Best place I have ever lived. Management is excellent and quick to resolve issues. Beautifully maintained and very dog friendly. Best pool I’ve seen in an apartment complex! Safe, quiet, great location — I never really have to get on the highway to get anywhere since everything is so close by. They also have super fun community events every month in addition to all the perks of being a resident here (beer/cold brew on tap, gym, etc.). They also have food/beverage trucks here frequently for residents. Can’t recommend living here enough.

Best place to live in the area as a young adult. The front office/leasing team (Sydney, Layla, Kate) and maintenance team (Shaun, Jono) are always super helpful and quick to answer any questions or resolve issues. Highly recommend living here!

BE AWARE: They will not let you sign over a 12 month lease.. No wonder because our rent went up $200/MONTH for the next year!

The units are new which is nice; however, there are frequent car break ins and the staff does nothing to support nor prevent this problem. And the package system is a nightmare, many packages are stolen or take several days to locate, and the staff, again, makes no effort to assist or prevent this. Location is central to many things, but I look forward to moving out of this complex. For what we pay it is shocking how little the staff cares.

Hill’s property has to be the most frustrating experience I’ve ever had with an apartment complex. After move out, I’ve gone back-and-forth and we are still caught in an endless cycle of emails and calls for over 2 months now. They are claiming we owe $251 on top of the cleaning fees. If you like your apartment to leak water and nothing to be done about it this is the place for you kate and Jen the property managers will give you gift cards for your trouble and lie about changes but they will never happen . Rent at your own risk this place is a dump !!!

Ryan the property manager is awesome. The pool area is always pristine because of him and any concern of yours is a concern of his. Great experience living at Graphite and that can be attributed to Ryan and his team!

As a tenant with an educational background in criminal justice and legal studies, I approached my lease agreement with care and awareness of my rights. Unfortunately, my recent experience with Hills raised serious concerns. When I attempted to address a warning of a charge that did not appear in my lease, I was not met with a response from the office. Overall, it has been a very good experience living here as it is a short commute to downtown, and there is a lot of activities in the area. I've noticed the walls do seem a bit thin, but this is not a huge issue for me. However, the internet is pretty bad. For someone that likes to game, and occasionally works from home (when possible), the internet speeds might have been the worst I have dealt with. I am having to attempt to reset the router (on the ceiling) at least once a day. Residents should be allowed to look into their own internet services.

The building itself is modern, well-maintained, and offers great amenities that make daily life comfortable and enjoyable. I absolutely love living at Graphite Oakley :) The amenities like the gym, pool & clubhouse make it enjoyable. My apartment is the perfect amount of space for my son & I. Our neighbors are kind & we’re close to everything we love about living in Cincinnati!

I have had a very similar experience to the other reviewer/resident who discussed the noise issues with upstairs neighbors. I have lived here now for 3.5 months and have tried really hard to be patient about it, but it is clear that this is an unsolvable problem. I can hear my neighbors above me when they: walk, drop something/anything, scoot their chairs, vacuum, open/close dresser drawers, shower, flush the toilet, etc. I work from home, so this is particularly bothersome. We have lived here now for a few months. While the location is great, our personal experience has not been great. We constantly hear our neighbors. I have lived in an apartment for most of my life. Rarely have I heard neighbors like this. I hear them nonstop throughout the day starting at 5:30am to 12am. It shakes/rattles stuff in our apartment. They’re constantly dropping things, stomping and running around. We were basically told that they can’t tell someone how to walk and to deal with it. Honestly the only reason this isn't a one star is because I do like the people in office. However, upon signing and moving in they made false promises about the amenities being done. They still aren't complete and I moved in in June. They also only allow one parking pass which is ridiculous, they only gave us one key fob to get into the building (because you can use your phone to open the door, not as convenient as you'd think). A building with the average-quality construction and materials typical of 21st century developers and of buildings in this price range ($3000 a month for a 2br). Building 1 has been open for a little over a month, and tenants are already dealing with mold growing in the ceiling vents, plumbing issues, and internet outages. Maintenance is at least responsive and quick to address these issues. Building provides “valet trash” services, which is the new fad of the last decade that nobody asked for, but unlike other apartment complexes in the area, does not support recycling on the premises. The apartments are great and the staff on site is wonderful. The amenities aren't finished yet and doesn't seem like they will be any time soon. I moved in at the end of May and was told the pool should be finished by 4th of July. It’s not even close to being finished yet. The workout room and cafe area (seems to) have been 90% complete for the last month now. Completion of amenities are taking FOREVER and Hills Properties will not knock off any money from rent while under construction claiming “amenities are not included in monthly rent” which seems unrealistic for a $1900 one bed/one bath.

We just moved into our unit at Graphite Oakley and are loving it! The apartments are beautiful, in a great location and the front office staff really take care of their tenants.

They used to be great, but our front door has been broken for multiple years. They didn't even fix it after some people tried breaking in. I didn't realize that there is now crime by the Fox Chase North apartments, but it makes me feel like I need that extra security now. Edit: we had a meeting where we discussed it on 3/11, and they fixed it on the 13th.

Whose bright idea was it to build an apartment complex next to an industrial lubricant manufacturing facility? Why would anyone want to live next to a literal factory?

Basically like location and apt. Nickel & dime additional fees on rent (and expensive wireless I didn’t sign up for) is annoying, though. Anyone else have issue with this at Fox Chase South, a Hills Properties complex?
