Specialized Property Management has provided an excellent service to me as a rental home owner. Their communication methods are excellent, both with me and my tenants. I highly recommend this company!

ABSOLUTE WORST MANAGEMENT COMPANY DO NOT HIRE THIS COMPANY TO MANAGE YOUR PROPERTY! I first engaged with this company with a rental property of mine in Orlando in which we needed a rehab and I worked with a man named John Simon, who made promises and was very high pressure to get me to allow them to do the rehab. I reluctantly move forward with them doing the rehab, and when the job was promised to be completed in a matter of weeks, it took a matter of seven months to complete. I have rental properties in several different cities where fortunately, SPM offers their services. I have owned rental properties for more 20 years and I feel so fortunate to have found the best property manager I have ever dealt with. Their management software is easy to navigate. They keep me informed and up-to-date. I have never been nickle and dimed on repairs. They are easy to get hold of and find answers to my questions. By far the worst company to rent from, i’ve called 4 times in the last month asking if I can renew the lease. They said they would send it to me multiple times and I waited and they didn’t send anything. Now they send me a letter saying I have to move out in 30 days. Would not rent from this company. Have had issues with maintenance the whole time as well.

Absolutely terrible communication from the property management team, Expect additional fees added to your monthly costs that are completely arbitrary, the maintenance process and crews operate with Band-Aids and duct tape (Don’t actually fix anything nor are they worth the additional money spent per month), Do not expect anything to be done in a Timely Manor aside from Your auto pay. I WOULD NOT AND WILL NOT BE RESIGNING OR CONDUCTING ANY KIND OF BUSINESS WITH THIS COMPANY EVER AGAIN.

My experience so far with SPM has been great so far! They welcomed us with gifts very sweet and welcoming!! Any time I call/email about something I’m unsure of they are quick with a response back to me , I have spoke with Jenny Lynne and Ana they have all been great with helping and explaining everything to me during and after move in!!! Definitely recommend SPM!!

UPDATE: Joaquin was very helpful through the chat feature of the website. Thanks to him we finally have someone coming to look at the issue. Our experience started off great. However, we have had an unanswered maintenance request for 4 days now. We have no hot water, and no one answers the phone or is available for live chat. I am sure if we were 4 days behind paying the lease, someone would be available to talk and chat.

I had a really good time working with this team! They were quick with getting me approved, getting me the keys and if I’ve needed anything they are quick to resolve it!
