Our building recently switched to HPM, and it's been night and day. Everyone is really helpful and responsive, especially Greg. There's been a ton of historical knowledge transferred, and they've really gone above and beyond to make sure it's been a smooth transition.

HPM only started to manage our building on 01/01/25. Prior to that, I spent MONTHS literally begging our previous management company to trace the erroneous duplicate payment we did and credit it to our account. The issue went unresolved and the previous agent didn't lift a finger to assist us. I contacted Greg Poverelli, our new Managing Agent and Alexis West, Accounting, to resolve the issue for us. HPM has been a great management company for the Seneca over the years, addressing issues like pointing of the building, intercom upgrades, making it a safe and seamless experience, as well as, addressing work orders in a timely fashion. We have been managed by HPM for a few years now. Two weeks ago, a fire in a unit triggered a significant FDNY response as well as massive water damage across multiple units. HPM was highly responsive despite the fire occurring past midnight, staying in contact with the board and sending representation onsite to help with the situation. We just closed on a distressed property—there were roaches, and active leaks from upstairs neighbors and the unit’s toilet. They responded quickly and professionally to our service request. The leaks are gone, the roaches are gone and the toilet has been replaced. Special shout out to Curtis and Fredo. Curtis also fixed a bad light switch that he noticed while there. He is a man of many talents. With their help, we are on our way to making the place nice again.

It was a pleasant surprise on how professional, courteous and responsive Harlem Property Management handled our tenant move into East River tower. Anthony at the office was quick to reach out to the board so we could meet the move in date of the tenant. In my world, that's not common, that put a smile on everyone's face. It is an icy 16° outside this morning, but my apartment is warm and comfortable. This is the FIRST winter since I’ve moved in (almost 22 years) where my apt. temperature remains warm when the temp outside falls below 30°. Whatever HPM has done to repair/adjust our building boilers, and regulate/deliver heat in my building is working in my unit; I’m warm and grateful—Thank You!!

Harlem Property Management has been great to work with for our condo. Greg, our property manager, is responsive and professional — he often replies to requests within 24 hours. They use the Frontsteps system to track maintenance issues, which keeps everything organized and easy to follow. It’s simple to submit a request and stay updated on progress. Overall, we really appreciate their communication and reliability — it makes a big difference in day-to-day condo living.

After I had a leak in my bedroom ceiling repaired, HPM sent their handyman Abel to do the paint job - he didn't have the right paint color on hand, but then he was so good about going to Home Depot and finding it! He came back in less than an hour and finished the job.

We recently rented an apartment through Harlem Property Management and have been having a first-rate experience. Our point person has been Brayan, whom has been enormously helpful in getting us oriented to the new property and answering our questions. Luis Carmona is an excellent handyman. He was kind and very helpful. He had the difficult task of removing/replacing an aged AC unit that had been in the window long before I moved into the apt. It was a giant appliance and the window brace for it was welded shut. But Luis problem solved very quickly. He was a pleasure to meet. Grazie mille, Luis!

Recently we have an application which has a tight move in schedule, and Joanne from the management help us complete the application efficiently and the application got approved on time. We purchased a coop that is managed by HPM and I wanted a lot of work done before we moved in. Never having navigated a coop before, I had a lot of questions and Greg was great about all of it. His communication was timely, polite, and direct, and honestly, moving into this coop even with all the work done to it was easier than moving out of the rental apartment we were in.

Greg Poverelli worked on the a vacation (it was the July 4th!) to make sure our leak in the apartment was fixed. I've been in NYC for almost 2 decades, and I've never worked with such responsive and caring people. They set an example.

My window broke in the midst of a huge rainstorm, and it was freezing and water was coming into my apt. Fredo came super late at night to patch up the window to hold me over until repairs could be made….. Curtis came by a few days later and fully repaired the window so it’s better than new! He made several repairs in my apartment and everything turned out perfectly! Everyone was so diligent and fantastic and so easy and friendly! I’m very happy with this entire group!

Dealing with a recent emergency plumbing repair need meant that I had to call during the weekend and I received truly prompt and considerate help and respectful treatment especially from Greg at Harlem Property Management aka HPD. Greg made it happen including lining up the plumbing company and making sure everything was approved and handled in a timely manner.
