I hired this company to manage my rental property in Indianapolis. Throughout our agreement, rent payments were consistently sent late, and communication was slow and unprofessional. I was a tenant for 7 years and paid rent on time, often early, every single month without fail. I vacated my rental nearly a year ago, left the property empty and in fair condition, and I have yet to receive my $1,100 deposit back, nor have I received an itemized statement explaining any deductions. I lived in a home managed by EM for 9 years and honestly it was a really good experience. I paid my rent on time and gave them notice of issues when they appeared, and they gave me a really great experience. There was never a time that i didnt call with an issue where it wasnt handled immiedietly. They would send someone to help within days. When our heater went out in the middle of winter once, it was same day. They dont mess around. I always heard stories of folks waiting months for a simple fix, that was never my experience. I live in Riley crossing and I’m disappointed!!! Luxury? Not even close. No Wi-Fi, no smart or capable thermostats or doors, and the fixtures feel like the cheapest options they could find. Even basic security is outdated — no push-button locks, meaning you’re stuck carrying the deadbolt key everywhere. Water pressure is terrible because they’ve installed regulators, yet they still charge a premium for water. I haven’t rented much, but over the years this is by far THE BEST rental company there is! They are so professional, respectful, honest, and every time I place a work order it’s unbelievable how fast the repair companies are calling me! There just isn’t a better company out there. They work with me on everything. If my hours at work are short, they will refund my late fee on rent without even saying anything. They don’t have to do this; they’re just very kind people. Absolutely horrible company. I would highly suggest potential tenants look elsewhere. These people have no idea how to run an ethical business. I will be bringing legal action against them. Good riddance.

I had a plumbing emergency recently and EMS sent a plumber that went above and beyond and it wasn't an easy job. So thankful for them!

If you like roaches in your place and substandard heating and air conditioning that breaks down on a regular basis, this is the place for you. I don’t hate anyone enough to recommend doing business with this company. Stay away! They held 1/3 of my deposit for cleaning and left the place cleaner than when I moved in

Terri and the staff is so amazing! They have been wonderful with our move in process and we are so excited about our new house! Will recommend my friends to them!!

Great place! Miss Teri is a really nice lady and was so happy that I was able to get into one of their properties! It made me feel special and I was able to get into a nice home in a reasonable amount of time!

The ladies in the office are truly the NICEST people you’ve ever met. They made my move in process easy, any issue I had has been handled the same day, I couldn’t ask for a better property management company to lease my home through. If you’re looking to work with this company just know you’ll actually be treated fairly!

I would give a zero if I could. A mismanaged mess from the start only begins to scratch the surface of how awful this experience was. Student loan service providers are easier to get a hold of and get things done with. 45 minutes late to a scheduled showing because we didn't confirm within 24 hours that we would show up. Did they tell us we would need to do this? No. We had also scheduled the showing just a few days prior.
