Hiring Liv Indy was a costly mistake. They not only mismanaged both of my properties, but after months of proven errors and negligence, still insisted we owe them. I was repeatedly billed for work I never approved, including exterior mowing and yard work that was already covered by the HOA. A dishwasher leak at one property was mishandled so badly that it left $4,500 worth of warped flooring. My property was managed by Liv Indy from July 5th to December 1st. In October, I realized I hadn’t received a furnace filter like I was paying for as part of the mandatory $50/mo residents benefits package. I called about it and they never got back to me. Property management at its worst! I have discontinued property management services with this company and they’re now sending me statements saying they cut my grass weekly! How? Poor management, haven’t received $1 rent from a tenant they placed in the unit, had to evict the tenant, took forever, than obtained busted pipes!!!! LIV Indy is a blessing for bad tenants and a headache for landlords. They are the most incompetent bunch I’ve encountered in any facet of real estate the whole time I’ve been participating in this industry. LIV Indy has been managing my 4 properties since I bought my first one in 2021 and haven’t really had an issue. Communication is always prompt whenever I have a question or concern. Overall satisfied with my experience and haven’t felt the need to change anything or switch property managers.

Our heat went out the night before Thanksgiving when it was 20 degrees outside. I called the emergency maintenance line and within 15 minutes someone was on their way to our house! Our heat was restored that night, very pleased with the response time and quickness of repair!

I was put on a lease by lily and I went to pay it all and somehow the money ended up getting “misplaced “ by another company with the same name and logo highly disappointed since I lost 999 and lost the apartment and was called the next day to inform me that I had to drop out of the lease they should have given me a couple of days to figure out how to get the money back everyone I have talked to has said it sounds like a big scam

Terrible company very lazy and unprofessional. Takes months for maintenance orders to be completed and the house was not properly checked prior to move in. would not recommend anyone to work with this company and I will not be doing business with them again.

Very unprofessional and lazy. If you are assigned a leasing agent by the name of Lilly just request a new agent . She did not want to do her job, gave false information, was insincere for her mistakes, unprofessional, pushed our move in date and did NOT submit our maintenance request prior to our move in which supposedly why the move in date was scheduled a week out. Upon moving in we found even more maintenance issues that were small enough to be caught and fixed before they know that somebody was moving in. the “Professional cleaners” did not do a good job at all the house still smelt like a…

Avoid any rental properties by these people at all costs. I'm just finding out that they tacked on extra fees when I re-upped my lease. My rent is $725, but after all the extra fees, I'm actually paying $884, and I'm going to see a lawyer on Monday. So yeah, avoid at all costs. Edit: None of this was done to me during my first year, so again, just avoid any property with the name liv Indy.

Maintenance will take days to months to address any concerns regardless of if the company is in violation of the lease for basic tenant maintenance rights (i.e. functional heating in winter)

This is a vary good company to rent from the people are really nice Bridgette and Kenny are so nice and now they have a new maintenance man tj he is realy good as well keep up the good work guys you all are great

They charged me rent after my lease ended and I had already moved out. They admitted that it was their mistake, but it’s been nearly a month and no refund. They take a week to respond to every email (if they respond at all). Every time I call I get told “we’ll look into it”.

I’ve been living in this house for 12 years and I’ve never experienced the dissatisfaction that I’m experiencing with this particular company. My water has been turned off. I’ve reached out to them to have it turned back on since I’m paying them for the service and it’s been two days, since I’ve heard anything from them, I tried calling them today and the phone is been disconnected that service

I've been renting from LIV INDY for 5months now, and they have been great at taking care of our work orders and answering any questions we have.

This is the worst property management company I’ve ever dealt with. Do not rent from them. We have lived here less than a month and not a single thing was done when we moved in. Nothing has been fixed since. Dishwasher broken, garage broken, don’t even have the right keys to the house. Gutters are falling off the house because of the heavy plants growing in them. Unexplained additional fees, changed rent amount after application was submitted and unit was viewed, impossible to get ahold of (even during business hours). They will not fix the issues before moving you into the unit so beware renting from this company. We had to contact the health department to get fixes done. Broken windows not fixed, door frames not fixed, keys to the house never given. They do not care about tenants. As long as the checks are coming in, they don't care about you as a renter. I greatly appreciated this company's kindness and understanding when it came to me having to break my lease early. College Avenue these past few months many positive improvements have been made to the building including more efficient recessed lighting in the hallway, basement leak and paint repairs, and one of my pending bathroom ceiling leaks and ceiling repair was finally completed after having multiple people in and out of my apartment in the past two years trying to fix the challenge under PMI management. Repair man was prompt. The service was quick and he informed me of the true cause of the issue, stated what he did to fix it and also made me aware of a possible solution if problem should occur again, but insured that issue was fixed.

I have no plumbing. As of today, it has been 32 days with no plumbing. I would stay away for renting anything from these people
