1st time using Third Coast to rent and it was all seamless and very easy. Stayed on Lake Michigan and everything was as described. They even suggested local activities and resources for things to do - used them to rent paddle boards at Warren Dunes State Park. Communication throughout our stay was very good.

Third Coast Vacations treated us well during a weekend stay at one of their houses. We had a great time! There were no issues with the house and no issues communicating with Third Coast Vacations staff.

There were 7 of us ladies that stayed at Harborside Haven for a long weekend getaway and this house was great! Bunk room wasn't the most comfortable for an adult (in our 60's) but would be great for kids. The other beds were super comfy and the shower pressure was amazing. The pool was heated to about 83 degrees which was fine because it was hot out - but it does get shaded around 2-3 pm. It was nice that there were pool/beach "toys" in the pool house that we could use. But we never ended up at the beach - just enjoyed the pool. Not only was the rental a perfect fit for our family, the management team does a wonderful job with communication and is there to help with any issues or questions. We stayed at the Diamond Point house and it was clean and had everything we needed for a family of 9. Would definitely recommend this company.

The house we rented was perfect for our group and very well maintained. While there was an issue during our stay, Third Coast Vacations handled the resolution professionally and fairly. We’d be happy to rent with them again.

We’ve rented vacation homes for years, and this was by far the worst experience we’ve had. Poor management, terrible customer service, and a lack of attention to detail. I would not recommend Third Coast Vacations to anyone. If you’re looking for a relaxing, luxurious beach getaway… keep looking. Booking with Third Coast Vacations was like paying premium prices to be in a mildly upgraded college dorm that hadn’t seen a mop since 2019.

We had an absolutely horrific time staying at Ferris House (14438 Spring Creek Dr New Buffalo, MI) from 9/5/25-9/7/25. Upon check in the upstairs bathroom water was shut off, the maintenance worker turned it back on for us (red flag #1) we arrived at the house around 4pm and by 10pm started having congestion & sneezing. On 9/6/25 we noticed mold and water leaking from the basement ceiling, below the upstairs bathroom. The property manager/ maintenance was not concerned since we were ‘leaving the next day’. We stayed in a home on a cul de sac w a big pool and hot tub. The house was average but the pool was amazing. Not far from restaurants, ice cream, the beach, etc.

Had a great weekend at the union pier house! Lovely space and pool. Great family time. Some minor cleanliness issues to note, but overall great company to work with and rent from, and property was comfortable and enjoyable. Very easy and helpful check-in and check-out processes.

A lovely place and very well stocked.

Our stay at Casa Azul was fabulous. The house was so clean. Not something you generally see in a rental like this. The space was so well appointed and I even recommended it to a passerby that asked about our stay. In addition, I left my very expensive jewelry at the house and didn't realize it for a few hours after leaving. They located it and sent it to me via certified mail all in the same day. We have already been looking at reserving our stay for one of their properties for next year. Highly recommend!

We have loved White Pearl during multiple visits during the summer and for fall weekends. Hope to be back again next year.

Blackberry Dune - Absolutely stunning, high end home! Great location on the lake/beach, privacy of trees with a relaxing hot tub in the woods. The home is equipped with everything needed for a perfect vacation getaway. Fun atmosphere for kids and relaxing sanctuary for adults to unwind as well. Highly recommend this home for your next vacation!

The "Happy Hideaway Bungalow" was perfect for myself and guests this past summer. The house was clean and cozy, and the location was great! We were able to walk to the beach, shopping, restaurants, ice cream and more... You will love staying here for your next trip to the area. Diamond Oasis was a very nice home and very clean. There are four bedrooms, each with a king sized bed and four bathrooms spread across the two levels of the house. The indoor pool was perfect, we visited it multiple times. It was a short walk and we had it all to ourselves. The home is also only several blocks from the expressway and several blocks from downtown New Buffalo making it very convenient.

Third Coast Vacations was one of the best vacation rental companies we have used. Communication was so detailed and consistent, and we loved the the property (Susie’s Getaway in New Buffalo). It was exactly as described, very clean, cozy and comfortable, with added touches of household and bathroom supplies. If you’re looking at a stay in southwest Michigan- definitely use Third Coast!!

My wife and I recently took a long weekend trip to New Buffalo and Saugatuck. We rented thru Jon at Third Coast. I would highly recommend renting through Third Coast as Jon and the other members of Third Coast are a delight to work with, are knowledgeable, responsive and professional.

I will preface this with this was not our preferred property, we were 'moved' to it -- which I agreed to -- when the initial property was unexpectedly unavailable 3-days before our arrival as it was this or not take the trip. The property itself was dirty. Nearly all linens had a scalp smell and I sent the property manager photos of filthy, stained towels. What's more, the first floor shower did not drain, so I had to order Drain-o via DoorDash in order to clear the clog as it was disgusting. As if this weren't enough, the first floor bathroom had a leak under the sink which we constantly had…

Great location and great amenities! Close to everything with private parking. Very clean and decorated very nicely. Would highly recommend.

We stayed at 14348 Evergreen Dr. in New Buffalo from Sept 9 - 11th, 2024. The house was fantastic! Very clean and in a peaceful location. The beach and lake access was near the house. We enjoyed seeing deer and other wildlife in the back yard. We spent two relaxing evenings by the firepit. We had a great time and will definitely be back! Rob and Jacquie Cline Central Illinois

My family had a wonderful stay at Pier Michigan with Third Coast Vacations. The home was clean, spacious, and had comfy beds/linens. If we make a trip to Union Pier/New Buffalo again we would definitely choose to stay here.

Amazing location right in town walking distance to the beach and restaurants. Unit had everything we needed and staff were friendly and helpful!

Our family has been coming to the St. Joe area for years. So happy to find your house on Marina Isle. It more than met our expectations, all the comforts of home. We so enjoyed the deck for morning coffee and evening drinks. Had a fun time at the pool and park area. The neighborhood is so well kept, people take pride in the appearance of their properties. Such a peaceful place to relax and be with our family. We will return. Thanks for a wonderful time.

We shared a long weekend with two other couples in a residence on the St. Joe River in St. Joe. What a relaxing and trouble free weekend. The house was immaculate and well stocked. There were several small welcome details that impressed our group. Some how the access card to get into the pool had been misplaced before our arrival. We contacted Dan and he made several calls. He could not find out who had the access card and this being the weekend, we could not get another until Tuesday. He made arrangements with the next door neighbor to borrow theirs during our stay. We had a lovely house and were taken well care of by the folks at Third Coast Vacations. I really appreciated their availability by phone, text or email and they always responded promptly. I also appreciated the video of the home we rented - it gave us a better understanding of what to expect from our rental home than photos. We will rent from them again!

Susie's Getaway was a great spot for us and our son's family. The upstairs bedroom was perfect for young parents and two toddlers. The proximity to everything downtown was a huge plus since we could wheel the kids almost anywhere we wanted to go. The property was clean and was fully loaded with everything needed for a fun weekend.

I had the most wonderful stay at the Hygge House in Lakeside. It’s the cutest cottage nestled in a beautiful setting with a welcoming and beautiful front yard. Everything inside is immaculately clean, maintained and well thought out. It doesn’t feel like a rental but a home. The beds and pillows are comfortable and even had night lights with phone chargers. We had the most amazing stay this August! Everything was clean, fresh and we really appreciated all the little touches throughout the home. We spent most of our time in the kitchen and it was the perfect place for our hang. The quiet and "remoteness" was what we needed. We saw lots of deer, wild turkeys and rabbits. Very cool. I'd recommend this property to anyone looking for an amazing getaway!

Can't say enough great things about our stay at the Pinewood Cottage in New Buffalo! The cabin is perfectly located downtown where your steps away from the lake, coffee, bars, and grocery. We stayed five nights at the cottage and by the end of the week, it felt like our home. The cottage was very well organized - kitchenware, work computer stations, outdoor seating + beach chairs, towels, and blankets. Third Coast Vacations also made this trip very easy for us. We look forward to staying with them again!

Couldn't have had a better experience! We rented out both the cabin and the lookout and it was perfect. The cabins are very up to date and comfortable. We were so close to the lake and had a great time walking our dogs along the beach and hanging out by the water. Any little questions we had, they answered immediately. Highly recommend staying here!

Wonderful stay! Great for young families!

I have rented in Union Pier every summer for at least a decade and Third Coast is among the best. The level of customer service communication before and during the stay is outstanding. Rates for all houses in Union Pier are high - I appreciated that Third Coast's additional fees were not on the higher end. The house we rented was clean and cared for and the welcome bag was a very nice touch.

We really enjoyed staying at La Dolce Vita. It worked out very well for our families. We really appreciated the quick response to the leak in the powder room. It was great to have enough trash bags that fit in the bins in the kitchen. This was a fabulous house for multi-family use; open. light, airy and lots of spaces to relax and enjoy the outdoors with lovely porches in the front and back of the house. It is a great location near downtown and all that New Buffalo has to offer. We were very happy staying here. Thank-you for sharing this property with us.

This is a beautiful large well-kept house where we enjoyed the screen porch and the surrounding woods and the 0.9 walk to Harbert beach. There was plenty of everything, including for beach, chairs, plenty of towels, full range of kitchen, dishes, pots, and pans. Three separate gathering areas allow for a large group to spread out. We hope to return. Left notes around to explain how things worked.

We had a great stay at Leland Lodge! Our entire experience was top notch. Excellent communication at every turn. I needed help booking and was able to be on the phone with someone within minutes. We were given great advice for our trip and we have access to all of the information for the home at our fingertips. We needed dishwasher pods and they showed up within an hour of asking! We had an 18 month old with us and this place was perfect. Toys and books for him to play with and totally kid safe. I will definitely be back!

The house was in a great location, walking distance to everything. It was clean and with the guest house and 3 bathrooms, it was great for our party of 2 adults, 2 teens and 3 tweens. Pretty much everything needed for our stay was provided and the hospitality was great. It is also nice knowing that Third Coast has their office right down the street if ever needed. Everything worked out great and we would definitely recommend this "Lake Escape". Thanks!

Quick responses from the staff helped me feel more secure and supported. Staying in a new area, it was nice to have the correspondence. The house was adequate for our stay & had everything we needed and more! The location of the house to everything in town and the beach was good! I will rent from this company again.

We took our annual family vacation this year to New Buffalo, MI staying at Blue Tranquility. It was a great house for our group of 6 adults and 2 kids. It was built in the last couple of years so still had a new feel to it. Kitchen was well stocked with equipment, had a new grill and hot tub that were big hits! We didn't require anything that I had to bother anyone with but given the attention to detail and communication prior to our arrival, I'm sure the response would have been swift had we needed anything. I would use Third Coast again when booking our next trip.

We came to Vineyard Vista on a girls trip! We absolutely loved our stay! The property is super clean, well stocked, and had great attention to detail. We had a lovely welcoming experience. There is so much to do near the property. We walked to Round Barn Winery, ate at Public House, went to Warren Dunes State Park and climbed the dunes and went swimming! Very relaxing getaway! The house is cozy with plenty of space for games, family meals, and 4 bathrooms, which was great with 5 ladies trying to get ready :) We look forward to coming back!!

The house was very well appointed and the layout was excellent for our family (of 6 adults, a 6 year-old and an infant). And the location was perfect! We were able to walk to the beach, to restaurants and to town. Yet we were on a nice, quiet residential street. We would definitely stay again!

We loved our stay at Steel Magnolia in Michigan City! It was clean and well stocked with towels/kitchen necessaries. There are 5 floors with 3 bedrooms. The top floor is a sky deck with a fire pit that our group enjoyed each evening! It is located on the beach with a small walking path that leads you right there. We look forward to visiting again soon!

Absolutely loved staying at this home in New Buffalo, MI! Everything you need to have a great vacation was there ready for us. The hosts were very responsive via text message. We only had 4 people with us, so we had plenty of space! But you could easily fit 6-8 people comfortably in the beds! The living room was a little tight to fit more than 4 people at a time, though. Slight downfall of this house is that there is only 1 bathroom - but of course we knew that coming in :) The fenced in yard was so perfect for our dog! She loved being able to run around freely. Great house for a blueberry picking, wine tasting, lake loving crew of 6. The house is about a 15 minute walk to the lake and is close to everything in New Buffalo. We enjoyed all the extra amenities, used the beach chairs and wagon, and enjoyed sitting on the front porch in the evenings. A stool kept running so we let them know, for their own pocket book, and it was fixed quickly. Beautiful house! We had LOTS of extra room!

This is a shockingly true story. . . My family rented a vacation home in New Buffalo. On our first morning my family was awakened to smoke alarms going off and my brother in law screaming fire. We ran out of the house safely. Then waited and watched as the fire began to spread to the roof and beyond. My family and i were across the street, in our underwear, and quite shaken. We will come back to the area but will not be staying at Pier Bliss. The home looks good on pictures but in reality is dirty and not taken care of. I’ve reached out to the staff a few time regarding some home issues and they were never fixed. The bathrooms had to be cleaned before using them along with each kitchen dish. Couldn’t boil a cup of water as the kettle is full of mold. The outside patio/deck area is dirty and couldn’t be enjoyed. The ceiling fan in the master bedroom is on 24/7, to some may not be an issue but the weather here was not great so we were cold. Overall the house isn’t g…

The inside of the apartment is adorable, perfect for 2-3 people. The bed was comfortable and the amenities were exactly what you needed. The communication while we were there was not great. It started by us asking for the possibility of an early check in, since check in is not until 4pm. The last we heard was they would let us know when the apartment was ready. At 6pm, we finally texted again and they said, yes, it's been ready since 4pm. When we finally got in and settled, we asked if there were ice cub trays anywhere (none in the freezer). We LOVED our stay! The pool was amazing and the beach was within walking distance. The house was fully stocked with all that we would need! This is the perfect place to take a family vacation!

We stayed in a beautiful home near the beach and downtown. It was very easy to rent gain access and was very clean. The renters and Third Coast Vacations were very thoughtful. It made our stay great.

Horrible customer service. The owner treated me like trash when I expressed frustration over high prices and restrictive check in and check out times. He behaved like a child and told me to cancel my reservations and I wasn't cut out for vacation rentals and might he recommended a motel. Such lack of respect. He clearly can't handle criticism of any kind and on top of it people had been complaining of multiple issues with his rentals in the reviews. I do not recommend this company at all.

Wild life all around this place dear going thru in the morning and evenings beautiful location .. was disappointed we couldn't use the outside grill it didn't work right and was very dirty there was several other items that need attention but we didn't let it spoil our time away from home

My team and I stayed at the Three Oaks, MI location and could hardly have enjoyed it more. The home fit our needs, with plentiful bed space, a living room and main room, enclosed back porch of and a huge well appointed kitchen. As well as 4 bathrooms! We didn't have hot water the first morning as the water heater was inadvertently turned off, but they came right out and rectified the situation causing us no stress. They are terrific to work with. I would recommend Third Coast Vacations to anyone.

We went up to Union Pier for a girls weekend getaway and stayed at Pier Tranquility. The house was spotless, everything well labeled in the kitchen, beautifully decorated, and the porch was amazing! We will definitely be back and use Third Coast for our rental again.

New Buffalo house Some houses use cameras to make the house look bigger. This house uses the opposite camera because this house is huge! Much bigger than it seems in the pictures. We have rented many houses in New Buffal for years. This is one of our favorites. Great area, very clean, nice beds, comfy couches, front porch gets sun in the morning and back porch gets sun in the afternoon. We loved having breakfast on the front porch every morning. I was born and raised in Detroit Michigan and was not familiar with Union Pier. I've driven by several times on the way to Chicago and had no idea it was so nice. My daughter who is a Hair stylist/makeup artist was hired to do a wedding there so I went with her. We do a lot of traveling to beach towns on the East coast and North Carolina and prefer to rent from real-estate companies. I was really pleased to find Third Coast.
