in September of 2022. By February of 2023 this issues began with my kitchen ceiling falling on me because the owners of the unit I am I was renting improperly installed a drop ceiling in so many ways. Sarasota management was quick to respond and get people out there to fix it which was fantastic, but without my permission the repair crew unplugged my fridge all day without my knowledge, shut off my water and blocked the way to turn the water back on with drywall and tools. They have always answered our questions right away. Their website is easy to use. Their prices are reasonable. If something breaks they fix it right away. It's a great company to rent from.

If you are smart you will never consider rent here the team are a bunch of incompetent lazy people I have been without water two days because someone ran over my water main they didn’t send anyone emergency because they didn’t want to pay the premium this is also illegal

Sarasota Management & Leasing has been exceptional to rent from. The home we rent is up to date with design/appliances, was very clean when we moved in, and the property managers are quick to help if there is anything you need. Would recommend Sarasota Management to anyone looking to rent in SW Florida.
