I know this property strive for excellent for their residents however, my seventy five year old mother has had three incidents with water entering her apartment and the property manager haven't taken the problem seriously. Seems like y'all have a problem with remember to give people their parking passes because today at 1 am ( 6/9/2026 )y truck was towed due to not having a parking pass ! Now I have to pay $290 today to have the truck released to me but unfortunately I do not have the funds ! The girls at the office said it was their fault and would call the towing company to get the truck released but instead sent a bogus email with zero information to the tow company and so had driven all the way there to get to truck just to have to drive all the way back home. On March 13, My vehicle was damaged from shingles flying off the roof. I have left messages and got no call backs. We have had a deeply disappointing experience with a property managed by The Kittle Group. Over the course of several months, we submitted multiple written complaints regarding excessive impact noise from the upstairs unit, including late-night running and heavy objects being repeatedly banged on the floor at unreasonable hours. The disturbances significantly disrupted our family’s sleep, including our one-year-old child. I live at Whispering Creek apartments in Columbus, Ohio. Brand new in 2020, but you would never know it because of all the trash and debris everywhere! Breezeways and stairs are filthy, never been power washed. Dog poop everywhere. Poor communication with property management and a lack of concern about your needs.

I’m a current tenant and The office person was giving me a hard time about needing paper in the office. There should be zero star rating available for these folks. An absolute nightmare experience with them. Water bill magically went from $14/month to $266/month without any explanation. After leaving the apartment, they quoted a ridiculous final rent for me to pay and reported me to a rent collector who threatened to report me to a credit bureau with impact on my credit score.

Very detailed on explaining things, apartments look very neat and property management is very nice and helpful.

If i could give you negative stars I would. I am disabled, and this company is trying to illegally evict me. I did not receive a notice in writing and wasn’t even told directly or handed any sort of physical notice indicating I am being evicted.

Terrible. They definitely do not care about people or their children. Will have you living with other peoples bugs and mold then tell you there's nothing they can do or it's your responsibility now, because you already signed a lease and are now stuck there.

Okay I just got an inspection done in my apartment. I know it wasn't the cleanest, but they gave me a notice saying that my apartment isn't up to par with them. I talked to the manager about needing to move to first floor apartment or cottage when my lease was up due to health issues. Can’t even get ahold of corporate, whether it’s by email or phone . Property management will tell you one thing than have said property management replaced and telling tenants another thing. I even had a property manager refuse to get me corporates phone number . To be blunt , if you have to opportunity rent from this company , don’t , go somewhere that doesn’t replace a property manger every 2 month and actually will respect you as a tenant.

New apartment’s oven doesn’t work, the entry door latch is loose from previously being kicked in, windows don't close due to preexisting water damage, multiple preexisting leaks in the walls, and dirty and poor fit and finish of floors, drywall and paint; two months after reporting no repairs have even started. Maintenance is never a priority. My friend has gone 2 months without a working dryer. I went weeks without lights in hall, bathroom and laundry room because of a leak above me. Had rain coming in my windows from the gutters that aren’t kept clean. It’s always “waiting for the part to come..it’s on back order”, blah, blah, blah! It’s maddening!

Current resident. Absolute slumlords! Furnace cought on fire before I even paid my first rent payment (3 months ago) and it's still not fixed. Every apartment is infested with drain flies. Horrible property management company. Doing shady practices with HUD money and state utility allowances. They combine the water bills with rent and are over charging elderly and handicaped people who cannot advocate for themselves. They are all about the money only.

The Property Manager and the Regional Manager for Patriot Pointe Apartments discussed the previous issues my family and I had here at the Apartment Complex in Liberty, IN. They were determined to fix every issue and tackled it head on. I really appreciate them as we are able to move forward past everything. Major Kudos to the new Property Manager and Regional Manager.

I live at the property in Delphi, In. I had a problem and a lot of questions. Carol James was in the office and was amazing. She answered my questions with patience and was very knowledgeable. She took care of part of my problem and is working on resolving the rest. I give her an A+ in how she dealt with everything. Very happy and pleased with all her responses.
