Kevin is an excellent manager and the security guards are great! Just wish owners would put a higher toilet in the guest bathroom. Lower toilet is difficult for guests.

Our house at the beach is a great place for a family vacation. Our unit had everything we needed for the week. Staff is friendly. Will return again.

I've been blessed with the opportunity to experience my time on Siesta Key with G&B since my family purchased a unit prior to construction in the early to mid 80's. Check in and check out process was smooth. The place was very clean and had everything we needed.

We had an exceptional time! The home was beautiful (better than the pictures). We watched dolphins swimming in the bay and my son fished off the pier everyday. There were 7 of us and the number of bathrooms and spacious living area fit my family perfectly. Grateful there was access to the beach through the Beach House. We highly recommend this vacation home and the management company. The service was excellent and they responded to any questions we had within minutes.

17 years at siesta key and I’ve stayed at midnight cove2 majority of the time. I would def stay at unit 931C again. It was fully stocked with beach and pool items, cleaning and laundry items, and not to mention the unit is a 10 out of 10. Will definitely stay there again. Sunset Royale is perfectly located to the far right of the public beach. Close enough to walk to the snack stand for a bite to eat but far enough from the crowds. Ideal location. The grounds of the Sunset Royale are meticulously maintained and the units are spacious, well kept and clean. Short 1/2 mile walk to Siesta Key Village. We have stayed here eight times and are due back late June and again in late July. When the weather is nice, Siesta Key is as good as any destination in the Caribbean.

This is the 2nd year we have stay at midnight cove 2. Hands down best place to stay. The office is incredibly helpful. The property is well maintained and the location is perfect. You are right across the street from the beach and a 10 minute drive to the village. The trolly is easy to navigate and picks you up right out front. We absolutely loved our time here for the 2nd year! We will be back!

Our condo (514 Building 5) was immaculate, conveniently located near the pool, and had everything we needed for a wonderful stay! The beach wagon came in very handy to transport our things to the beach-a quick walk across the street and a private entrance with an easy path! The grounds are beautifully maintained and the pool was warm and inviting with a great deck space for family and friends. Grills, tennis courts, pickle ball, basketball, and lot of other areas to sit and relax. Looking forward to next year!

Nice place to stay for a week! We’ve always stayed in Sarasota and driven to siesta Key beach but this was much easier to drive there. Close to restaurants and a trolley to take you to the village. We had everything we needed and Jessica was quick to respond to any needs.it was very clean and cozy. Loved the lanai

Close to all amenities. Would definitely stay again. Communication was top notch. I will say the only negative thing is there was some random vehicle parked in the driveway our entire stay.. almost looked abandoned. We had to constantly walk around it. Kinda was annoying. Every part of this Siesta Key stay was flawless!! The staff at Midnight Cove II that handled the reservation were so great with communication and answering any questions we had. Check-in instructions were sent with ample notice and upon arriving the staff was great at explaining everything and getting us checked in. The condo we were in was on the third floor (533F) so there was quite a few steps to climb when unloading, but thankfully my teen boys handled that. Our stay at Sunset Royale was wonderful! The location and proximity to the beach was perfect…just steps to the most beautiful beach on the Gulf Coast. Our unit was nicely appointed with everything one would need to stay the week. The kitchen had all the gadgets and the beds were comfortable. The view from the living room and Master Bedroom was majestic- a clear view of the beach and ocean. Perfect view of the sunsets. We hope to come back next year.

We rented for the week of Feb 14th and had a great stay. The unit needed a little updating but other than that it was a great time. The staff was very helpful and friendly and the walk to the beach wasn’t bad at all.

True to the description, this is an old property and it shows. My stay was not unenjoyable. What’s important and I missed on this, I should have had more realistic expectations. Our place had such a great view…we actually saw dolphins one morning from our balcony. the beach and food/shopping are only a short walk away. Smart TV played our favorite apps, used spare beach equipment like umbrellas and chairs. It was a great time

We had a great vacation staying at Siesta Key beach house #205! The unit feels brand new & love the beach decor. Just a short walk to the beautiful white sand beach. We also enjoyed the pool which we had to ourselves. We definitely would like to stay here again.

Our House At The Beach, Siesta Key, is a great place to stay. Clean, secure entrance, stocked with everything you need, with exception of groceries, to make your vacation effortless. Right across from Siesta Key Public Beach. Would highly recommend this place.

The town house was very well equipped for our family. We loved using all of the beach equipment and the walk across the street to the beach was very easy. We had a wonderful stay.

My experience with Tropical Sands was A+. I’ve traveled extensively, and Tropical Sands is as good as it gets in terms of taking care of their guests. Nanda and Liz were very responsive to our questions and accommodation needs. The property was clean and in terrific condition. I will stay with Tropical Sands again soon!

Very nice updated and clean unit. It has everything you need for a relaxing vacation, including beach towels, kids beach toys, and a wagon. The garage is very convenient if you want to bring your bikes. The sleeping couch in the living room is very comfortable and can be used for children as it is located next to the master bedroom. My family really enjoyed the stay at this unit.

We love staying at Our House at the Beach! The view is amazing from the West Tower. We love the convenience of being across the street from the beach. Midnight Cove 2 is the best because its not too expensive, and its nice and quiet. The workers are also very kind. As well its close to the beach and not to far away. We love the location of Off Tropic. The neighborhood is quiet and walking distance to many restaurants, cute shops and a gourmet grocery store. We love the floor plan and comfortable beds. Recently stayed a week at midnight cove II. Obviously your mileage may vary but we had a wonderful stay. Wonderful location, even if it's across the street. Nice grounds, friendly staff, great pool area. Parking is simple, finding your unit is simple. Beach Access was simple and not too much of a hike; although we did get barked at on day one for sitting in the wrong spot. Luckily the property next door was still working on the facilities and not open so it wasn't too much of a hassle for us. Walking all the way down to public access #12 would suck though. Our family enjoyed staying in the condo. It was roomy with more than enough space for all of us. The resort complex was across the street from siesta beach. So parking at the beach was never an issue. Our family enthusiastically recommends staying at Our House at the beach resort!

520 D was our favorite condo so far!!! It was spotlessly clean and all brand new. As far as cleanliness, I’m very picky when it comes to where I stay lol. The bedding was very clean. The best vacation as usual! Only 1 disappointment… after 10 years on Midnight Cove II, we are no longer able to just walk over the beach entry and set up at the beach with our chairs and blanket. We either have to pay to sit on chairs or walk far down to set up… this was one feature we loved and are disappointed about.

We are extremely happy with our accommodations in Condo 524. My only disappointment is not being able to reserve the condo for the week we requested next year ! I had asked ahead of time to book us for our requested week but when we tried to secure that week I was informed it was already booked ! Extremely disappointed in this ! Had a great 6 week stay at Midnight Cove II. Rented a 3 bedroom condo. Comfortable accommodations, fully stocked kitchen. Unit was clean, but could use some minor repairs/updates (screens on slider in primary bedroom are torn, several of the toilet paper holders are loose, living room could use more lighting, 4 slice toaster would be great), but the office staff/management are very responsive to requests when asked! We enjoyed our stay at Bay Oaks. We had a group of us rent several condos. Our unit was updated and beds were comfortable. Out of group I think our unit was the best! Pool area was great. The boys enjoyed fishing off the dock. Free trolley rides around the area and several places were within walking distance! Guest Relations were quick to respond whenever we had an issue and it was resolved fairly quickly.

This condo was amazing! We booked a last-minute stay here during spring break and were lucky to find a top-floor, beach-view unit. The sunrises and sunsets were incredible, and the amenities were perfect. The building is locked, which I appreciated from both a privacy and security perspective, and the location couldn’t have been better for what we needed. Would love to stay here every year!!!

I had a special need on arrival day that she handled beautifully. She also efficiently attended to a few other issues and always with a smile Everything combined made for a great stay.

There isn't a better place to stay and meet new friends than Midnight Cove II. In our 15 years coming here, we have met many people that we are now able to call friends. The staff are beyond helpful, the accommodations are fantastic and the location is the best. The worst part of out trip was today because we had to leave. The unit we rented was prefect. Clean, spacious and had great views. The office staff was great to work with and so helpful. We Will be returning next year! Great access to restaurants and shops.

Rented a 2BR/2BA condo at Our house at the Beach in Siesta Key FL. Amazing condo and complex. Condo was on the 2nd floor, so there is a flight of stairs, but it wasn't an issue. Condo was really large and well appointed. Had an eat in Kitchen, and a full dining area. Master Bedroom was large, with an enormous walk in closet area. 2nd Bedroom was large, with a Queen Bed and a Twin. TV's in Great room and Bedrooms were new, but the cable service was not. Couldnt get any Sports or shows we wanted. Remotes were very hard to use. But we didnt come to paradise to watch TV. Pool area was phenominal.…

Absolutely the best place to stay!

This property was immaculate when we arrived, beautiful decor and very accommodating! The pool and veranda was a huge plus!! We would definitely consider this property in the future. The quest relations team (Alexis, Brittany, Liz and Nanda) were outstanding! Always friendly, prompt, clear and helpful responses! Stayed at 21B for a week and it was an absolutely beautiful and emasculate Pool was refreshing and a delight. Owners were very accommodating and everything could not have gone better. Hopefully will return. Conveniently located to restaurants - shopping and Lido Beach. Loved it! Linda S

Had a wonderful time at Tivoli By The Sea. Our place was just perfect for the 4 of us. Really enjoyed the pool and felt very safe in the area.

We enjoyed 2 great weeks on the 7th floor 1 bedroom unit. It was very clean and fully equipped with many amenities to make your stay enjoyable. We loved the proximity to the beach and the 15 minute walk to the Village. Our only shortcoming to this unit was no balcony.

This is a wonderful condo, beautifully appointed with a gorgeous view. The kitchen was well stocked, and there were more than enough beach towels and chairs. The location was perfect for us -- right across the street from the beach and within walking distance of the Siesta Key Village. Highly recommend!

Beautiful condo, great accommodations. However there was A LOT of trash around the property and overflowing trash cans. Also security was often compromised as the door to our building was very hard to close all the way, it was often WIDE OPEN late into the night, inviting anyone to come on up in the elevator. The fire exits were always wide open as well. Did NOT FEEL SAFE

Rental and maintenance staff were outstanding. Teresa and Debbie went above and beyond to help with any concerns we had. Would rent through them again. Our House has beautiful grounds and facilities. Even after two hurricanes back to back. I would also rent in this complex again. The unit we stayed in was fine but needed updating on dishwasher, bedroom furniture, blinds and interior. Very clean and everything worked. New and more beach chairs would also help. Beach and pool toys were plentiful. Enjoyed our time at the complex.

This was the second time renting from TSA and I couldn't be happier, thankful the hurricane didn't ruin this wonderful property. Looking forward to my next vacation in sunny Florida @ Our House at the Beach!!

Absolutely beautiful room with a fabulous view. The room was stocked with everything you would need. Very clean! And numbered parking. Only complaint would be, the pool could have been heated more. Would stay there again!!

“Our House at the Beach” was the perfect location to the Siesta Key Beach! The unit was exceptionally clean and modern and had everything you would need for a great vacation at the beach. The balcony had great sunrise and sunset views overlooking the beach! The trolley stop was right in front of the building which was convenient when going into the village for a night out. Will definitely be back.

A total sense of peace and pride when we enter the campus. Landscape, pool, marina are all so well maintained. Grounds people (Dave) are very friendly and helpful. Especially after 2 Hurricanes this place is like a second home and the care to bring it back is amazing

Krista’s condo was beyond perfect for our family vacation! She was very responsive and understanding of all the questions and concerns we had. When we had to evacuate due to the hurricane, she was helpful and showed genuine care for our safety. The staff on the grounds was extremely supportive as well during check-in, our short visit there, and helping to make sure we were good through the evacuation process. We would recommend this place to anyone and plan to return again in the future.

From the moment we opened the door, we had a warm, homey feel we enjoyed all week. Well equipped kitchen (even made bread), great cable tv (all 3 televisions) and taped shows to watch when we returned for the evening. The pool temperature was perfect and we enjoyed watching the boats pass on the bay. The dolphins were jumping as an added bonus. Great time in a lovely condo.

Perfect location, great corner balcony views from the 7th floor overlooking beach, Met 3 other couples at the wonderful warm pool that we later all went to dinner and karaoke with at captain kurts. Nice and sturdy beach chairs, wagon, and umbrella for us to use for the beach. Our second time staying in rm 704. Very clean, kitchen has everything you need and along with Kerig and coffee pot. 2 beautiful nice size bathrooms made it easy for getting ready for the evenings. Can't wait to stay there again. Our stay at Midnight Cove 11 was fabulous! The condo was beautiful, really clean and well maintained. The grounds are beautiful as well. Love the proximity’s to the beach and easy access! Also love the convenience to all amenities near by! Highly recommend it!!

Sunset Royale is my home away from home. I visit at least 2 times a year and would stay nowhere else. Val is so accommodating to your needs. She is always there with a smile on her face. Very professional! Accommodations are perfect! Highly recommended!!!

We love it , what a peaceful place two steps from the beach we could relax and enjoy the sun , the house was clean and spacious for the 4 of us and enough supplies for the tree nights with two spots for car on the front and back of the building, we didn’t get to the pool but was nice and quiet.

We stayed a week in c-118. The condo was clean, comfortable and spacious for 4 of us. It had everything we needed. We walked to the beach from the condo. The complex was well maintained, quiet and peaceful.

We had a wonderful time on our family vacation! My husband and I traveled with our two adult children and rented a full duplex. Everyone had their own space and the kids really enjoyed having their own space to relax and enjoy vacation. The beach was absolutely gorgeous. We spent most of our time at the beach or bar hopping in downtown Siesta Key. The staff was amazing to work with and we look forward to our return trip. I would definitely recommend!

If you are looking for a relax place and spectacular views this is the place Sunset Royale. The condo units are beautiful, clean and fully equipped for all your vacation needs. Just pack bathing suit and a few pieces of clothing is all you need.

Beautiful condo. Very clean, and up to date. Pool area was very nice also. One downfall...I had to dry clothes in small batches and it stated having a wagon for the beach, it had everything but, so we went and bought our own. Definitely recommend and would stay again!

Just had a fabulous stay at Midnight Cove II Unit 312 was clean, nicely decorated and fully equipped. Convenient to the inviting pool and lovely view of the bay. Midnight Cove has all the amenities you could want and need not to mention a super quick walk to the ocean. Sending a shout out to Michelle..she helped me pick out the perfect unit and checked us in swiftly when we arrived! We love Midnight Cove II! We always enjoy our stay.

Dealing with Tropical Sands was a first rate experience from making our reservation to checking out. The staff were friendly and accommodating. Our unit was clean, spacious, and convenient to the beach, pool, restaurants, and shopping. We had minor problems with the clothes dryer and a closet door and a service technician came to the condo on a Sunday afternoon to resolve both issues!

Thank you for your hospitality. We always love coming to the Siesta key beach for a family vacation, and this was our first time staying at your condo, we really enjoyed it. Very well equipped with kitchen equipment and utensils, lots of beach chairs and umbrellas which really helped during our stay. We are definitely coming back!!!

We stayed in a condo on Siesta Key from 7/1 - 7/5/2025. The condo was managed by Tropical Sands Accommodations. The unit was immaculate and had everything we needed & more! It was in the perfect location — just steps from the beach and 2 blocks from the village. Our contact Nanda was amazing. Without being intrusive, she reached out to us before, during and after our stay to make sure everything was in order, answer any questions and see if we needed anything. We travel often and always stay in rentals. Overall this one was a 5 star plus experience! Give it a try, you won’t regret it!

This was my third time staying in Siesta Key this year and I love this place. I loved the proximity to the beach, and the restaurants. There is such a peaceful area along the inter coastal waterway to fish, canoe, kayak, and paddle board. It’s super cool that you can see the draw bridge from the property. The condo was absolutely beautiful. The staff is kind, personable, and professional. I will definitely stay again!

We had a good experience. Check in was incredibly easy. Tropical Sands communicated with us via emails and text which we preferred but they did offer a phone number to call, everything went so smooth there was no need to. We stayed at Sea Club II Unit 2A which was so perfect for couples or families. It was Very clean and well furnished. 2 master suites plus a 3rd suite for families with kids. Great view of the intercostal with amazing sunrise views and a 10 minute walk to access Crescent Beach which was a huge plus as parking for the Public Beaches can be a challenge. Listing was exactly like photos, very clean and quaint. Host were very responsive. We didn't have any problems during our stay. Would definitely book again and recommend. Great place to stay!

We had multiple issues at the place we stayed. I’d give that a one star. But the service we received with dealing with those issues were five star. Especially Desiree and Nanda I trying to rectify the situation. Though I would never rent this home again. I would definitely stay at a Tropical Sands property agaim based on my interaction with Desiree.

The unit was perfect! Completely remodeled and it had everything we needed for our family. Loved the location of Crescent Arms so we could easily walk to restaurants and ice cream. Tropical Sands was great with communication and quick to respond to any questions. Thanks for a great stay! We will be back!

Last week I vacationed in Siesta Keys. I booked 704S Crescent Arms. Once I arrived I was not pleased with the building as it was a little run down and old. I called Tropical Sands and told them my concerns. Within 7 hrs I was given other options in places to stay, I pick out one of those options and was in another rental property. Everyone we spoke to was kind, considerate of my concerns and did every yo make us more comfortable and happy with our stay. They were all amazing!
