We currently are leasing an apartment at Flats at Walnut Ridge in Ft Wayne and our leasing manager is the worst. We are less than a year in into our “NEW” apartments and there have been nothing but non stop issues since the day we moved in. Crystal the leasing manager has been rude especially when we addressed our first issue with the first apartment and how there was a massive leak from the apartments above water leaking through all of our light fixtures and vents while we were expecting a newborn. Living in Cedar Glen apartment complex has been the very stressful and uncomfortable!! Bathrm ceiling constantly leaking frm upstairs apt/ tenants .Bad infestation of Mice, Smelly dirty hallways, unconcerned new office staff, parking issues, one maintenance man,outside trash is deplorable in and around the complex. I moved in last year and the lack of help for Maintenance and the office Manager is overwhelming!

In August I started parking my car in the lot behind. Making sure it was occasionally moved because I didn't drive much. 3 weeks. Later you allowed my car to ve towed with no warning. I cooukd not afford thev$600 Gey had tge car only a week. It then was repo to Bavk. I list my car due to the management not notifying me. I now wish I had parked it on tge public street. I have aeeen other cars being allowed to park for long times. Very disappointed with this complex. And loss of my car

TDLR: The worst living experience I have ever had. At CANAL SQUARE: Mice, mold, smelly hallways, collapsing ceilings, and predatory management. The only redeeming quality is location—everything else is a nightmare. From property management to deceptive upper management policies. Barrett & Stokely has poor management that isn't interested in improving the lives of their tenants or giving them a voice in what they want. It takes far too long to hear back from anyone at corporate and they do nothing when you finally get ahold of them.

This is Braeburn village , which this company manages. How in the world is this acceptable?! Imaging paying your rent and opening your door and seeing this! And it’s like this ALL the time. Stop being cheap and put at least 2 dumpsters in each court because this is ridiculous!!
The worst property management company on the face of this Earth. At least when it comes to managing Braeburn Village. If you can't resolve your issue at the apartment level, don't contact them because they aren't going to do anything either. They place unprofessional people in management positions that don't communicate with one another and just keep raising rent prices while making no updates, changes, or repairs to the property and barely maintain it. I lived at a Barrett and stokley property for 2 years. During these 2 years I have seen at least 4 major office changes and at least 3- 4 Property managers. Obvious red flags! While the most office recent staff is probably one of the better in terms of customer service, in my experience with a situation that escalated to corporate office, it showed that this million/billion company doesn’t care about residents. Slumlords. Extremely old and outdated buildings that need major plumbing work. I've had multiple leaks in the 1 month I've been a tenant, including a pre-exisiting leak that I was assured would be handled prior to my move in that was not. Manager Zach Ford continuously ignores calls and emails, I've submitted a BBB complaint a month ago that after multiple attempts has not been responded to.

The apartment itself is fine except there are no grab bars in the walk in shower. This is very dangerous and there should be several to hold on to when getting in and out of the shower, as well as having them there while in the shower . Now I am going to have to pay a plumber to come and correct this omission which I should not have to do. Then when I move out somebody else will be able to enjoy this repair.
I would not recommend moving here. There is NEVER any parking available. You have to park at a completely different building than where you live most of the time. Myself along with others have had to park on the roundabout (which I understand is not okay or ideal) but if you aren’t going to provide a solution to the same issue that has been ongoing since the complex opened, the tenants can’t be at fault here. We've been in Riley Towers 5 years and it has an excellent leasing staff, very knowledgable maintenance, housekeeping and 24-hour video security. The gym and jacuzzi are well maintained. We intentionally selected Riley Towers because it is over 50 years old in terms of building materials and thus it is solid and quiet; with heavy doors and concrete between floors, rarely do you ever hear noise from other apartments. Slow not reliable or experienced maintainace. Living on the second floor causing more of a health risk for my disability. Security not up to par ( building door always propped open).Laundry facilities sub per at best.
I have been living at Braeburn Village for seven years. I used to love it; however, lately I am thinking of moving out.
It would be greatly appreciated if my rent was consistently same every month. Being on a fixed income it's important. If I would have known would have second thought on a renew lease.
management is very responsive. great amenities. I wish the group space could be rented out for baby showers, birthdays etc., since there almost never many folks in there, and there is no room in the apartment. My son's complex does this- first come first served approach for a fee.
I really like staff at Hayden Flats but I am noticing that the illegal parking situation is out of control around here. Some guy parks his red SUV right in the middle of the road at a stop sign. This is unsafe and totally unreasonable. So I expect to see a note from management on his windshield but I don’t. Relatively small things like this, when allowed to go unnoticed result in a less upscale apartment complex. Same should be said for dog poop, trash that’s dumped in planting areas and stuff accumulating on porch pads on ground floor units.

Very professional and prompt maintenance staff!
The office ladies listen and try to address our concerns. We have 2 elevators, only one has worked for the past 3 months and it breaks down daily. The building has 9 floors with elderly and handicapped people who have no choice but to use the stairs. I personally have tried to contact Barret and Stockley a number of times with no success 😕. Pictures to follow with my next posting.
Management is ok, maintenance is excellent, and the groundskeeping has improved a lot in the past year. Main drawback is a 50% increase in rent over the last 5 years with no major improvements to offset the increase.

When I first moved to the apartments 4 years ago I loved it. Maintenance issues were handled quickly and efficiently. After a while management kept changing and so did the atmosphere. A renovation was done and electricity started going crazy, lights were flickering all the time and going out. I smell marijuana in my apartment from the neighbors all the time and people hang out all the time. The changes made to my apartment when I ask 5. The maintenance and grounds crew! I feel need to add more handicap parking for others who need it. One is not enough. Also need more strict rules for those who do not have a handicap sticker or handicap license plate should give them a warning or a fine.

Started out pretty good was quiet grounds always kept up maintenance was always there the day you placed work order or the next day not like that anymore takes forever to fulfill work order used to do a carpet cleaning with renewal lease. Haven’t had my carpet cleaned since Covid carpet is so dirty I walk around in white socks. Looks like I’ve been outside all day long in dirt asked for carpet cleaning I was made fill out this form. Pot holes in parking lot real big potholes starting from 7335 to the ride at office is really bad hard to try not to hit them. Those are in parking lot of 7335 other than that everything else is fine. Thank you for my handicap sign bought a large cone for when I leave put out to stop people from parking in my spot. The staff and everyone are awesome. But I have lived here for three years and every year my rent has been raised over $150. I started off paying $780 with the new lease agreement. I will be up to almost $1400 not in this apartment, I understand time and change and inflation but this is ridiculous. I would not recommend this place to anyone.
I’m paying one bedroom for 1200+$ while some people are paying 2 bedrooms less than me. When i ask to transfer to 2 bedrooms they ask me to pay 500$ for transfert fees and they are not gonna continue with my lease but i must take a new one for twelve months. That’s so crazy

We love our apt, the staff’s friendly quick response to requests & our many amenities. We would recommend our complex to anyone!

This is for Pointe on Mass on 406 E Michigan St: I recently concluded dealing with this property management company, and I feel compelled to share my experience to warn others about the service I endured during my time there. Discriminatory and unorganized, this company manages "The Pointe on Mass" apartment complex. Since I moved into this apartment in November of last year, I have been lied to numerous times by the property manager Arika. I was hit by a car while walking my dog and suffered a broken leg and required a knee replacement as well as the death of my dog. I informed the property manager that I would need an additional key fob so that a home Healthcare nurse could provide necessary medical care for me as I am not mobile. Cedar Glen Apartments, which is owned by Barrett and Stokely, has been without hot water and without heat for weeks, this isnt the first December they've experienced without hot water.
The office staff are very nice and helpful and professional. Aleksa is just the best and she will go the extra mile to help you if she can. The maintenance people are great also. I have been here at Millikan On Mass in Indianapolis almost 7 years and I just love it. It's a great location right in the middle of downtown where everything is happening. The only drawback for me personally is I don't have a balcony. Only a very few apartments have a balcony, but I guess they can't do anything about that. Lol 😆
I have lived in this apartment complex for 22 years. Most of the apartments in this complex have been upgraded. Mine has not. I asked the district manager about having my apartment painted. He told me that the company would supply the paint; but, I'd have to pay someone to do the painting. He said that the company would not get some one to paint because the painters that you employ did not move furniture. I suggested that if I got somebody who would move my furniture to paint that the fee be deducted from my rent. He would not agree to it. I also have large cracks in the cement on my patio…

My wife and I have lived her just over one year and we have no complaints whatsoever. Perfect location perfect views. Love the office staff and have met the owners, also very nice and friendly. Very good maintenance crew as well.

I have lived here since 2009 since the day I moved in I have been asking for new carpet. And every year I get some excuse why they cannot do it. My carpet was unsatisfactory when I Moved in, but I have been dealing with it. What do I have to do to get new carpet in my apt,I am thinking about moving out because of this.
Over charging for rent with no washer or dryer’s
Lived here for almost 3 years and now buying a house . To get out of my lease with 3 months left I have to pay $2100.00 dollars. I wouldn’t move here if you’re planning on buying a house later. I have lived places that says no charge if you’re buying a house. Look for those places so you can save money.

The units are nice. The only downside I’m finding is that there is no way to let guests, visitors, delivery into the building without taking the elevator to the parking garage and opening the door for them. This building is new and I would have thought had that figured out.
I absolutely love adore the maintenance team. They are patient, professional, amiable, and expedient. And I don't have to go to the office as much since prior to move in, but when I do go, the staff welcomes with a geniune smile and how ya doin' today. I've made a great choice. thanks.

Braeburn is a nice place to live. Quiet and the staff and maintenance staff are friendly and helpful. Anything that needs to be done is taken care of in a timely manner.
I really love living here. Ive been here for about 4.5 months now. I appreciate the attention to detail. The tidiness of the property and the attentiveness of the staff make this community a nice place to live.

Loved the office staff and the apartment itself. Loved the grounds and the pool, and that it was pet friendly. Parking was my only real complaint and that in the 3 bedroom section the parents didn't check on what the children were doing, like riding bikes into people's parked cars and so on.
Maintenance is getting much better. Keep it up fellas!If they can get as good as the old maintenance crew when Javier was here it would be even better. That was almost 5-6 years ago. I hope he is doing well. The garage and steps at in exit areas are always dirty. The leaves on steps are slippery. Waiting for accident to happen. My old bones can't take a fall. It looks bad especially when you have family and friends visit. Embarrassing! And what happened to the weekly cleaning in elevator, hallways,lobby, and laundry room. Again its embarrassing!
I've been asking their Leasing Office to fix my bathtub for about four months now and nothing has been done! They don't care about their tenants.
I’m just ready to pay my final rent bill and be done and of course there’s delays and problems. The property had rodent problems that never got corrected. I had to ask to leave early because a huge hole was made in my roof from squirrels that never were Taken care of. It’s cause me a lot of problems with my mental health. High blood pressure and a lot of sad nights. I’m so glad to be gone. I’m just so tired of complaining. I’ve always paid my rent on time and did good business.
The moment that I moved in, they started complaining about having patio furniture. And plants outside. Apparently you're not allowed to have furniture on your front porch. I enjoy sitting outside. I'm not gonna keep putting chairs out every time I come out.

I’ve been here since 2014. Maintenance issues are dealt with quickly and completed correctly. The office personnel have always been friendly and professional. I love the bark park. The grounds are well maintained. The trash service is a good benefit.
When my husband and I moved in, the office staff was AMAZING. Very attentive and quick to get back to us. Ever since Stephanie left, it’s like pulling tooth and nail to make sure everything gets done. We wanted to renew our lease and they couldn’t get us the documents until 2 weeks before our lease was up. No one was answering our phone calls or voicemails until we had to walk in to the office just before close. They attempted to charge us different fees for not having our renters insurance in, but I told them the exact date I sent it to them and they still continued to not remove the charge. …
The Maintenance department was able to guickly fix the problem and had it solved in no time!
I couldn’t ask for a better place to live its well-kept managed and fun to be around. The neighbors, mgmt., maintenance and neighbors are great. The location is perfect. The property manager doesn’t get any better. You guys are doing a great job and every respect.
