They do not return calls. One of the properties they managed that is low income is charging us a full months rent even though we are moving out on the 4th of the month. Unethical business practice

I have been trying for 2 weeks now to get ahold of this office for 2 week via messages and emails regarding a check received and have no idea what it is for. Incident Ticket # 88129491

I was not thrilled when a Portland-based company took over our Bend property. Surprisingly, the new management is much improved over the awful company that owned the place before. Response times could still be a little better, but any management at all is better than what we had before.

They're buried building apartment in portland oregon policing , 205 invested with roaches and has the worst apt management I've ever seen they lost documented work orders I've put in and said they had no record when I had copys of em and went to court for eviction over and they flat led over it im gettung a lawyer and coming to sue them this is the warning dont rent here

Sisters Oregon units... Their running things completely illegal. I thought EPIC was bad. They're even worse. We haven't had a property manager in over 3 years now. There's filth EVERYWHERE. It's illegal to not do snow maintenance and they never do it. Getting things fixed or like pulling a hair off a hippo. They're awful. Go government for hiring the worst possible management ever.

I've had nothing but positive results from this place. They're quick to fix any issues I've had with the property. I've used them twice, with the duration of about 10 years and never had an issue. Not sure why they're rating is so low. I guess you're only hearing from the disgruntled on here.

They have falsified my move in records and financial records, altered my move in date and started a lease when I wasn’t even living there yet, altered my security deposit from $967 to $375, they refuse to ever come finish the maintenance from when I moved in. They moved me into an apartment that wasn’t cleaned, the carpets were never shampooed, the toilet wouldn’t flush, and there was a bowel movement left in it. The contractors finished their work. I agree with Tia Wallace that Rolling Sage in Madras needs a designated play area for children, since they can not longer play outside or ride their bikes in the parking lot.

Just going to post some actual laws this company like to break. Especially service animal rights and owners, along with allowing non-licensed pet dogs be aggressive and untrained, with improper leashes. They need to be tested and FINED!!!!

Rating: 0/5 Absolutely the Worst Property Management Experience After moving out of my apartment, they re-rented it within days. Which would have been fine, if they had handled the rest professionally. Instead, they completely ignored all of my attempts to contact them regarding my security deposit and last month’s rent. Remember... If you are low income, you can have your court filing fees waived. You can have the cost of a sheriff to serve the court paperwork to them waived! You don't need a lawyer! You can go to small claims court to hold this company responsible when they break the law or don't follow the lease! You can get damages of 3x the amount of the rent during each month they are acting wrong. Keep good records!

They do not care for following the law.

I'm suing them for illegal evictions, retaliatory harassment, fair housing violations, theft and more. My advice to current renters who are being treated in illegal ways is to FIGHT BACK. They count on the fact that you won't! If you get food stamps or OHP you can have your legal fees waved. Go to small claims court! You won't need a lawyer! You don't need to pay filing fees! Keep a paper trail of their misdeeds! For every month that they violate the laws, you can sue for punitive damages equal to 3x the monthly rent. Even if you're subsidized.... Terrible management company, no one answers the phones or returns calls or emails. Rent checks take a month or more to clear. Maintenance is nonexistent. Do yourself a favor and rent from anyone else. Would give negative stars if possible.

In March 2025 Cascade Property Management took over our previous property management which was EPIC Property Management. We had a 3 day notice. This new management never replies to email or voicemail messages. It's impossible and frustrating to get in touch with them. Summit Park has issues to be dealt with and we are completely ignored. There is no one on site to help us. This complex is associated with Housing Works who recently hired them. They also ignore email and voicemail messages.

I had a bad experience with calling maintenance at 9 pm and the don't even picked up at all

Respond very quickly when I apply to this apartment. Once you move in, it is hard to find them. Trying to transfer a lease and called ten times, and get put in the voice mail 9/10. Never respond to the email I send. The guy who answer the phone have bad attitude, trying to ask them how to transfer electricity from pacific power to the guy take my lease. He answered " I do not know, we are not pacific power", of course I know you are not pacific power, but you are the mangement. just radiculious and careless.

Do not rent from Kentwood Detentions unless you want to deal with cockroaches, and discrimination. The fact that this is a brand new building and I have bed bugs too is sad. Hey, just another concerned resident here letting y’all know that the maintenance guy has now put up his own cameras. They are strategically pointed towards certain areas of the complex. These areas are where a lot of children play and travel through. Not weird at all.

Why are you charging money for my underage daughter, she's to young to work, she's 8 months old. You can't charge a 8 month old rent. You ARE stealing money for her diapers and milk. TANF does not count as working, I have already talked to them and what you are doing is ILLEGAL.

They Never return a tenants phone calls… they have carpet in their rentals over 20 yrs old.. on site manager is not very knowledgeable nor do they have any idea how to communicate with people. Condescending attitude towards the very people they service.

I have been trying to reach someone from Cascade for over a month. I never get a response back. Our new complex doesn't have a property manager or maintenance crew, so there's literally noboby to go to. I am paying for Internet service I can't use(that I need to run my business). Cascade management used to be the management group for the apartment complex that I live in. There was a manager by the name of George who came to work for the complex who worked for about a month give or take a couple weeks. He disappeared one day and no one knew where he was or who was supposed to be managing the complex anymore. A former manager by the name of Melina called me to tell me that there was a money order missing from me that I left in the drop box for $1000 dollars. I live in the Buri Apartments. Do not move in to this place the manager is not a good person. She treats disabled people like me horrible. I was bullied in here by the Safe Rest Village I stayed in. She tries evicting tenants here on vouchers so she can steal the money and get another years rent while we are forced back on the streets. I live in an apartment managed by Cascade. I had a tenant causing a commotion outside of my door, and when I reported the concern to them; I was treated as though I was the problem. This manager went so far as to call the police to try and press charges on me! Constantly find Urine and fecal matter on my stairwell either from crazy tenants or homeless people. This place is an absolute joke. Do not rent from these people. The price isnt worth it.

I’m not sad to say that Cascade Management will no longer be managing our apartment complex. The owners of the property, who bought the property about two years ago, will be taking over. I’m just taking a wait and see attitude. All I know is Cascade has been advised of numerous complaints that surfaced and tenants never received any feedback or had phone calls returned. Management lately has not replied to any texts, voice mail, nor email. I've had an issue with stomping, slamming, banging, heavy items dropping, drilling, hammering for months above my unit.
