This review is for F and C as a management of Riverhaus in Covington Ky, not the property itself. The main elevator was out for two months. March until May 2026. We would get copy and paste emails thanking us for our patience. The main elevator was the only was to get to the lobby, mail room, gym and office. There only other way was to walk down several flights of steps or take the secondary elevator on the opposite side of the property, then walk through a public garage, walk onto the public street then through the front door. I do like the complex, I do like the management. My only complaint is that I pay premium for an old dated apartment. The carpet is old, the cabinets are old and rickety. The countertop looks like its painted on. The apartment was quite dirty when I moved in. Having said that, maintenance has always been attentive and polite. Management is always friendly. Never have had a problem with the people.

Tried to increase the price of trash pickup in the middle of our lease. Constantly have to ask for poop bags in the poop stations. Why have the stations of you are not going to provide bags? Difficult to deal with. Overpriced. Save your money and live somewhere else. Parking is also another $50/mo. Ridiculous prices for what they provide.

Very nice community. I have been here for a little over a year and I like the community atmosphere. The office staff are easy to talk to and I like that the residents are invited to participate in community events. Good experience so far.

I love this community, office staff and maintenance staff. The biggest issue I have is these apartments are "dated" for the price of rent. I've looked at several a l in this area and the prices are comparable but the others are updated. Newer appliances and cabinetry would go a long way. Also adding a dog park would be nice.

There are no words for how terrible our experience was with Flaherty & Collins for the first five months of our current rental. Short of the building burning down (which seemed a distinct possibility, with a fire alarm that went off every minute of the day and night - and several very suspicious elevator issues that had to do with kill switches), it was as bad as we could have imagined. Poorly trained, rude, lazy staff. Overflowing garbage. An out of service main elevator for six weeks. To Corporate Management: I am reaching out regarding ongoing issues at The Cove at 47th in Cape Coral, Florida, related to an approved ESA. Issues we are experiencing include improper pet fees, fines and restrictions in common areas. My emails to local management have gone unanswered. We had a refund check sent to us from you guys via One at the Peninsula in Columbus, OH. Our bank returned it due to it being a bad check. One at the Peninsula said they have been reaching out to you guys at corporate for 4 business days now and they are claiming no one there will get back to them. Wondering why it's so difficult to get ahold of anyone there to fix this issue. No one answers your phone number nor do you have a direct email to contact anyone.

Tricked into buying liability insurance. We signed a new lease and it’s about 20 pages long. They put a “sign here” and we signed it. They knew we already had renters insurance ever since we moved in. It’s very clearly stated in our policy that FLCO would be notified in writing if we ever canceled our policy. It seems like fraud to me.

I have been living here at DOUGLAS POINTE APARTMENTS in Hammond Indiana for 6 years and im being completely mistreated as a tenant. Ive been dealing with leaks in my apartment for 3 years now. First leak started in my bathroom that management refused to fix. I had to threaten to sue. It caused me to have severe mold in the wall and skin allergies. Terrible management company, currently living at one of the properties they manage, riverhause, and they should be out of business. They don’t care about the residents just making money off of us and letting the buildings run down hill. I reside at Carmel Woods in Carmel Indiana, which was a nice place to live until Flaherty took over the management and problems began on day one. Flaherty immediately took a hostile attitude toward the residents, were derelict in maintenance, and had the worst management and payment systems imaginable; systems that wrongly caused me unwarranted late fee penalties. This included a payment not applied to my rent, and even worse, one month when they withdrew the rent from my account as scheduled, then did so again the next day. They are trying to charge me for an additional 12 days in May when I moved out in May 1 and my 30 day notice ended on May 6. Holly Perry is useless as a regional manager. The Boulevard at Oakley Station has had 3 incidents of multiple cars broken into this year. February, April, and now June. Not that I actually HATED it, considering my circumstances, not being able to contact a SOUL by telephone,, so I obtain an address only to be turned away by security informing me that if I didn't have an appointment I couldn't proceed or speak to anyone. I moved into Hopkins Commons Apartments in Maineville, OH two years ago. The large rent increases each year are not substantiated by the decline in the maintenance of our buildings. Today is the third time in one week that our building's only elevator is not working. We have a 55 and over community, with most aged 75 and over. Many cannot use stairways. Maintenance reports this evening that the technician was contacted, but has not responded yet (first call made hours ago).

I live in one of these properties in Noblesville and have had issues with neighbors smoking weed inside their apartments for over a year. Nothing is done even though it’s a lease violation. Would not recommend these properties to anyone.

Update since Owners response: you said you would be reaching out to explain why you’re allowed to advertise a free 24-hour gym but no one has been in contact with me yet. It’s funny because first the gym was closed because of a broken FOB system. But now it is closed because your residents can’t treat gym equipment properly? Even though at the time no new residents were able to acquire FOBs to the gym for 7 months? If a company is as good as its worst complex then I’d say this team should get zero stars.
