Two-plus years paying $3,500/month for a one-bedroom, never a problem — until I needed to transfer my lease. Then Newport went silent. Inspection completed days ago, zero follow-up, unanswered emails, and a front desk that rolled her eyes and told me it "takes however long it takes." If you ever need to leave early, expect to be stonewalled into paying rent you shouldn't owe. Loyal tenants deserve better.
One star is too much! Paper thin walls in buildings. They just insist every crazy noise is normal and is what you should bear, even if it legally exceeds limit, and no matter when nor what it is: kids running, door slams, music, loud TV, low bass, subwoofers or even intimate noise. Check your lease agreement for limitation on your right to go court because there might be some arbitration agreement you did not know you could opt out or just chose elsewhere. Too long, but stay with me. If it were possible, I would give Newport Management a negative rating. In my experience, this has been the most incompetent, disorganized, pathetic and unprofessional property management I have ever dealt with. They almost never answer my email questions directly. Be careful if you want to stay here more than one year ⚠️ The lease extension process for next year is completely unpredictable and unprofessional. It isn't even profitable for the Newport rental company, and here is why: We originally moved into a studio apartment for $2,600/month. The following year, the price increased to $2,740, and the year after that to $2,960. We decided to move to another community nearby because $2,960 is too much for a studio with no amenities. Living at 1 River Court, Jersey City has been an incredible experience, and leaving is truly bittersweet. The WORST! They will find the most absurd reasons to deduct your deposit, subtracting THOUSANDS of dollars for non-existent issues. and they do not pay interest on the deposit, which is a direct violation of NJ rental laws! DO NOT rent here!!!
This could be a zero. Worst leasing office ever. Terrible communication, lest respect of tenants’ time, security deposit refund way longer than 30 days as required, such a waste of time and energy.
As a tenant, if you raise the concerns, they will be more likely to deal with you rather than the concern itself. I was shouted and verbally abused, being forced to reveal my private medical condition in public by one of Aquablu concierge. I did nothing wrong but greeted him with smile. The only reason for him was just because I was an easy target for his work stress - as an Asian and as a woman. When I went to the management office, they provided me with only deflection tactic. Ive been here for more than 4 years, Everyone is incompetent. They have been working to fix elevators for over 3 years now..
They simply don't respond to emails, communications, requests, etc.
I’ve been a resident at PAC Newport for the past four years. Over that time, I’ve witnessed steady rent increases that now exceed $5,000 for a two-bedroom apartment in 2025 — pricing that should reflect a premium living experience. Unfortunately, the reality falls short. One ongoing issue is the laundry facility on the 30th floor. The dryers are ineffective, often requiring three full cycles just to dry a single load — costing approximately $9 each time. Man, if you live in a community managed by them, you may encounter occasional forced sales. They will enter your home without even agreeing with you. And you cannot cancel , the only thing you can do is to pay a high fee. It's too much here.Unbelievable.
Enjoying our own personal Hudson River right here in Newport! Two weeks of leaky faucet bliss. Emergency requests? More like suggestions for the circular file. Guess we should've packed scuba gear when we moved in. But hey, who needs working plumbing in a NJ newport apartment, right? And this is just the tip of the iceberg, folks!

The front desk is always very rude and never give any helpful advice. Has happened on multiple occasions.
Moved in a 1 bed with my 1 year son and the apartment is INFESTED with bugs. My son had bite marks in morning. I literally saw bugs on him. I asked on 2nd day of moving to give me another unit which was available on the same line. They did t even bother to respond. I know a white American family with similar situation was immediately helped. Wonder why.
I’ve been a resident at Newport cumulative 3+ years. Largely my living experience has been positive, memorable. While a lot of residents complain about non cooperating management office, I personally feel fortunate to have had the distinct pleasure of working with Eunice Paik in the latter part of my stay. Eunice adds a human element to an otherwise corporate operations at Newport Management. Tenant of Aquablu: really unreasonable management, even after sufficient reasoning about a late fee dispute; I paid 8th of the month, payment only went through for them on the 11th. They deemed as this late because it’s after their 10 day grace period. Super unreasonable as it was the first time I was hearing about this, even on the lease it says 10 days, not 10 days even if the 10th lands on a business day. I have been living with Newport management for almost 4 years now. I had bad experiences before with some agents. But, Eunice Paik is the best leasing agent one can get. She is very active in responding to your queries and a very helpful person to guide you through the leasing process and even if you encounter any management related questions throughout your stay.
Leasing office was helpful, specially Jeremiah. She helped me in my apartment hunt immensely. Experience at the apartment building wasn’t so good. Front desk experience was varying based on whom you are interacting with. Some were helpful while some were outright rude. My major problem was with after math of deposit after your lease is over…. Don’t expect them to return you even half of your deposit. They will charge you for absurd things. Also the property management office is never approachable, never respond to calls. Unbelievable how rude the desk people are - absolutely unprofessional and rude - they should all be fired. Newport always plays a game when trying to get a refund check back - took us three months. Amazing area, no amenities - rent is astronomically high. You are only paying for location - that is it. Management staff is terrible. The doorman - OMG. It is like talking to doorKNOBS. The guy Manual at WSS my god is he lazy. And the other other - Ronnie a real bit of an odd ball - always felt uneasy interacting with him. What is your screening process?
Living here is not bad until you need to deal with the management team...
