Believe every one star review you read here. They are the epitome of good employees are hard to find. They don't know the first thing about professionalism. They have brokers who send you on self tours yet want to collect a fee for property! If you are a landlord stay clear of this company representing you. It screams I dont care and that you are just money hungry!

I had a very unpleasant experience with this company. They are the definition of slumlords and I hope you never have to rent from them.

I have lived in a Pearl Realty–managed building for 8 years, and this has been the worst management experience of my life in NYC. It took them over 3 years to replace a broken water heater, leaving me without hot water or heat until I finally had to withhold rent to force repairs. For the past 3 years, I’ve endured constant disruption from an illegal event space directly below my unit — rented out without a legal certificate of occupancy or soundproofing. Rave parties would last until 6am, with pounding vibrations so severe they caused me serious health issues, including inflammation, headache…

If I could give zero stars, I would. My bedroom has flooded multiple times due to a persistent ceiling leak that the landlord refuses to properly fix. Instead of addressing the root cause, they keep applying temporary patches, which obviously don’t work. This is beyond negligence at this point. The issue has been known for over a year, and despite repeated complaints, nothing has been done to actually fix it. Living in an apartment where your bedroom can flood whenever it rains is completely unacceptable. Avoid renting here unless you enjoy dealing with water damage, unresponsive management, …

Non-responsive management who don’t care about any of the maintenance needs of the apartment. Even when you place a maintenance request on the portal and call them to let them know, there will be no response from either end. The apartments at 176 E 85th street are just not worth the price with the amount of problems it has.

READ THE LEASE AGREEMENT! IT IS FULL OF UNCONVENTIONAL AND UNFAVORABLE LEASE TERMS! DON’T TRUST THIS COMPANY.
