Drunk driver on the road using one of their vans. Would not want unprofessional behavior like that managing or maintaining my property.

Mitch was awesome! He helped sort out a three time mess-up by the supplier and did his best to try to fix it locally. The work he was able to complete is perfect.

Bill Morris was our service person. Bill discovered one of our fireplace vents was missing a vent screen, resulting In a very large buildup of bird nest debris and a potential fire hazard. He made a replacement vent screen to prevent any future nests. A job very well Done!

I’ve had a disappointing experience with Gardner Management regarding a storage unit lock removal. I moved into my condo in March 2025; since the previous owner didn't provide a key, I contacted Gardner in August to request the lock be removed so I could actually use the space. While it took three months for them to finally complete this simple task, the real issue started afterward. I was sent a $90 invoice despite never being notified at any point in our email chain that there would be a fee for this service. Bill was very knowledgeable. He knew what he needed to have to perform the job, went to Home Depot for parts, & returned completing the job. I was expecting this visit to be only a walk through of work to be done and a cost estimate. I still need a cost estimate for 2 remaining jobs…thus the 4 rating.

No regard for tenant laws, illegally retaliate against tenants for exercising their legal rights. Less than 20 maintenance workers for the 72 properties they manage; do not provide 24 hour emergency maintenance, harass and try to intimidate tenants that voice their concerns. Dishonest people all together. Not ADA compliant.

James was the worker. He was fully knowledgeable and conversable about the work he was assigned to do. He was very courteous, direct and gave positive remarks. Great technician.

Gardner took care of the problem the FIRST day I called! A bird was going in and out of my fireplace vent building a nest! I was worried about the fact that I could turn on my fireplace and have a fire hazard from all the sticks and grass the birds had used to make a nest. A very polite young man came and removed the nest. He also adjusted the vent opening so that it isn’t so wide open. Great response!

Bill was right on time. Great start. He fixed many little things that have bothering me since I moved in.

Repair was needed, I called Ryan Gardner he had Bill one of his technicians come over he went above and beyond to finish the project the repair was finished and in good working order.
