A Car took out the main cement wall in Nov. 2025. Insurance money came in Feb. 2026. All documented. Fast forward to June 2026 and we still don't have a fence and very poor communication. This is completely unacceptable. Would you live this way when paying a mortgage and HOA every month. We have tried and as you can see, we waited a long time before deciding to post. You can see what it looks like with the wall and what it looks like now.
Very negative experience. The HOA refuses to assist homeowners over the phone and requires a request to be submitted electronically. This becomes an issue when the HOA takes over a month to respond or simply does not respond. Blue mountain will also hold things like parking passes and key fobs hostage until unrelated documentation is submitted for separate issues. I completely fail to see how this is a service to the Homeowner as every experience I have had has been a burden. Not to mention the ridiculous rates I pay to have my quality of life decreased. Would not recommend this company.
This HOA management company is just awful. They are slow, often times don't reply to emails or posted requests in the portal. They haven't posted any of the recent financials, insurance, meetings minutes, etc., and have made it extremely difficult to access requested information about the HOA. As homeowners, we have a right to access all of the HOA documents, and it shouldn't be behind a paywall, and we shouldn't have to be pestering them to do the job that we pay them to do. Terrible, TERRIBLE HOA. Need to talk to a human being? Impossible. Been dealing with them for years and I am so sick of their lack of communication. Abysmal failure is the only way to sum them up. And to the reviewer who may respond to this review, no I will not email you back. Answer your phones!
They sent a letter that didn't arrive in the mail, non certified, later than the posted date to fight the charge. In the picture provided in the infraction the repairs are already made according to their standards. They have done nothing in our community to fix any of the common areas that are under their supervision. Any builder using this company to hand over HOA responsibilities to is just as at fault as them. Doing anything would be better than the complete lack of accountability they show.
Ana Romero was very quick to respond which I highly appreciated. Unfortunately it took a bit of time to find a work around for the dependence on Square which is unusable for me (I cannot open anything or download items.) I also do not understand why the change in HOA representative was not made known to members. Perhaps it was in one of the Square missives?? Contact info would be helpful. Our community is extremely disappointed with the lack of urgency and responsiveness from Blue Mountain HOA Management. Despite multiple follow-ups regarding essential maintenance and financial matters, including an approved bid for critical repairs and requests for updated insurance premium information, there has been no meaningful response. These delays are unacceptable and put the property at risk, especially with inclement weather approaching. My workings with Lee and Courtney with this whole transition thing for our 162 home HOA is going very well because of their openness and attitude and knowledge. I am very impressed!
Courtney has been great she tells us exactly what we want to hear. Only problem is nothing seems to happen. It's been a month since I sent in my first months condo dues to you. The second month you should also have by now but neither month has been posted. I hate to think about sending in my December dues because I don't know if you are getting them even though the my bank says you cashed the check back on October 21st. Whey are the payments getting posted?
Will not return phone calls, I am elderly misread the bill, and was.06 cents short, got a new bill for 6 cents with 2 days before a $35 late fee, nothing they could do, directed me to pay online, that was very difficult for me being alone, got to the payment section minimum payment $1 dollar and a $2.78 convince fee for using Credit card, we were not told about HOA when buying the home new, that came later, this company has been more than difficult to work with. This HOA does not care about those who live in their communities. Nor do they respond to any correspondence in a timely manner. I had a family members car tire punctured while parked in a common parking lot with a post it note stating someone would tow our car in 48 hours. I reached out initially to have this addressed, have it responded to a few days later, and then no responses for over 10 weeks. Our garbage service is included in our condos HOA fees, and was just cancled due to non payment from Blue Mountain. They are sure to pay themselves (for the what no one knows) but we are unable to get the basic necessities we pay for. I truly fear for the stability of our homes we worked hard to get with this company draining our HOA reserves.
Absolute garbage company. They've tripled our monthly dues since they took over about a year ago. If you are looking at buying or renting property that has anything to do with this company stay FAR, FAR AWAY. We have multiple units for sale and rent in the neighborhood and they have all been sitting vacant for 3 or more months due to the fact that the hoa dues are outrageous and the cost does not equal services rendered.
I am extremely disappointed with this HOA. They have been charging me more than my neighbors without any clear explanation. They even billed me for a repair that never happened and withdrew around $1,000 from my bank account without my approval, simply because I had direct deposit set up. Competence is seriously lacking with this HOA Management Co. On various occasions they have sent us past due notices, but we have the receipts that they were paid. They rely wholly on using Townsquare for communication, so good luck getting ahold of anyone in a timely manner or getting anything accomplished when you use that app cause they take WEEKS to respond. We have a new account manager every three to four months. Nothing ever gets resolved and the board has to start over with each new account manager. Blue Mountain was not allocating in accordance with our CCR for reserve funds for over a decade.

Conifer Park HOA, is in the process of changing our current management company and teaming up with Blue Mountain Community Management. Alley Prewitt is the Community Manager for our HOA and she provides wonderful service! She is responsive, finds answers to questions for which she doesn't have the answer, writes very well, and works hard to support our HOA. Our HOA has struggle with turnover of our Blue Mountain Community Managers. We understand the industry has a high burnout rate, but we hope that Alley stays with the company and on our account for a long time!
I generally try to approach HOA matters with understanding, but I’ve been disappointed with how my recent concern has been handled. I received a citation for not having an ARC file, even though we do have an approved ARC on file from 4 years ago. I tried calling more than 10 times before I was finally able to reach someone, and that only happened after jumping through hoops. We greatly appreciate our Community Manager Wendy G-P. She stepped into a position that had been in flux over the past several months and has provided us with prompt, knowledgeable and informative guidance. Being a newer Homeowner managed HOA (after being managed by the builder companies for almost 2years) we came in with and still have on an ingoing basis lots of questions about how to approach issues, concerns and more. Wow, these reviews are all over the place! My experience has been pretty neutral overall, but mostly because I haven’t needed to communicate much with anyone over the years. The app has worked well for us for receiving updates and making payments, but I did have an inquiry through the app go unanswered from a couple years ago. Stay away from Blue Mountain Community Management. Blue Mountain took over managing our condo building when our old management team retired. Immediately it was clear that their cleaning team was not as detailed-oriented and effective as the old team was. Within a year it was clear that Blue Mountain also was not good at general maintenance, record keeping or responding to security issues. As a homeowner in a neighborhood partially managed by Blue Mountain I am concerned about this company. Their treatment of our residents is unprofessional and demeaning. They do not appear to know what they are doing. There are questions brought up about mishandling of our ARC regulations. Their owner notifications are canned, confusing and downright cruel at times. We are asking ourselves if they are even handling our financials appropriately. They have a local office but are no more than a DBA of a larger company (Associa).
This is the worst HOA I have ever had to communicate with (when they decide to communicate). I use the portal as instructed and still things do not get responded to and sometimes the requests are just closed. I have had a broken garage down since Aug 2024 and still yet to be fixed. I will never own a property with an HOA again. Blue Mountain was forced on anyone who wanted to buy a home in the community. They are not Home Owners and therefore cannot be a Home Owners Association. Their only goal is to collect money off the homeowners.
Absolute horror show with selling our condo, because of the mismanagement of our property and funds! Now, in order to sell, we will need to credit our buyers the ammount for special assesment valuation. The roofing project is a mis-planned/maligned catastrophe! One building had their fire risers breached from the roof board replacement. In addition, the project is using a company, that is charging way too much for what it should take. Reports HOA violation of garbage cans being seen “publicy” when they are neatly placed on side of driveway next to house. Most everyone on our street keeps them in sloppy locations or they don’t bring them in from street for days after garbage pickup. Not sure where they can be placed and not be seen except completely concealed in garage.
Blue mountain is the worst HOA we have ever had the dis pleasure of using. Recently the latest issue is they no longer send notices and they just fine you $50 for whatever they deem inappropriate. Like a broom on the front porch drying after a snowstorm. They are impossible to get a hold of and when you do they just give you no options on how to remedy any situation without a fine. This association is attempting to force all homeowners in the neighborhood to pay their HOA fees online, adding an extra $5 fee on top of an already exorbitant and steadily increasing HOA cost. For those who opt to pay by check via mail, the association failed to send a bill for November and then sent a December bill with an added $35 late fee. No one responds to calls made to the office—it's unclear if anyone is even there. Blue Mountain is absolutely abhorrent when it comes to property management. They are always there to take your money and raise your dues, but when it comes to actually performing as a property management company they are nowhere to be found. They don’t return calls or emails, they don’t address homeowner complaints, and they don’t follow the bylaws of the HOA’s they manage. Blue Mountain manages our HOA. The community manager Jeff rarely responds to questions or community concerns. When there was an insurance claim to manage, no one communicated with me (the homeowner) about the claim, and the work on my unit was so poorly completed that I had to hire an independent contractor to fix. This HOA is a joke and a waste of everyone money. Our home is beautiful, yard clean & manicured and we continue to get harassed monthly. Not surprised by the number of houses going up for sale in this community, we will be the next to go!
The IRS needs to do a financial audit of this company. They are all talk NO delivery. I could go ON AND ON about what a let down this company is. Add on zero customer service and zero follow through. The Team at BM is awesome. I needed some help today getting documents for my property in Covington WA. The team Jessica, Yulliana, Marlette and Anna, all helped and got me what I needed. They are professional and prompt when needed. I highly recommend if you are looking for a stellar team and property group.
Charged our community new roofs and Fences and a bunch of other repairs and upkeep. Wrote in their reserve study update that several projects were complete and had life remaining of 10-30 years before needing to be done again. Blue mountain Community collected $298.00 per month from 163 units. Claim the projects cost most of the reserve and even state that “all roofs were complete between 2011-2014 at $799,487”….. ended our contract before writing the study guide. We use this company to manage our HOA. 10/10 DO NOT recommend. They go years with no contact, nothing done in our community, no improvements, no response to emails. Their excuse is that the “person doesn’t work here anymore”….. literally every month. I have sent 11 emails and have had 0 response. Called, no response. I was told in February, when we were hit with hard snow and super dangerous ice, that they don’t cover plowing, it’s our responsibility…. Absolutely the worst hoa company ever, never comes out in the winter only in the summer to harrass residents. Is in the rules they are to plow streets in the winter and in 16 years they have never done it once. Does not keep up common areas or fences. Over charges us for doing nothing but harassment. Gives parking violations but does not give residents any place for extra parking. Will be talking to a property lawyer to see about disbandment.

6 phone calls and 1 website portal inquiry. No return call or message. The landscapers are doing damage to my property. I can't find a solution if the property management company will not talk to me. Unprofessional to say the least. I'm paying dues to have my property damaged. Very unjust.
Having been apart of this "HOA" wife and I have seen the fees have been risen for no reason. They don't ever check on the area. The crew that mows the areas does a the bare minimum. There is multiple areas the landscape crew should be doing but they don't. When ever they schedule a meeting, most people are at work. Despite the monthly fees we all contribute, it seems we pay for nothing but frustration. Have asked repeatedly for help getting reimbursed for expences to do work that should have been handled by Blue mountain.
Blue Mountain's price was high, but we hoped for good service. BM contacts did not respond when we repeatedly let them know that the landscaping vendor was not appearing at all. Finally, we terminated BM. Only then did Courtney make sure to tell us that we had to manage the vendors ourselves - aka, don't ask BM to help, AND we better pay the bill they knew was for no work. We hope for better experiences with HOA management elsewhere.
As a first time HOA Board member, we began working with Blue Mountain Management about 4 years ago. The staff and group there have been phenomenal and extremely supportive. Jessica and Anna and the rest of the staff are extremely responsive, take all the time necessary to guide our Board and provide us with the information we need to work closely with and represent our community. They are respectful, work well with our residents and help us be proactive and professional in our Board roles. A great group to work with.
As many others have said would give no stars if available, almost impossible to contact either by phone or e mail. Took 2 months for the to fix our billing as they did not cr. prepaids from builder. Has been a nightmare, once we did get a e mail acknowledged told us we can only e mail them once a week
We did not receive the HOA Board election E-Mail that was sent out tonight for an election on Tuesday that was supposed to be sent out ten days before the election. The only reason I know about it is that a neighbor forwarded it to us. As we never got a message, I wanted to rate zero stars, but it would not let me. If I ever get the Email and an explanation, I will consider changing the review.

We switched over to Blue Mountain after being with a different property management company for years that was incredibly unresponsive and negligent. While it can take a few days for a response about non-emergency issues, they've always had our backs when something disastrous happens. Kyle is a phenomenal help and our manager Riley kicks butt. I have called and sent emails for a month now and have not had one response. The phone goes straight to voicemail. They supposedly have a 24-48 hour return policy. That is clearly not followed. Maybe it is a 24-48 day return policy. Clearly the company is not ran well.
Enforcement of our rules and community standards was non-existent. Was impossible to get anything done despite many ongoing requests for basic things such at gutter cleaning and moss repair. Badly needed building renovations weren't done. There were errors in our budget and it was often late.

Absolutely horrible! Called 2 days in a row at least 8 times. Left 2 voicemails and never heard back for answers. I’ve left messages on the app and got a response days later by a clearly incompetent employee who then never followed up after my response. I did not have a choice to work with them as my HOA chose them but if you do, I would steer clear!
Our fees have gotten out of control. Our budget doesn’t make sense. Blue Mountain is not helpful and are impossible to get a hold of. Things have gotten so bad my neighbors are banning together to remove the HOA. Do not buy a home where they are HOA, they will harass you with letters and fines and are never available to discuss these issues with. This HOA is single handily ruining our neighborhood.

Our community grounds are always full of littered garbage, I had to call several times last year to get the doggie area cleaned up as they don't tend to the garbage or doggie bags. It's right next to the mailbox and the postal service person changed our delivery time from the afternoon to the morning because of the smell. Just learned that they increased our monthly HOA by $200.00 this year with no additional amenities. This community has no pool, workout club, park, or a clubhouse. It's criminal and highly mismanaged
When my house and neighborhood was considered a new build years ago Blue Mountain Property Management would emailing weekly or at least monthly reports along with landscaping, Maintaining yard integrity, trash can and recycling watch and all other general maintenance. But after a number of years it was Incredibly difficult to get things accomplished or just simply get anyone to answer the phone. Such examples would be trying to hire a new landscaping company since the weeds and common areas were completely overgrown or getting the community fence repainted. Blue Mountain is very difficult to reach or get answers from. I have emailed the generic info email address, as well as specific individuals. They assess charges that are not approved, they code things in the wrong accounts, and generally are a poor management company. They charge fees for their services, then do the services poorly, or blatantly incorrectly.
Terrible company that manages our HOA in Vancouver Washington. Charges astronomical fees, sends out unreasonable letters to fix fences in winter no way to do that! They have a high turnaround rate can’t get anybody in customer service or on the phone or in emails. Don’t answer back we’ve had harassment issues and on our board and those members are still there Instead of removing them like they should. Votes in members with or without a vote from Home homeowners.
After a year of dealing with this company, we are moving to another management company for our HOA financial services. The frustration we have experienced getting invoices paid and current financial information is ridiculous. Clearly, they can’t get it together. Nothing more to be said but beware.

Worst HOA ever , they damaged our house didn’t fix it they leave weeds and trash in our lawn after they mow it and let alone we have complained about our sprinkler system going bad and it’s been down for a year and they keep pushing us off and now our grass is bad and patchy. They want you to pay 200$ a month for the worst service I’ve ever had
