Hires horrific management. Literally in the dozens and each is a different nightmare of a landlord.
I was worried when my apartment complex changed management to this one a couple of months ago because of the bad reviews, but it's gone surprisingly well. It was disconcerting receiving a pre-eviction notice due to the payment system not working, but it got straightened out. There was no yard maintenance being done for a month and I thought they were going to let the property go completely, but then a landscaping crew showed up and worked on it for days. When my bathroom ceiling started leaking on a Friday night at 8pm, someone came in less than two hours. When I had noise complaints and an is…
Terrible customer service. Confusing utility bills. The pool is almost always closed. They will evict you for a one day late water bill.
Never answers the phone. I live at an apartment complex and got a torn ACL from the landlords neglect to put stepping stones in due to me having fall risks. Last option is court if these guys don’t answer.
Charged me twice for rent and utilities. Been holding my deposit even the manager says it’s their mistake. I now am having to look into lawyers because by law they have to refund deposit in 30 days. I also am looking into reporting this. It’s been over 2 1/2 months.
This is the worst property management to ever rent from. There's been an active sewage leak in B1 at Couch9 since October. Are you going to fix it? The residents want to know as there's poo in front of a parking space in the first floor of the garage. It's been brought to management's attention and yet you're not doing anything.
This is in regards to their newly acquired property in Tigard, the 72nd Apartments. I’ll preface this review by saying i have never left a negative review in my life. Normally it isn’t worth my time, as i’m a pretty understanding individual - brush it off and move on. Affinity property management took over property management duties in September. Fired the backbone of our building’s community for no valid reason. Shawnda was the pillar of the community at Couch9 and took care of all of us, and kept us all safe and taken care of. If Shawnda is not reinstated there is no point of living in my building anymore and I will be leaving to go somewhere with much more reasonable prices—why would I pay anything so high with a building manager who treats us with the detachment every other one does?
Fired one of the best managers I've ever had the pleasure of having at any property! Just threw away the backbone of our comminty for no reason. If they dont reinstate her then I will never rent from this property manager again and will take my over 3k in rent, bills and fees to somewhere that actually cares about their employees and residents!
I am a resident at Desertbrook Apartments in Kennewick Wa. I have tried to reach this property management company for several valid complaints on the property manager. I can't get a response so now I am working on a lawsuit for not containing facts in a legal document and causing elderly distress
The worst property manager I’ve ever dealt with. I moved in almost a year ago and I’m not renewing my lease solely based on the manager here. My back door didn’t close all the way or lock for FOUR months. I had to threaten to sue for it to get fixed. Then the door it was replaced with had a full glass panel that was broken by the landscapers. They put tape over the fully cracked and spiderwebbed door and it’s been a month and it’s not replaced. I was just standing out there, minding my business and was threatened by one of the residence or their guest. Just above the 71 bus stop. So far they've done nothing. And they have no number on their voicemail, though they say in their voicemail that they do for security type issues.
Hands down the worst apartment Managment I have ever had. These apartments are so poorly maintained and managed that It poses both safety and health risks to its tenants. The reason we moved out is because there was a water leak in our ceiling. This was fixed and then two weeks later rodents chewed through the same waterline and caused a new leak. I had multiple conversations with both Managment and maintenance about the fact animals were accessing the attics of almost every unit in the complex. *Copied from another property managed by this company. Given that the issues stem from dishonest and exploitative management practices, this review belongs here as well. This property has a history of pest issues. Not even a year into my residency, I discovered bugs and promptly reported it. The pest control company confirmed bedbugs. I work in group homes that are meticulously maintained due to regular state inspections and outside of work, I rarely leave home. I was going to write a novel about my negative experience but it looks like the reviews speak for themselves. I think its time to think less about money and more about making the residents feel comfortable. Maybe your company could reinforce some moral principles like being better servants. Once the servant mentality is lost to greed, your ratings will look like they do here. Just think about it....
Very unresponsive, repairs take weeks, if they happen.
Horrific. Treats tenants as subhuman, charges late fees when rent was not late. Refuses to do their jobs basically. Then blames the tenants and tries to lay Responsibility on the tenant. Awful. Run as far and as fast as you can. DONT RENT WITH THEM. And please, read the response they dropped. They say they care, they say call us. Fun fact, no one EVER ANSWERS that number. No one responds to voicemail either. 0 stars. Would never recommend.
They're raising my rent but never gave me written notice of it... Which uh is against Oregon law. :/
These apartments of Block 1618vVancouver Washington do no abide by their no smoking policy
They took over our apartment complex on December 20 and were unreachable until January 9. Have not been able to even get reliable contact info for the new property management team. They also closed our maintenance portal and all maintenance requests without addressing any of them, but will be coming around to "inspect" for things they can fine us for. Of course, the time frame that they gave us for inspections has passed and they won't tell us when they'll actually be stopping by, just "sometime soon". Hope they realize that per Portland zoning law, they need to give us 72 hours notice before …

I wish I could do zero stars. The worst management company ever. Don’t ever move to an apartment that they manage. They will screw you over and take your money. Made me pay $3k in things I didn’t owe. Apartment was disgusting and not clean when I had moved in there were damages everywhere washer and dryer were unable to use. Manager Mary at the crossings never helped with anything and kept making us pay for extra stuff.
The manager Dani didn't like me so I got zero receipts zero photos and zero back on my deposit. Now I have to go to court on bogas charges. I've called over and over and zero calls back.
The worst experience I have ever had renting!! They steal money right under peoples noses and screw tenants over. Me and my 2 year old son lived at one of their properties for 5 years and little did I know I was being scammed by the previous landlord by the name of Ruby at highland park apartments. First off, i love how Affinity responds to the positive comments and not the others (such a joke!). I am in the process of breaking my Lease with Courtyards of Fairview which is under Affinity Properties. The last apartment unit I lived at Twin Creeks Apartments was taken over by Affinity and management was a joke. The new manager was unresponsive and lazy, didn't file paperwork or show up to scheduled meetings. Maintaince quality went down fast, vandalism and theft went up, the pool wasn't maintained and was never open. I moved out last March and still haven't gotten my deposit back. It's looking like we'll have to take them to small claims court to get it back. I would not recommend renting at one of their properties. I've never experienced such terrible management anywhere I've lived.
Nikole the new property manager at Lakeview is terrible. She doesn’t respond to emails, calls, or work orders. She talks about tenants to other tenants and shares other tenant information to other tenants. Corporate is just as bad. This place is over priced, full of mold and rundown.
Absolutely do not rent from them. This management company blatantly disregards various laws, particularly ADA guidelines, and commits numerous other violations. I'm certain many people have experienced fair housing violations as well. During my visit to my sister, my car was unlawfully towed from visitor parking. I will file a complaint with the Attorney General's office and the IRS against these apartments (The Crossings Apartments)/management company and the tow company. They have someone in accounting named Irving who made an accounting mistake and then ghosted me when I presented the mistake and tried to politely ask for a refund on the double charge. Even my bank saw that he made a mistake and said “this guy messed up”. Unfortunately my building fired this company and then they ghosted me. Now I know why they were fired. Very poor accounting and very unprofessional. Kind property manager. I wish him the best.
As others have said, stay away from this property managment. Currently living in "Lakeview Park Apartments". No one runs this place but they take your money. For reference, I moved in January, it's now June, I have had 6 water problems in my apartment. 6 of them!! One of them is still on going.. Here is a picture for reference. Baseboards in my bedroom... If I could give a zero I would. I’ve had mold in my house since February and they haven’t fixed it. Never answers phone calls. Let’s incoming tenants wait outside for HOURS to get keys or for viewings. The day we got our keys, no one showed up for 10 hours and we had to wait for their maintenance guy to show up with a key. Not very welcoming. No office on sight, so no way to ever contact. Drops off a humidifier when you have mold, instead of fixing the problem. A literal joke. ‘Lakeview Park Apartments’

Terrible property management firm. They collect rent real well, but as far as any emergency services on the weekends....forget about it, as you will be left hanging. The property managers at my community are pretty much useless. I call and call to get no answer, yet when I physically go down to the office there are 2 staff sitting at their desks with NO PHONE in hand. Really? Junk cars are left parked in our lot for months and yet are never towed? Even though we get regular notifications about parking lot rules. I have lived in several apartments under different property management and I have never experienced such things as far as moving out goes. I am being charged 3 different cleaning fees. This is the worst property management group I’ve ever lived under. My current property doesn’t have a property manager and hasn’t for over 3 months. The company’s policy’s are so bad that new property managers keep quitting inside of a week of being hired. The front desk almost never answers calls and the voicemail is full most of the time, we pay monthly for our parking spots but the towing company only tows if they’re called by the from office, so anyone can park in your spot without anything happening. WOW - I see why they are rated as such. Good luck getting into contact with anyone. I have called my property office, affinity (new owners?), texted to get an appointment to speak about my lease. Two weeks later (albeit the storm was a week) no contact or follow up and had to be the one to reach out again and I've been asking for a month now.
Absolutely unlivable conditions, Snow hasn't been cleared from sidewalks in days. Safety hazard getting to and from apartments. Needs to be shoveled when it snows, and nobody is maintaining the grounds Someone is going to get hurt walking to their apt. And sue these people.
Give serious consideration before residing in any Affinity Property Management buildings.
