Richard Vinson is the best property manager ever. He’s always super attentive to any issues and any inquiries on my part, and there are almost never any issues because he runs such a good ship. I never lose any sleep over these units with his management, just collect payments every month.

I purchased a home through Intrigue as a rental property and the sales process was top notch. All that changed when it was turned over to operations. The service was awful, I had three agents in less than 3 months, unqualified tenants and over all a poor experience. 5 months on one of the units was still vacant and they claimed it was because I rejected one tenant, holidays etc. the excuses went on and on. I was so happy when they took over other than the other company. Besides having to stay in touch about the ledger they are way better than other companies. Had many issues with my rental upon receiving the keys. Intrigue rented me an uninhabitable unit (no heat in 12° weather, windows that don't shut enough to lock, snow blowing underneath a sizable gap under front door that created a skating rink in the kitchen). When I brought all this up to leasing agent Daniel M. he said it wasn't his job to deal with and sent me to the property manager. Took an entire month of my lease to correct the issues. Now the owner wants to sell the house and is asking to break the lease! Quite a struggle for very little value. Not a reliable real estate team/company.

They apparently require a 2 months notice and forfeiture of security deposit if you lose your job and have to move. They didn’t communicate during those two months it only applies if they have possession of the property. (Hand over keys) so two months later which was extremely hard I was about to hand over the keys only for them to state I had two more months of rent due. I will never work with them again. We had switched to Intrigue Property Management from TBH management due to the owner request of our home and we have been with them since February and so far we have had exceptional experience with the manager Maisy. Our experience as renters with Intrigue started off poorly with amenities that were on the listing not being on the property. It was clear the company did not walk through the property before renting it out. Our experience only got worse throughout our stay experiencing 2 gas leaks, sewage backup, and leaks in the roof. They won’t renew my lease due me not having time to evacuate for them to spray when it clearly states in my lease it’s my responsibility. I’m not the one experiencing issues. It’s my neighbors. I moved to Indiana by myself and they’re penalizing me for taking care of my property and being too busy to redo the process which consist of being out of the home - clearing out the home and being gone 4 hrs on my only off day.

The truth is I don't know what order they work in. Never repair property infections. You send them a message and they don't respond. I think they should be more responsible with their properties since you don't live for free.

Horrible company to rent through would never recommend. I moved in to one of their properties and was consistently thrown around to different property managers none of which ever took care of any of my requests in a timely manner. First, I was left with a broken washer and dryer they refused to remove from the property. Then I was met with the exterior stairs falling into disrepair, those never got fixed. When I moved in (in October), grass in the backyard was over 3 feet high and was full of rotting pumpkins and other vine vegetables left by previous tenants. There was visible pet hair left along baseboards throughout the home, and property management reimbursed 1 day's rent due to me spending moving day cleaning up these messes as well as construction supplies that were left in the living room.
