April D. and Taylor D. were both professional and patient with me in understanding the owners' single portal system needed two separate accounts each with its own username and password! The portal had been offline for an extended time in March. I continued to search on the AMS-NW website/portal each time other employees provided me with the link. Horrible management company. I needed HOA help regarding a maintenance issue and called their main number 5 times over the course of three business days but only got the voicemail. My voicemail was never returned. When I called a separate number, I finally spoke with a guy in thick southern Asian accent. He told me that the admin for my HOA (Oswego Summit) is not at her desk and doesn't know when she'll return. He said that he could only redirect me to her voicemail (which she doesn't return calls). Victoria J at AMS has been the most helpful, friendly, communicative representative. I get replies to emails with random questions almost immediately. She doesn't make me feel like a bother when I ask questions, no matter how dumb they might be! Our HOA board is pretty hard to get ahold of, so having a rep like Victoria is even better to have as an alternative. AMS has made navigating homeownership within an association that much easier.

We are having some on going issue, not due to Anything AMS has done. Andrew J has been prompt in his responses via email. He even made sure to call me to connect to let me know what they are doing to help us resolve the issue at hand. His costumer service is top notch!

The most absurd of HOAs. They charge exorbitant dues, nickel and dime with absurd “compliance violations”, but then allow homeowners to bully other homeowners and renters and turn a blind eye to these same bully’s eyesores on their porch that are blatant violations. The breakdown of fees shows insane things a thousand dollars a month for office supplies in the neighborhood clubhouse, a clubhouse that is unstaffed and used sporadically. I called the AMS office in a panic after we woke up to water coming into the house from the ceiling and it was discovered that our roof was leaking in several places and needed to be replaced immediately. I spoke to Ryun G and he was amazing! He informed me that I needed to put in a request to have the roof replaced, but since it was an emergency, he would do his best to get the approval ASAP. Do not hire this company to manage your HOA. I am a homeowner at an HOA AMS NW manages in Vancouver. An example of their level of care and concern for homeowners in my HOA: Mitchell from AMS NW told me that setting up a Zoom/MS Teams option for digital attendance at an upcoming meeting was “very difficult to complete, due to numerous technological barriers.” Of note: this is a meeting AMS NW is facilitating, and the agenda says current board members may be replaced DURING the meeting by those present at the meeting. As a former board member for 6 years, I agree with the reviews on Yelp not Google . There is a consistent theme of frustration with the communication. We went from a great family owned management company to a corporate monster who has put a mote around the board making them unaccountable. We are now paying double for less and worse service. Run don’t walk from AMS. I blame our board for not vetting this company better or maybe that’s the way they want it.

Do not hire this company to manage your HOA. They charge higher fees and provide worse service than any of the several HOA management companies I’ve worked with. Even after I provided documentation, they would not credit a fee that was an overcharge. They have very poor communication, don’t answer your questions and don’t adhere to their own policies. Like someone else commented, it’s hard to tell if it’s incompetence or just greed (or both!). Check yelp for more reviews, a 4.8 rating has got to be rigged.

I am new with the HOA experience and I made my first call to AMS yesterday for help in navigating the process. I was fortunate to speak with Garrette yesterday and again on a call today. He was so helpful and made me feel completely comfortable in asking all my elementary questions. Thank you, Garrette! Incompetent, Untruthful, or Both – AVOID AMS NW Property Management Dealing with AMS NW has been nothing short of infuriating. They charged me late fees and a demand fee even though I paid before the deadline listed on the official statement I received on April 15, which clearly said payment was due before May 30 to avoid penalties. The HOA, for an out-of-state rental property I own, is currently being managed by AMS. My last few experience with our property manager, Melissa Sedillo, have been alarming and the worst customer experience I’ve encountered from an HOA rep. For starters, she stated she walks the community every 30 days to complete general inspections, however, when I was in the city/state, I discovered a HOA managed tree was growing on the house. This is an HOA for my property and not at all happy with them. They are worst company to deal with. The previous management (Shamrock) was excellent and not had any issues with them for last 7-8 years. This company takes over this year and have continuously reporting non-compliance when there are no issues. They just increase HOA fees year on year but don’t do anything. They are more of a pain for homeowners than being of any help.

We have been working with Holly Elliot as our building manager with AMS. Holly is dedicated to our building and offers much guidance to our board. She is always willing to go out of her way to make sure that we are taken care of.

I have finally closed the sale deal for my previously owned condo in the city of Portland and I had a very hard experience with the HOA AMS Associates: 1. Delay of the closing: Due to the fact HOA had delayed the process of submitting the complete condo sales certificate, my closing date had to be moved from Oct 7 to be Oct 15th, which also was the deadline date for the buyer’s locked-in mortgage rate. This step of process started on the date of Sept 18, 2024, and the final completion date of this part work was completed on the date of Oct 9, 2024, a whole 3 weeks time! And in between, ther…

AMS manages my HOA. Normally have no issue with their process. this year I wanted to re-roof my house, a standard maintenance procedure. I submitted my app, had to pay a processing fee, and was told it would be considered at the next board meeting, which was a problem, as I had already planned the start date for the contractors, and had not banked on a 3 week waiting period. We received a compliance violation stating that our trash cans were left in view. The photo attached to the violation is NOT OUR HOUSE, it's our next door neighbor. I have had the pleasure of working with Holly Elliott on many property's. Holly's ability to address challenges is commendable. Our HOA switched management a few months ago and so many things have improved. In listening into the Board Meeetings the biggest improvement is the support the Boards Members who are volunteers get the support they need to make the right decisions for our HOA. In addition as a homeowne, we actually get a response. HOA's aren't perfect and I respect the people who do this job as it is hard - but my management team Amanda Ford and Victoria Johnson have been a pleasure and so much better then prior lack of service from our prior company.

I am an owner of a home that is managed by their HOA services and they are awful- somehow the owner pays the mortgage HOA etc. but they seem to think they have all of the power. Frequent certified compliance letters as well as emails (why send both), and if you aren't home you get to go to the post office to pick up a letter you already received by email. Fines for everything no matter how small with no recourse. Have had other HOA managers that have been fine my only hope is that management will change to a different company or sell the home.

In the 9 years I've lived here, our HOA has been through about 5 management companies. We now have AMS and Andrew Johansen, our current mgr, is AMAZING. He and another employee met with us and reviewed our budget, saving all homeowners a significant amount of money! Andrew is kind, efficient, has a great sense of humor, responds to calls and emails quicky, and most of all, he knows his job. I can honestly say he is the very best manager we have had. Someone hit my car in the parking lot, and it took over a week of back-and-forth with AMS to confirm what security footage existed. Unfortunately the clips were useless and did not show the incident. I live at one lake place. One day someone had just dumped their garbage bags in front of the trash area. I ran over to our man Dave Adderly and he was more than helpful in cleaning up the mess. We lived on the 8900 block of NE 41st Ave (Fairfield Community) and it was incredibly trashy-from the neighbors and the guests they would invite, to the HOA sending out “spies” to take photos of your home. Next door neighbor would terrorize the entire block with his parties, blasting music with bone shaking, vibrating bass. Their guests are always drinking & driving on the block. He has turned a family oriented community into a straight up fraternity. Unacceptable. We moved out within 5 months of living there. I feel so relieved to be far away from such a hell hole.

Behold, the banality of evil, of which AMS is the encapsulation, in my opinion. Nothing more than token wrist slaps (small fines that are about as much of a deterrent as a flea bite on an elephant’s behind) for the serial noise ordinance violations of one of their residents, who torments his entire block turning his garage into basically a nightclub and throwing parties till the crack of dawn, revving his motorcycle engine and zooming around in unmuffled cars. They have now been *warned* as of today of the DRINKING AND DRIVING that is suspected to occur at said residence during said party nig…

Dave is such a great maintenance person. He is so nice when I see him out walking and my dog gets so exited to see him. Also, he is always working really hard. Every time he is on trash duty and compressing the trash, he tells me to leave my bag and throws it away for me once the trash is compressed.

David Adderly is the maintenance man at my condo he's always busy but will always answer a question or help me with something. Good worker.

When my front door was damaged and needed to be replaced, I contacted AMS just to let them know what had happened and a new door, matching the original would be installed shortly. I worked with Darrian who was always prompt, knowledgeable, and very nice to work with. Job well done!

This is review for the Park Place Pearl Concierge Lindsey. In the time AMS has been managing our community, Lindsey has been our afternoon and some Saturdays concierge. Lindsey is always friendly, professional and helpful with issues in our building. I normally see JP, Marques, and Megan the most at the front desk and they are all friendly and quick to help out with anything. There have been some issues with the garage doors recently requiring them to stay open and AMS made sure to staff the opened doors with security to keep unauthorized vehicles from entering. I've had experience with a number of the management companies managing condos/apartments at the southwaterfront/riverplace areas and AMS is the best imo. They are fast and responsive. Their staff seem to communicate well when switching work shifts which is actually not true at some other places I've lived at. Marques Johnson is an absolute joy to have at the front desk! On more than one occasion, Marques has helped me schedule appliance deliveries and larger package deliveries and he is always on the ready with opening the door and is so friendly with both myself and my dog. I’m older and have had some serious health issues lately causing me to have poor mobility. One of our building’s concierges at The John Ross, Marques Johnson, has been helpful on multiple occasions, but he directed me so that my most recent large delivery from a department store proceeded up to my unit efficiently and fairly effortlessly without making an otherwise awkward job more difficult for me. Worst HOA! We’ve been in the same community for over 9 years and never had any problems. AMS took over and we started getting fees assessed for leaving garbage bins out for more than a day. Even after we have corrected our actions they still assessed another fee citing left in “community view”, which we’re disputing. They need to provide proof with pictures if they are going to assess homeowners fees. That should be a standard protocol. This company seems to be focused on upping their revenue in assessing fees and not to the homeowners best interests.

Received a blue sticker on our jeep that is a daily driver and runs perfectly! The sticker states it's in a fire lane and none parking area. However there are no signs what so ever stating no parking or that it's a fire lane. No fire hydrants! Multiple house owners park on this side of the road as well. Spent 6 months at the John Ross and was more than pleased with the friendliness and helpfulness of JP (concierge). Above and beyond what I have experienced in many other buildings.

I had an issue with my bank and when I had to call AMS, I was told they would waive the fee. The fee was reversed, then charged again, so I called to ask why and was repulsed by the attitude I got from the rep, who couldn't give me a straight answer. I eventually got multiple conflicting answers and didn't know what to believe but wound up paying the fee. That was frustrating enough, but now I've received multiple late charges when my payments have been on time.

Sydney Brown with AMS was a great help to us when we needed a replacement breaker switch for our hot water heater. She reached out to me and returned an the calls I made to her. Top shelf!

Moving can be a stressful experience, but WOW...the team at the John Ross went above and beyond to make it go as smoothly for my husband and me as possible. We arrived on a Sunday night and the last thing we wanted to find out after a long flight is that the seller's agent had lost our keys. But JP helped us troubleshoot and got us a set of replacement keys quickly. He welcomed us warmly, is knowledgable and efficient with everything he does. Such wonderful staff but in particular , Marques has been a delight he’s so helpful and charismatic, love his music choice for the lobby. Phi always greets us with a smile and a good attitude.

We recently stayed at John Ross Condominiums on South Waterfront, Portland, for about 6 weeks. All the front desk staff were welcoming and helpful. One in particular, JP, went beyond expectations. He got out of his chair to help us solve a couple of minor issues with our key and mailbox. It required a caring person that was willing to engage with us to solve our problem. Can't really train that. If he's not a manager already, he is a stand- out and should be.
