Wonderful quiet just moved in has microwave and washer/dryer in unit and the new property manager Rebecca is very awesome and understanding she handles a lot already by herself so be patient and nice with her

I have had the fun opportunity to participate in community building events the apartment puts on in order to build a sense of community and togetherness with the residents. It has been a lot of fun. I’m also glad that management values people getting together, meeting one another and looking out for each other.

Had leak in my apartment. Jacob came over right away. He got the leak fixed and was very courteous and professional when doing so.

Maintenance came in and ran water for like 5 sec and left never resolved the issue

I been here since October 17th 2025 and I absolutely hate it for 1390 a mo its horrible the light in the refrigerator is taped up the windows are taped so much air coming in the doors are ragging it was very dirty in the kitchen when I moved in found roaches and it smells so bad in the laundry room to the point some days I can't even stay in the apartment my light bill is 600 dollars because there is no lights so u have to buy and plug in lights i wish I never moved here but I needed a place. I've been here for a month and I regretted moving here the first night. The neighbors are horrible and loud. There's mold underneath our carpet and we have found several cockroaches. I don't feel safe here and I fear for my safety everyday because I here gunshots constantly. The neighbors sleep all day and party all night and stand outside screaming and fighting. Everyone smokes weed in my complex and it stinks in my apartment to the point I can barely breathe. I will be leaving as soon as i possibly can. This area is rundown with crime and trashy people. Awful DO NOT MOVE HERE!!!!!! Management is a joke they disregarded every single inquiry for help concerning safety and noise even going as far as to imply we are making it up. Ashley is one of the most dismissive property managers I’ve ever dealt with and I’m from Chicago. Our neighbors are so loud all day and all night shaking our walls and celling, we hear screaming arguments that are clearly some form of domestic abuse with over hearing police phone calls of such. Living there close to 2 years , husband died so I had to move , was charged for carpet and blinds never had , this place is a dump, water damages 3 times , they let us sit for a week with our ceiling busting out from the apartment above tub overflowing, maintenance came walked in looked , said he put in a order for Monday leaving us sit , management knew i went to complain at the office, nothing was done .. if u like to live in a moldy building , crime and incompetent maintenance... move there!

Black Bear Creek is a well-maintained and peaceful community. Management and maintenance are prompt, professional, and very helpful. Highly recommend for anyone looking for a quiet and comfortable place to live.

I lived there for 6yrs the crime is bad in the area I had parts stolen off of my car When the air conditioner leaked they left the carpet wet ! There was mold growing i had to move in a hurry from getting hospitalized The apartments are run down . I couldn't stay in my apartment for two weeks due to the air conditioner not working and I was never refunded. I asked to be moved to a different unit when I discovered there were bugs in the building amd was declined . The parking is unorganized and they do not do a good job with snow removal . I’ve lived here since 2022 and really enjoy the complex! The office staff is very friendly and easy to work with. I haven’t had many issues come up, but the ones I’ve had have been taken care of right away!

I've been here 3 years. Of course ive encountered issues here and there but I've never had a problem getting those issues resolved. No where is PERFECT all locations have their flaws. My building is quiet overall and im about to transfer into a townhome because I've outgrown this unit. Your space is what you make it and these people do their best to keep up.

2 days & 3 EMERGENCY work orders… my apartment is still 85 degrees. These conditions are unacceptable and unlivable, especially in the summer heat.

We are now receiving a giveaway entry if we leave a review. Hence all the positive reviews lately. Use your judgement. As of 10/8/25 Do not move into black bear creek apartments. There's a reason they have so many specials, so many available units, and cheap deposits. I've had issues since day one. I'm tired of it. You'll potentially deal with mold, water leaks, unsanitary living conditions, poor management, pool still not open 7 weeks after the season, gunshots, burglaries, huge potholes that won't be fixed, poor parenting resulting in misbehaved children, stuff falling apart, literally almo…

Been here not too long and I’ve had issues with my central air. I’ve contacted this office over ten times in less than two months. They claim to have come fixed my air today, after they came last night claiming to have fixed it. And I need to contact them again right now because I’m having the same issue. This is unacceptable. I wouldn’t recommend them. I’m paying allot of money and this is not worth it at all. That’s just one complaint of many.

Amanda in the office is very helpful and understanding. We love living here for almost a year now . Everyone has their own experience our has been great . Maintenance comes within the next day and neighbors are respectful. Grateful we took an opportunity here .

We moved in less than a month ago and while we walked into some minor concerns, they were addressed immediately. The Assistant Manager, Naylon (Spell Check) is very professional, and we are excited to be new residents of Black Bear Creek Apartments.

My husband Mark and I recently moved in, and so far, we've been pleased. We were welcomed with a beautiful welcome basket and the community events seem fun. I can't wait to start participating. I want to thank Naylon for being very Professional and helpful during our move in. We only experienced a few concerns that were corrected immediately. It is a very enjoyable place to live. Rent is pretty reasonable. Neighbors are pretty quiet. Maintenance does a great job when needed

This place is a complete dump! The smell of weed is overwhelming, it’s dirty trash laying around all over the grounds , they paint over dirt , they do not fix anything and don’t even get me started on the bugs ! Run don’t walk !

The Black Bear Creek Staff have been nothing but helpful and supportive to us here. We’ve been here since 2020, and have moved from one apartment to another one here. The transition was really smooth and it all worked out really well when we moved. We enjoy having the space we live in here! Thank you for everything :)

We have lived here for almost two years and have loved our experience! The office staff is super friendly, and always approachable. Whenever there is a maintenance issue, it is always handled in a timely manner.

I have lived here for roughly 3 years and only have minor complaints about things that aren't really that big of a deal. The apartments in decently sized the staff is quite helpful never had any issues with getting things fixed or having my problems addressed. Price wise they are on the cheaper end of apartments I had looked at before I moved in. I personally have never had any issues or problems with the apartment complex or the staff. I lived there for a total of a year and nine months and never had any issues until about 1314 months and I got an infestation of bedbugs. The office did nothing about it to fix it. The only thing they would do is call an exterminator that would just push it off into the next building into the next building. It trickle back around to you. They also had cockroaches. Was looking for a temporary home in a short amount of time they worked with me and got me situated fast. Great pricing for the amount of space. Any issues the whole year I lived there were handled in a timely manner and the staff in the leasing office were amazing to deal with. Fast and professional.

I have been living here since July and every since then I've had to put in well over 25 maintenance request. When we first moved in they didn't have a plug cover the ceiling had cracks in it it was nets flying everywhere and the light fixtures was not put on right. Another thing is that we asked them to at least puddy the ceiling to cover the crack they told us no and we have a whole new born and they said that that was cosmetic problem that we need to fix. We have absolutely loved living here and haven’t had any issue that wasn’t fixed as fast as possible! The office staff and maintenance are amazing and extremely friendly! They are always on top of things! The apartments are cozy and my neighbors are amazing! The neighborhood is family friendly and safe. All around amazing place to call home!

The maintenance never arrives, too much noise if you are on the first or second floor and be careful because for anything, even a small damage, your deposit will not be returned.
