One of the worst companies ever. They charge ridiculous prices for homes and 99.99 percent of the time you have to clean the property you are trying to rent before moving in because they are disgusting. If you make payment arrangements they do not follow through and will file for eviction. Even if you have back rent in hand they will refuse payment unless you have the court fillings as well. They also will do patch jobs until it can't be patched anymore and actually needs repaired the right way or has to be replaced. They showed me apartments that were not cleaned up. I asked the man who showed me the properties and he said “this is what you get for your money” the apartment I decided on was 728 dewald when I moved in I had to clean, move out a broken dining room table, I had to paint and when I moved in I found out the apartment had TERRIBLE cockroaches and mice. If I showed the pics of the apartment you guys would be disgusted!!!

They are not someone you should rent from they are slumlords and then rude to you

I hate them so much. It's extremely hard for them to fix anything properly. They let mine go all most 5 years with out fixing anything and since Covd hit my rent went up 3 times for less then a thousand square feet and I don't have access to a washer and a dry. Why am I paying 3 times what I make for something that never gets fixed right the first time? We signed a lease at the end of february/ beginning of march. i was told to go to the house to run the water to make sure the pipes are good and drains are cleared. the water wasn’t even on, so i called and let them know. she sent someone out to turn the water on, and immediately there was a huge leak behind the bathtub wall. she sent someone to fix it, and the people fixing my tub were even talking poorly of Heather (the slumlord). Sms is a slumber. Worst slum lords you can meet. They literally send you to properties that have bad infestations such as bed bugs, fleas, rats, mice, bats, spiders, and other infestation creatures. Poor quality living conditions. Usually everything is never truly repaired. They will take you to court over their own damages they do not repair. Then blame it on you. They don't clean their rentals prior to moving in. I had to clean it myself including cleaning up dirty diapers before moving my things inside. They also don't provide appliances so it's on you to buy or rent those. I moved in the winter and they didn't keep the heat on while it was vacant, so I walked into frozen pipes. It was actually colder in the house than outside. I lived in my house for several years and a hole developed in the foundation so my basement would flood every time it rained.
