I am a landlord. Using them as my property manager, was the worst and most expensive decision I have made. They do not manage or maintain your property, nor will they communicate with you regularly. Unless it’s time for you to pay them. Then they are more than communicative.

I engaged this company to manage two properties and ended the agreement after approximately one month due to concerns about responsiveness and attention to detail. I am having to revise my review which was previously 5 stars based on the move out process. I'm not getting any pictures of work completed and my broker has gone out and we've found so many items that I already paid for that weren't complete. I even paid $450 for a cleaner and then found out later the cleaning was not finished. My broker found dirty tiolets, items left all over, etc. Health department came and tried to fine me 1500 for landscaping that wasn't finished as requested. This realty service company provided very minimal service AND, as is often the case, tried to cheat us out of our full security deposit after we moved out. I would not hire them to manage my property!

Karl Holderfield is the only really I would give 5 stars to this company. He was great the main office needs to work on communication skills and sense of urgency. Karl has both of those mastered already.

Corbin was friendly and polite when he completed my inspection. He was able to escalate a work order request that I had submitted close to three months ago that is still not been completed.

Original review: I am a landlord and I'm officially too frustrated to keep biting my tongue. We switched over our PM to this company in mid-May 2024. As of April 2025, they still have not found somebody to rent my 3 bed, 1 bath property. It was vacant for 5 months before we switched and now it has been another 11 months of losing out on a potential $1000 per month from vacancy. Every time we tell them we will give them another few weeks, they dangle a line like "someone is in the process of filling out the forms" but it has now been 6 or 8 weeks of them saying the same thing. I have owned rental properties since 2009 in 4 different states. I have worked with around 11 different management companies. This company is the worst of them all. They couldn't rent the property for what they told me they could, it took longer for them to find a tenant than it should have, their vendors are EXTREMELY expensive, they try to automate too many things, and the people working there don't communicate well with each other. We rented from T&H Realty for exactly 1 year. They were difficult to deal with, contacted them several times, they required photos, had me try to clear the drain in second bathroom with home remedies and then requested I snake the tub myself. The issue was never resolved. When we moved out the charged me for labor for fixing the problem they never addressed. There was a problem with a leak and they told me to turn off the water to the house until they could get someone to come out to fix it..I asked how long and they said it would be a few days. Avoid like the plague If you submit a maintenance request they will either not show up to the appointment they scheduled or show up randomly without scheduling an appointment at all. Literally every time, wish I could give zero starts

I live at Christamore Ct Apts.. Is is not a Rehab Facility… Our entry door is broken again… We have homeless people just walking in.. Second time this has happened…The managers have cameras, but they don’t live here 🤷🏽… We don’t have access to any cameras they were our security system… That was taken away… We now have to deal with residents smoking drugs…smelling up the elevator n hallways… Managers we need our Entry door fixed.. ASAP

Professional, I’ve stayed at a home through this company for 2 years and everytime there was an issue they’ve handled it right away; also great with communication. Only thing I didn’t like was that the owner sold the home which was out of their control.

There is no property manager, they didn’t give us a phone number to call when we had problems, I’m not looking forward to living in a house of theirs at all, if I could break the lease now I definitely would. They are complete jerks who didn’t care that my bed frame was going to get stolen , they wouldn’t let me bring it into my new house because we hadn’t switched over the energy yet. Beware the falsely inflated review on this organization. Those good reviews are mostly from investor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Renter beware, they will keep your security deposit and refuse to validate anything they claimed to fix upon move out. I cleaned my home, painted and patched the walls, and left it in literal move-in condition. I was charged for services that were not performed per their own paperwork. Signing a lease and putting down a deposit is very easy - nothing else will be. Report them to the BBB. Be persistent. I have NEVER sacrificed my rental deposit for leaving my home in poor condition. If I could give negative stars I would (like many other renters leaving reviews).

RUN AWAY! LEARN FROM OUR MISTAKE AND TAKE THE BAD REVIEWS SERIOUSLY. Our experience with T&H has been EXTREMLY disappointing. Throughout our tenancy, maintenance requests often went unanswered for weeks or MONTHS. I needed help with my lease could not figure it out at all, then Tim the manager at T&H sent me information to help me get the lease sign, he never complained not once. The staff there has always made us feel welcomed appreciate them so much.

This company has been great. Very attentive during the move-in process even though our move-in date was 11/27 thanksgiving! Carly and Ivy both went above and beyond to answer questions the day before move-in. Carly mentioned that she would be available on the move-in day if I needed anything. I’ve had a few maintenance concerns, T&H made it easy to submit my concerns and called to discuss them the same day. I’m very happy we went with this property.

Carly Hunt, Andrea Pelagio, and Max (only got his first name) helped me move into my place. Easy going and worked with me on date, $$ due at signing, and they have a 3rd team that helps you set up your utilities. No experience with maintenance, inspections, or move out but so far so good on strictly the move in side of things.

Run away as fast as you can. Check all the negative reviews on Yelp. As a prior tenant the negative reviews are all spot on.

The negative comments are 100% accurate. When you move out they hold your security deposit for close to 45 days and they don't tell you this till you say you are moving out. When caught in a lie and you tell them you never received that email, they will type up a word document and tell you that was the email and still make you pay the fee they want you to pay. They won't forward the actual email because it never existed and they know it. There are several monthly charges that you don't know about till after you sign the lease and when you move out they make you have the carpets professionally …

This is our 6th year in our home with TH prior years renewal had been simple. This year our son had to complete a "roommate" application. I understand the need for it however he turned 18 three years ago, why weren't we asked then to complete this application? The application eas a bit confusing as it was asking questions as if he hadn't lived in the home the entire time. I will say Tim was great and timely in his responses and that was very helpful.

I want to take a moment to praise Dodie! He's the ideal maintenance guy. Not only is a helpful and handy resource but his personality just takes it up a notch. At every turn, he makes himself available and tried to get every question we have answered even if he doesn't have the answer. He will go out of his way to help you! T&H scored big time when they hired him!

We just moved into our rented apartment about 3 months ago. I saw on the notice that our rent payment date is 10/1 and only on 9/22 they deducted our rent and deducted almost double the rent. these people are crooks kept 75% of my "deposit" charged me for numerous rooms to 'remove fabric window coverings" that were in the house when we rented it ($25-$45 per window) as well as charging me $45 to fill up the water softener salt with 2 bags. that thing sure as hell wasn't full when i moved in i'm not sure what normal wear and tear is... but they charged me $1200 of the deposit to paint... i used the paint in the garage and touched up before i moved out after doing there ridiculously long move out to do list. stay away from these people, they will eat up all of the so called depos…

Carly was great at helping me through the process and answered all my questions. A little disappointed with the quality of some of the house in move in as things were supposed to be satisfactory and was told no cosmetic issues would be repaired. I do need to make a maintenance request already for the kitchen sink leaking underneath and an outlet in the dining room that is dangerous looking.

Unbelievably annoyed and frustrated with maintenance issues. Our water heater went out and after not hearing back from anyone on the portal we called the emergency line where we were told all they could do is report it and we would have to wait to hear back. What’s the point in having an emergency line if it’s not really for helping people

Karl was professional, kind and accommodating. He replaced all the smoke detectors, fixed a ceiling fan and replaced a light fixture. The light fixture he chose went nicely with the other existing fixtures in the kitchen.

I just moved out for the first time with my girlfriend and Carly Hunt made the process very quick and easy. We were given updates about what was going on during the process and we got approved quickly! We were worried that we might not get approved for the house because of how nice it was but we heard back within a week of applying! If anyone is looking to move out I would highly recommend using T&H!

I nothing bad to say about this company. I have never had problems getting in touch with anyone regarding my concerns. Everyone is pleasant when you speak with them or through email. I have recommended them to many people who are looking for a good rental.
