As a property manager, my experience was terrible. We approached the equityteam letting them know we were choosing a provider based on their ability to get us onboarded and listed FAST. I didnt have a good experience with this company. This is an updated review upon bad communication . Many times I waited what seemed like a 4 day weekend to hear back about important matters. Compared to other companies I've used previously, they are very professional and strive to not only provide the tenant with a great home but also the owners with great tenants. My summary from working with them for 4 months: Working with Equity Team is everything I’d hoped for in a property management company. They’re very communicative, efficient, and FAST at what they do. I originally set a 2 star review because communication stopped during my onboarding process. But mistakes happen and that’s all it was, a mistake. EquityTeam has managed my property for over a decade. The property has been vacant for less than a month in that time, which is outstanding. They do a great job of managing the tenant relationship while also taking great care of my property. A good property management company is really necessary to drive maximum value from a rental property, and ET is one of the best in the area. Invoices were always correct and she stayed on top of contractors who didn't get things done right the first time. Very thorough and incredibly professional. Equity Team is the best property management company I've used in the 8 years I've been a landlord. i actually hate this place so much. do not rent from these people EVER. there is something wrong with our apartment almost every week. AND to add onto this. at 1am our ac decided to stop working. we called the emergency maintenance and no one was answering. i have a baby and it was 80 degrees in the apartment. very easy for my baby to over heat at that point. I live in a unit in Franklin Ohio and it’s my first “house” I’ve ever rented. I couldn’t love it more. It’s been so nice having a lot of space, a yard, a private balcony, and great amenities all for a good price. Okay so my deposit was 1495 I cleaned this whole unit never used the backyard at all because it was a hill the place was never I was over charged so much and still paid I have a video recording of the unit and for these people to say I owe 1700 for painting when nothing was wrong with the walls 300$ for blinds plus more other charges is ridiculous and also charging me for a roof who. Overall, our experience with EquityTeam was not the most enjoyable. This is primarily due to the property and not the property management. I am a former tenant attempting to resolve a final balance with EquityTeam. While they sent an email stating I owed a balance, they did not provide any invoice number, payment link, mailing address, or payment instructions in that email or afterward, despite multiple follow-up emails and phone calls from me requesting how to pay. Lease documents are difficult to understand and require several thorough readings. Otherwise, everything went smoothly on a residential lease renewal for 2025.

Working with the EquityTeam has been great, we were able to look at our home and be under contract fairly quickly, most of which was done over dinner on our phone. The process was easy and we were able to get moved in very smoothly. Definitely a nice seamless process, definitely one of the better renting experiences I've had.

Claudia Najera and her manager John Walko have been very helpful in dealing with my tenancy here at 4052 O'leary Avenue. With pet restrictions, I wanted to include my 3 pets on my lease and they informed my landlord/owner of my wishes. They all agreed that I could include my 3 pets. They understood my situation. Claudia and John on previous occasions answered my questions and gave me the answers that I needed that day. I didn't have to wait till the next day or longer. We have had so many issues finding a good rental company and home while we work on the long process of building our dream home. Terrible company to rent from. We lived in one of their properties for almost 5 years and it was like pulling teeth trying to get them to fix things and if they did it wasn’t done properly. They gave us only 30 days to vacate the property over a dog we had and already paid a pet deposit for before they bought the company out.
