I lived at St. Regis in 2025 for a one year lease. I was from out of town and eager to find my new apartment to start my new career. I never lived in a city before...I was relieved when my torrent of video tours, applications, and actual tours could be shortened to a single application for 3 properties (leaving just to view and choose which property). Do not rent from them. The bathroom door handle keeps falling off locking anyone in the bathroom, front door is so old the breeze makes my place 20 degrees colder or warmer. Pay for trash valet for service ran Sunday thru Thursday but they don’t pick up my trash, I take it to the dumpster. Allowing constant fighting from neighbors police involved every weekend. Loud neighbors at 1 am and won’t do anything. Even with police intervention. Overcharging and over pricing for falling down run down places. I’ve lived in the Essex building for almost 10 months and nothing has gone right. In January alone, we had almost a full week without heat. After getting 11 in. of snow, there was no snow removal leading to our entryway for about 2 weeks. The main door couldn’t be fully shut due to the ice buildup. The pathway was completely iced over and very slippery on the steps leading into the building. The company put locks on our radiators so that we couldn’t adjust our heat. I have been trying to pay rent since yesterday. The portal is down, no one answers the text messages, no one answers the phone and still they charged me $60 in late fees. Edited: This problem has been resolved. When we get through to a person, they can be very helpful. It does take a lot of persistence to get through though. I am tentatively changing my rating.

I do not recommend living under this company. I have rented twice under them and both places were filthy and unfinished. They took almost an entire month to move me into a new unit after changing the move-in date over and over again. The current place I live at on Audubon came with several broken windows, a cracked toilet and a broken dishwasher. Don’t waste your time or money with these people. They were very helpful in getting us in to the apartment and have been very responsive to repairs.

In the few months I have been here, the place has turned around. Getting cleaned more frequent. The problem tenants are no more. Overall happy.

If I could give it a 0 I could. We have lived here for 3 months now and it has been nothing short of a horror movie. At the beginning everything seemed so great. I even said to my partner “This has be to good to be true” Oh boy was I right! - After being told we could move in to Butler Place June 10th we were then told a week before move in date that the unit wouldn’t be available for another month. - After that we were told the only available unit was a completely different complex and a 400$ difference. 🚨 DO NOT MOVE HERE — I’m Begging You to Think Twice 🚨 The first red flag was move-in day: my door wouldn’t even shut. I had to store my things in another unit overnight. I lived in a property managed by Indy Collective Property group for a total of 7 months, and it was the worst experience I have ever had. I absolutely do NOT recommend staying in any of their properties. The buildings they manage are simply not safe or sanitary. I lived in 2 separate units in the Piccadilly building due to my first unit needing extensive structural repair due to a window that was falling out of the wall. This will be my second time renting from this company. I love renting from here. The process is always so quick and easy. The apartments are always clean upon move in and I appreciate the priority of maintenance issues if any.

Moved into my unit less than a week. within the first day, I saw roaches in the apartment complex and there’s a bedbug infestation. They refuse to allow me to back out of my lease and refuse to take any responsibility to boiler had issues during middle of winter and heat wasn’t working. This is a warning if you ever get an apartment if one person in apartment complex has bedbugs or one person has roaches the entire complex has them.

If I could give them 0 starts I would. To save everyone’s time, DO NOT RENT WITH THESE PEOPLE + stay away from their historic Audubon apartments. Nothing but hell living there for the short period of time I did

Elevator been out for 5 weeks. They keep telling us it will be fixed Friday Monday at the latest.. Amazon can't deliver any packages no safe place for. Ca.e home from work Saturday evening and two prostitutes were staying outside entrance. Came out Sunday to go to church empty liquor bottles outside the entrance. Trash in hallways. Building has an old smell to it.. musty molded smell.. Trash thrown behind couches in waiting area.

I love my place it’s like hotel living at an affordable price. 😊

I'm a tenant. They don't answer texts, their email invalid, the property is filthy and decrepit, and they really think they're doing a great job. Health department has been called more than once. The Essex building is the joke of the neighborhood.

This place has a very diverse roster of tenants. Everybody here is super nice and the amenities are great. This is my first co-share and it’s been quite an experience so far.

I live at Audubon Court and I love my house so much! The staff is easy to contact and they will get back to you quickly. And communicate everything with you so you know exactly what is going on. Highly recommend renting from them.

I love living here! Love the sauna, pool, beautiful fenced in backyard, yoga room, the community, and the Mansion Society Coffee shop! It’s a vibe 😎✨

I’ve been here since the beginning of the year and my building has been maintained and quiet. Management is nice and although I wish people would respect the trash bin outside Management tries their best to keep things neat.

I have lived in Piccadilly apartments for a year. I have found the staff is very considerate and they resolve maintenance issues in a timely. I really like the location that I can walk to CVS and Walgreens and across the street is a coffee shop and ice cream shop also with in about a quarter of a mile there is a Kroger store. The one thing they could improve is working with Amazon giving all the drivers a code for the doors so they can deliver the packages to the lockers in the lobby.

This is a great place to live. The community is welcoming. Great for the price point and amenities offered.

I don’t like to give negative feedback. It causes trouble. It gets people in trouble. It gets people fired and it sucks to not have a job. I’m much, much more likely to give positive feedback. Just no, find another company to rent from. This company does not function. If you have a problem it may never get fixed or it will take a long time. It's kind of devastating I feel like I can't invite people over to where I live because they refuse to maintain their properties.

I am a new tenant and need to give praise were due. I had a couple of issues in my unit that needed resolved and Grant went above and beyond to get these done. I have never seen this done before in property management. Thank you and job well done sir 👏

The building that I lived in was beautiful on the outside. But the apartment I was living in was a nightmare (Essex apartment 2). Management is completely nonresponsive (there is no way to speak directly to someone with the company, their phone number directs to a third party call center that SAYS they will pass along messages but with the lack of follow up I doubt they actually do), and when they do respond they take the cheapest way out of fixing things. The staff in the office, Isaac Barrow ,Alexandria Krull, Grant & Joe are all exceptional in their field showing excellent attention to detail along with impeccable professionalism. The maintenance staff are very efficient, courteous, and communicate to the office effectively. I live in one of their historic buildings and it's not my first time living in one before this place. They are known to always have their issues because of their age but after living here for almost a year and a half, I believe that the staff do a good job with what they have to manage with an old building like this. The historic charm still thrives here and the lovely Café thats on the main floor is just a tasty cherry on top of it all. Good maintenance team!

Don't move in any of their locations trust you can find better. They don't have anyone on call for emergencies they just leave you to deal with their old appliances it's always dirty on property parking is terrible.

They will tax you till your pocket cant afford it . They also force you pay for internet that wasnt apart of your original agreement

Very poorly managed and maintained, the guys who show you to the rooms don’t really seem to care about your experience. The properties have a ton of potential but changes need to be made to make them livable.

I love living here. I’m definitely resigning my lease. Easy people to work with, financial comfort. it’s quiet it’s spacious and I really enjoy my view of downtown

Gotta work on communication they rarely reach out to tenants

I was a resident for several years at a property in downtown Indianapolis. Over those years ownership had several property management groups. Indy Property Collective was by far the best. Issac and his team have been working extremely hard on getting deferred maintenance (no fault of theirs) back up to speed while making improvements like gigabit internet, automatics bill pay, a call center, new vendors for trash, heating maintenance and cleaning. Isaac, the president, is honestly the best. he has kept up the great communication with my boyfriend and i and has made this process seamless for move in day!

A nice community and staff to work with & live with. Most people a very nice that I have encountered thus far. To keep my financial situation more in my means I’m thinking of staying another year come next November. The only slightly bad experience has a guy who seemed to have a cigarette with him & I told him that smoking wasn’t allowed in the building & he got a little upset. Sometimes we share things like food & drink in this community of ours etc and at times do community things like a Christmas/ Holiday party earlier this evening downstairs in my building from 5-7 pm.

It was an easy decision to renew my lease and hope to do it again next year. So much in walking distance, brand new coffee house on the ground level and an outstanding ice cream shop right next to it. The maintenance is beyond my expectations, and communications and updates, with management are trustworthy and dependable. That's what keeps me here!

cannot say enough good things about Isaac!! he’s so responsive, is always asking for feedback, and has completely transformed my living experience at Essex. i love my apartment, there were some hiccups last winter with the old management group, but Isaac came in and completely changed it around.
