I was a client of this property management company for several years, but my experience significantly declined over time—especially after my divorce, when I began paying closer attention to the financials. I noticed that the monthly distributions I was receiving were not enough to cover my mortgage, which forced me to supplement out of pocket. My experience with this management team has been very frustrating. During the inspection we were told the yard debris (pile of bush and trimmings in the corner of the backyard needed to be removed, they quoted us at $400 or the option to remove it ourselves, then proceeded to send someone over to clean it up without our approval or consent while we were all work. And then overcharged HUNDREDS of dollars more than their original quote while actively ignoring our attempts at communicating this issue.

Still waiting on the work to be done far as getting maintenance to the house is always within a couple weeks as for the work to be accomplished well i have been waiting 6 months and in another instance iv been waiting a couple years and still waiting

I love this company! My home is beautiful! They are fast at getting things done and are very helpful.

As soon as the inspection review email came through they called and let me know they would be over to fix the few minor issues with my home. Clean and quick. As well as on my only day off they didn’t start super early idk if that was the schedule or courtesy of seeing me home but either way I got uninterrupted sleep, thank u guys!

I have been with them for over a year and just signed my third contract with them. They have worked with me, fixed things in a timely manner. I have no complaints and recommend them often.

My inspection process was smooth and very informative. He came and made sure everything was working properly. He also let me know that BB rents would be reaching out to me repairing anything that should be taken care of on their end.

Didnt seem to care that one of their tenants or tenants boyfriend broke out my front windshield and rear window. Nothing was done about the homeless people urinating on the side of my house.

Trying to get my a/c fixed has been difficult. I pay my rent and have lived in the same home for 7 years yet only have had issues for one year. They told me it was the “brick home and just to be honest they aren’t going to do anything about it…” but if that was the case, why am I only having issues with my a/c cooling my home for one year? For example, I have attached pictures, if it’s 80 degrees, it only cools my home to 79 degrees. Max is 5 degrees cooler than what it is outside. Cannot get maintenance requests done in a timely manner, and communication with whichever troglodyte runs their notification system is an absolute nightmare. They don’t understand basic communication etiquette nor how to effectively communicate when someone would even be coming to do something as simple as checking the smoke detectors aren’t at the end of their lifespan.

BBRents will rent you a completely run down and dirty house and then when it’s time to move out they will smack you with a slew of comical charges equaling thousands of dollars for issues that were already present upon move in. Predatory behavior. Been living in a BB Rents home for over 5 years now. When ever I need anything, from maintenance or needing an extension on rent they are always willing to go above and beyond to help

Bad experience with them claiming I owed money 4 years after I moved from the property that I left like it was found billing me for yard cleaning and another months rent saying I was on the property after my move out date because I went back to get stuff I left along side the garage. I'm not the only person my coworker said they billed them for damage in their basement but their rental was on a slab. They are very sketchy I wouldn't do business or rent from them and neither should you!

Jocelyn did our move in with BB Rents. She was very responsive to all of my questions and had the paperwork ready prior to my arrival. The move in process was quick and easy. We sincerely appreciate the team effort with BB Rents. Cindy has been amazing through the process and very helpful. It was also great working directly with Jocelyn for our move in. We will definitely recommend the company to our family and friends.

New tenant. There is a bed bug infestation in the BBRents house that I just moved into. I have been at my previous location for 6 years and never had them, so I didn't bring them. Management says it could take at least two days for pest control to call me to schedule. Now, I am unable to reach anyone. I am an RN. I now have a doctor's order to stay off work for three days and to stay out of house for two days "after" pest control comes. My issue has not been addressed with anyone on staff. I would definitely not recommend staying in any rental property at BBRents.

If you want to live with roaches and mice this is the place for you, not to mention the seasonal stink bugs, you will get multiple in your home at a time and the gnats that come in from outside or the kitchen drains. But if you love pest issues this is the place for you!

Cindy was great and understanding and helped us out a lot with everything and everyone that has helped us out. The only issue we have with the house is the way they have the Kitchen sink. It is way to close to the basement door, to the point that we can't get a washer and dryer downstairs in the basement at all. Without ruining the kitchen counter and the washer and dryer. I attached a picture of the issue and in the pic you can see the edge of the kitchen sink and the basement door.

John Arnold has been to my house twice now and he is professional, very efficient and fixes the problem the first time. He weather striped my doors and for the first time since I’ve lived here they don’t leak. We have rented from this company for years. Pay your rent, no hassle. Easy to pay online. Getting repairs goes through a third party first. It was better when they didn't use them honestly. Garbage disposal has been out for a week now and haven't heard back after a couple left messages. so I'm just going to replace it at my cost... Neighbor's complained about fence in disrepair. Bbrents is honestly probably the best landlord I’ve ever had. They have worked with us since day One. We have struggled multiple times and every single time they have worked with us on a payment arrangement for our rent. And because of that we have been with them for two years and I have no complaints. Anytime we’ve needed something fixed they are on it and we get it Fixed in a timely manner!! I had Amy help me this week with getting my application set up and approved. Friendly and helpful. However the place I moved into was not ready to be moved into. I’ve only been here a month and I’ve had to open so many work orders of stuff that should have been taken care of prior to the move in date. With that said, they have been very quick to get some scheduled out to address the issues.

I rented with Bbrent in September 2025 and in September 2025 I left because the vessel was sold and the company has NOT returned my deposit $.. They tell me that the BBrent Company transferred my information to another company. I need my deposit back.

Been a good responsive company. Replies for maintenance request in a timely manner. Only one request was delayed beyond 2 weeks. However, grass maintenance, snow removal is included in house rental.

This company absolutely sucks. My biggest complaint is the fact that I had an active water leak in my house and they did NOTHING for three days. It took 3 days to even send somebody out to fix the issue. Pretty sure that’s illegal, but they’d have more money to win in court so no reason to pursue. I had a toilet lid replaced that was improperly installed, and they charged me again to have it fixed, for a fault on their end. I feel like it was hard to get into a place. So I took a place that didn't have everything on my check list. However, since I've been here the place has grown on me. And BB has always had someone out here really quick when I have needed something fixed. And even though my rent has been raised. Its still fair from the rental market. I would definitely rent from them again.

They are really responsive with maintenance requests and when the house sold they didn’t make us move we were able to continue living here which was awesome.

What a terrible company to rent through. heat went out for two weeks and 18° weather they acted as if they did not care. Left me with one heater that did not work. Air conditioning went out in 90° weather took them another two weeks to fix it acted as if they did not care my bedroom is infested with mold When it rains, water leaks into the house I told them about that they still would not fix it.

I moved in one of there houses. When I went to sign the lease I immediately told them what was wrong with the house and ask them if they going to fix it. The man stated they would. 9 months later they never fix it. Every work on the issues I had with the home they canceled my work order. The home has termites which they blamed me for and try to force me to call the professionals to get rid of them. I wouldn’t never recommend none of my family and friends. This is the worse experience ever experienced since I moved out my parents house.

Attempted to fix all sinks, but upstairs hallway bathroom sink is still not working correctly No hot water coming out Master Bathroom towel rack still loose needs to be tightened if they leave me a tool to tighten it with, I can do that one myself weekly because they do loosen quickly . Worse company ever to resolve issues. I contacted them on Oct 17, almost two months ago about a big problem we found in the house we are renting and they haven’t fix it. That house doesn’t have any insulation anywhere in the house and the only thing they’ve done is inspect the house twice and say they will resolve it as soon as possible. it’s getting really cold and it’s hard to keep a temperature because of it. I’m tired of contacting and filed a complaint with city of Hamilton because this is unacceptable. I don’t recommend this company at all.

Smooth process to get approved but took almost 2 months for the house we wanted to be ready to move in to. Luckily our landlord was fine with the delay. Everything else perfect!

We paid 1300 a month for a 3 bedroom in Middletown and when we moved out they charged us $250 for window blinds ! Our house literally only had 5 windows ! Horrible experience my house was mice invested and all they bought out was mice traps that did not help at all. The house had bedbugs that were already in the walls coming out. I had to replace our beds. The dishwasher had a bad odor coming from it. I never used it ever because of that. The people in the office are really nice and very helpful.the only complaint I have is with the maintenance department..we have been with bbrents for 4 years and maintenance hasn't done a thing to fix the problems in the house..we have fixed most of the issues are selfs..most of the maintenance guys they send out don't know anything the take pictures then say well I don't know how to fix that so they will have to get back to you..besides that we love are home and the property it sits on..

The textbook definition of a slumlord. They buy up dilapidated property's and hire shoddy contractors to get them livable....once you move in they got you. Check court records....they've been sued countless times. If your not desperate....stay away from this company.

Extremely unprofessional. Extremely rude. You get approved to turn around and say it’s for an approval amount and not for the actual property. So you ask if there are anymore properties available in the area and they tell you no, then yes, then no, then yes again. I was a little worried about going through BBRENTS because all of the horror “stories” people tell me but this experience has been absolutely amazing. Amy has been such a blessing for my family & I. She put forth endless effort to get us into our new home. She has been veru helpful & has communicated throughout this whole process! Tom has also been a huge help & understanding with our timeframe! I applied at the end of September. I had a response within 48 hours, I applied on a weekend and was viewing the property and signing a lease within two weeks once I had all the required documentation submit. I was fully moved in before mid October. The ladies in the office have been super pleasant to deal with, they made the process smooth and seamless! We rented from them for three years and it was terrible. We moved in from out of state during COVID. It was a tough time to find a good affordable home. So I've rented from these guys since 2017 and we just put in our 30 days. Upon arriving in Ohio to check out the house we were forced to sign our lease the very first day we looked at the house or else our application fee would be forfeit.
