And very importantly for a property management company, they keep up with the ever-changing landscape of Portland rental regulations. They uphold a high standard in an industry with many challenges. I have been a tenant of two properties managed by Avem Property Management. The entire team has always been friendly and responsive. My last lease with them had difficult layers of communication between the Condo Association, the unit owner, myself and the Avem. Gia was a rockstar staying on top of the Condo Association to address the communication challenges and resolve issues. At times it was frustrating, but I knew Gia was always fighting for me. When I had maintenance requests, someone always came out the next day. Those individuals were friendly and professional as well.

We rented through Avem and unfortunately had a very frustrating experience with them as the management company. When we moved in, we expected an older house to have some issues and submitted requests for bigger things like a closet door that wouldn’t open, garage lights not working, and a missing garage key. Instead of just addressing them, Avem told us multiple times that we were submitting “a lot” of requests or putting “a lot” into their system, which felt unprofessional, and it still took nearly a month for maintenance to show up. These guys rock I literally tell them that I have problems and then within less than a day they're always fixing it I'm so happy with the service I cannot stress how much I've been hurt in the past by landlords but these guys they know what they're doing they're just the best. I don't really write reviews but I have to say, Michelle and Avem are worth writing one! In the 15+ months we've been tenants, they have been above and beyond. My husband and I have never had a better landlord or property management company than Michelle at Avem.
