Been with this team for 1.5 years so far, no issues, very flexible and help answering any questions you may have. Very good communication between management and tenants. Would recommend for sure.

SLUMLORDS I didn’t have heat for 20 days during the coldest time of the year. The property management pays for heat, tenants pay for electric, but when they force you to use space heaters all winter you can kiss that goodbye and welcome an outrageous energy bill. During a flash flood, water started coming out of my floor boards and they put a fan on it without any follow through to avoid mold build up or solve the leak. The customer service here isn’t a service, it will only raise your blood pressure. Location isn’t worth the price.

Failed to provide heat for 20 days in fall of 2025. Cut internet line multiple times. Turned water off with no warning. Sent maintenance to our apartment with no warning. Did not manage parking spaces. Showed no urgency when exterior door would not close and packages were stolen. Added a heat payment for radiator we could not turn off. Wanted us to pay $50 a month for having washer/dryer hookups. No property manager and phone would ring and ring with no answer. Emails were signed with no names. They wanted us to give them 60 days notice if we wanted to vacate, and they gave us 45 days notice …

Leasing agents are all very friendly and helpful! I appreciate that the maintenance team is on top of it as well. Properties are as described.

I have recently just became a tenant of The alcove of Turpin Hills. I have only been living in my apartment for a few months and will NOT be renewing my lease once my year is up. The property though upgrades have been made, alot of major issues still have presented themselves. First off the steps leading up to my apartment have a huge concrete chunk missing from the step making it a hazard. This was reported over 3 months ago and still has not been fixed. Sunset Properties has been good to work with overall, but the maintenance team really stands out. Any time I had an issue, they responded quickly and took care of it right away. It made living there much easier and stress-free. I appreciate their hard work and would recommend them

Placed a maintenance request for the lock on our back door. Chris fixed it asap! Consistently have had a great experience with the maintenance team here. Very professional and fix most things the same day I put in requests. (Our dog likes them too. :)

Maintenance came to fix my bedroom door and got right down to business. Both men were courteous and understood the issue. Chris came with everything he needed and they were in and out in 5 minutes!

Had an awful experience when this company bought out the row of townhomes I had been renting for three years. They raised my rent by 20% and forced me to allow a construction crew to spend several days trudging through my home making a mess while doing a series of poorly executed “renovations” that actually made the space worse (took away my disposal, installed a worse shower head, new fridge didn’t have an icemaker, lost a towel rack, etc). They barely even attempted to clean up afterwards, and I was left with a layer of dust across most of my space and wood shavings in every single one of …

I miss this leasing company

My company relocated me to Ohio, and I rented a lovely apartment in Mariemont through Matthew and Mykel. The apartment was beautiful, and the neighborhood was safe. I felt truly at home here. The maintenance team was always responsive, courteous, and quick to address any issues. Unfortunately, I was relocated again to another state. Sunset handled everything perfectly for me, ensuring a smooth transition in the eleventh hour. I will always remember fondly my cute apartment in Ohio and the care that Sunset provides to its tenants. Thank you, Mykel and Matthew!

Been living in their Mariemont Woods location for 3 months. It's my first apartment, so take this with a grain of salt. Pros: - Communication is frequent and concise. They send out frequent updates, and there's no unnecessary fluff in them. - They're very accommodating with drywall holes. Anything smaller than a dime is fair game, which has been nice to make the apartment feel like our own. - There's plenty of parking, there's almost always a spot directly in front of the door to the building. - Generally a well-maintained building, despite its 20+ years of age. Not the best communication on property management behalf. Seems to be a constant turnover with staffing. Miscommunication is a common theme. I’ve been with sunset for almost 2 years. Definitely room for improvement as a company. Maintenance requests are always on time and handled efficiently, the one thing I have been impressed with.

DO NOT rent from these guys, worst place to live in Cincinnati. They don’t care about the people that live there, only $. Also have cockroaches TERRIBLE

Jessie is incredibly nice and efficient! Anytime I have a problem, I don’t have to worry about it going unresolved! Very informative as well especially if there’s a maintenance problem that can’t be immediately fixed, I know what the next steps will be in order for a repair to happen.

If I could give negative stars I would. Very unhappy and unsatisfied with SPS. This apartment that I moved into was a money grab for them. They advertised my apartment as newly renovated, which it is, but very poorly constructed. Their plan was to flip it, fill it, and sell it but obviously didn't disclose this to the tenants. For the next two months or so, I would be given barely 24 hours notice that there would be tours taking place in my apartment. Random strangers in my apartment once a week often times leaving my apartment UNLOCKED while I am at work with my cats inside and also stressing…

I am posting this to advise any and all of you about how absolutely horrendous living at Sunset Property Solutions has been. They didn't care to mention to me and my spouse prior to moving in that there would be construction noises starting @7am every weekday morning. They felt no obligation to inform us about these frequent distrubances to our peace and wellbeing. DO NOT MOVE HERE. Management doesn’t care about you. They implemented an entire construction site right under all of the residents windows. They come in from 7 am and stay until night time. If you’re looking for a peaceful home, this is not it. Construction is so loud that you can’t sleep or be in your apartment while they are doing it. Aside from that, dogs are constantly barking from lack of care by their owners. And if that’s not bad enough, cops patrol this area almost daily because there are people breaking into cars and doing drugs in the parking lot. Please don’t move here if you have k…

Sunset is excellent in general. I would give them 10/5 if I could. They are always reasonable and are willing to accommodate. Tiffany did a great job and I am very happy with my apartment. I haven't had any maintenance issues yet, but they have been very pro-active with property upkeep and renovation. One of the better property management companies I have seen!

This was my first time looking for an apartment by myself, and I have to say that Tiffany was amazing. She worked with my schedule for showings and was very knowledgeable about the area and other apartments that Sunset Property had for rent. Her communication was excellent, and she updated me with information in a timely and professional manner. The maintenance team is the best. They’ve fixed my screen door after my partner accidentally walked into it, reattached a cabinet door, fixed a broken outlet, and a handful of other small jobs in the year and a half I’ve been here. It’s super simple to request maintenance and it’s always done within a day or two of my request going in. I’m not at a place where I want to buy my own living space, but honestly having a maintenance team like this doesn’t make me want to move into my own place anytime soon. It’s just super helpful.

Sps is terrible… I feel this company does NOT care about their tenants. The management team is rude. They hardly answer the phone. This company will try to find any reason to add charges and problems to your life. I recently moved out and my apartment was in excellent condition considering minor wear and tear damages from utilizing the space for 3 years. SPS somehow found a way to deduct from my deposit amount for cleaning fees on the appliances when I paid a third party company to clean the space. Sunset properties bought the building I lived in and told me I dont make enough money to renew my lease. 2 employees told me 2 different things, I was going to suck up the $300 rent increase because I loved the place lived, and someone who worked there told me I could stay. Then I went to renew my lease, and was told no. I was forced from my home even though I had the money for rent. They made the rest of the building look better but wouldn't update my place and treated me like I was a brand new tenant even though I lived there for a.year before they bought the place.
