Terrible experience with this HOA. They don’t respond to calls or emails, and getting approval for anything (like a fence) is nearly impossible, ’ve been waiting since September 2024 with no response. The town won’t issue permits without their approval, which makes it even worse. When I finally spoke to Nicole Jefferson about a bill, she was extremely rude. You get no support, only QUICK action if you’re late, when they send you to an attorney and threaten you to pay them. If this is your HOA, think twice.

I am not happy with 1st Management. I pay for snow removal. I have not been able to take my trash can out for three weeks because of the snow and ice in my driveway. I am a senior citizen and cannot afford to fall on a snowy, icy driveway hauling a garbage container. They keep going up on our dues and the service keeps getting worse. You don’t mind paying more if the services improve. I called Bridgette days ago about another matter but she never returned my call. And they want more money???

How long does it take for someone to get in contact with me? I have used the AppFolio. I have sent a text. I have sent more than one email and I also filled out a contact form on the website. I specifically wrote back to Tiffany Tyler’s email thread regarding road payment to which I have yet to receive a response. Am I better off knocking on my neighbor’s door who is on the board? What shame for the simple task I need taken care of. I’m not gonna be happy if I have to come in there in person.

As Beachwalk homeowners, we are truly grateful for Ed’s work as our property manager. He is consistently responsive, thoughtful, and always prioritizes what’s best for our community. This company is non-responsive and only collect money for the Chicago base Providence Real Estate Development Company LLC. Building Non-energy development homes. Charge us for maintenance to the road right away and small parks hundreds of thousands of dollars. I asked for a itemized bill and certified payroll and they would not show me any of the cost. This is a money laundering ring for the developer.

As board President of a NW Indiana homeowners association, I worked with 1st American for 2 years. I thought 1st American did a very solid job for our community. Ed Gomez was our property manager and did a great job as our point person on all management/homeowner interactions. He is super friendly guy, easy to work with and eager to please. All of which contribute to why I enjoyed working with Ed.

We purchased in an area managed by 1st Property Managers last year. Ed has been extremely responsive and helpful with any questions we've had. We recently had a situation at our house where apparently some furry friends had a party with our trash while we were out of town. Ed was on top of it immediately in notifying us and taking care of the issue.

The worst of the worst management company. Incompetent is being nice to describe them. The managers don't stick around long. Look around before hiring this company.....they are terrible.

1st American Management Company has been the property Manager for our subdivision for the past 3 years. They are pleasant to deal with and our most recent PM, Riley is a delight. She is very response and goes above and beyond.

I live in the Prairie 2 in Valparaiso. The person from 1st American stated our HOA should fund our reserve fund at 100% of our operation fund because the State of Indiana has it in the states statues. I researched the statue and no where does it indicate the reserve should be 100% of our reserve fund. The reply back was management companies state the reserve should be funded at 100% of the reserve. Reserve funds are not operational daily funds. Without question or doubt 1st American would be the absolute poorest choice anyone could make for property management of condominiums or apartment complexes. I strongly urge those decision makers searching for a property management firm to NOT use this business. Their customer service is very poor, their managers are not intelligent and LAZY. I would submit, 1st American puts their customers last, not 1st. Doubletree East In Winfield. This HOA and BOD are idiots. My home is almost 17 yrs. old and no foundation cracks. They placed speed bumps in front of my home which has caused my home to shake and vibrate. My security cameras activate when my house shakes. I have noticed cracks in my ceilings on the same side where the speed bumps are located. The HOA does nothing and BOD says they are not removing them. I requested to have a meeting with everyone, and they refused. Basically, both Rachel and Mario told me to get an attorney. This is the type of BOD and HOA controlling this neighborhood…

I concur with the person to say that these people are not responsive and that all they do is collect money. further if you know of anyone that is paying almost 300.00 a month for assessment, I would like to know

Review for 1st American Property Management: Our experience with 1st American Property Management was extremely disappointing. They consistently did the bare minimum and neglected to fix issues on the property. Communication was frustrating, and promises were rarely followed through on. Working with Tiffany was especially challenging — lots of talk but no action, and often misinformation about what was “legal.” Living under their management was miserable, and we’re beyond relieved to have moved on. I wouldn’t recommend them to anyone looking for a responsive or trustworthy management company.

Horrible can’t even work with customers that are having financial issues so they keep tacking on late fees.

Have contacted him several times with no response no follow through no resolutions. All they wanna do is take your money.

So pleased with Ed Gomez and his quick response assisting me with an issue. His helpfulness and problem solving was greatly appreciated.
