I hired 4 separate property management companies over the years with the goal of protecting my two rental properties and serve potential tenants fairly by avoiding any major issues on damages and/or maintenance problems. I use Breakwater NW for 4 properties. I've always loved hands-off, truly passive income. With this team, sometimes I have to open emails to read about all the income distributions, but other than that, I can't complain!

I’ve been meaning to write this review for a while and am finally getting around to it. As a property owner, I hired Breakwater NW to manage my single-family rental. This reflects my personal experience and opinion. From my perspective, the management process was extremely stressful and far more drawn out than I expected. When the tenant moved out, I observed significant property damage and strong odors that, in my opinion, were difficult to fully remediate. Tara, Nichole, and the Breakwater team are fantastic! This was our first time hiring a property management company, and they were amazing to work with. Fast & clear communication even at times while we were away across many time zones, and made sure we had all the right information needed throughout the process. It's the best feeling when you don't have to stress or worry too much knowing it's all in good hands. We will definitely be back!

Breakwater NW is the best property management company you could ask for. Tara and her team are knowledgable, professional and extremely detail oriented. Tara truly cares about you and your property which is refreshing, especially in today's world. Breakwater took my property on after some bad luck with another management company and made the transition smooth and pleasant. The PNW is truly lucky to have this local family owned and operated gem of a business.

Faith and Terry have been terrific. They respond very quickly and competently! For example in the past week they got an electrical issue fixed within 24 hours and then a major appliance problem fixed also in one day! They are friendly, quick and nice!

Our Leasing Agent Claudia Cifuentes has been nothing but helpful since our initial move-in. Incredibly personable, friendly and very responsive to communications. It has made our time living at a Breakwater NW property so stress free. Kudos to Claudia and the rest of the Breakwater NW team.

Found myself in a position where I had to move quickly. Found my apartment through this group, worked with Claudia who is incredible. She worked hard to help me move within a week! In the last 5 months living here maintenance has been top tier, the common areas are always clean, and neighbors are lovely!

I’ve been living here for around 5 years, out of the time I’ve been here, the apartment manager Savannah has always been on top of everything. She responds quickly and she communicates with you when needed. I’ve never an issue with getting maintenance over. No negative experiences living here in terms of management. Savannah always has made living here a positive experience.

Leading up to my move in Claudia was very courteous and accommodating. Because of a medical emergency I had to delay my move and she was very understanding. She met me with my keys the day of my move in. She has kept in touch to make sure that everything is going smoothly and that I'm comfortable in my home. I've worked with Savannah at Breakwater for years and have always had such a good experience. Shes incredibly helpful and quick to respond, despite undoubtedly being busy managing several other tenants. Ive lived in properties managed by this group for years and honestly can't think of anything negative to say.

Been leasing with Breakwater Northwest for a good period of time, 3 and half years as of writing this. They have been highly responsive when maintenance and building security needs arises. Pretty abysmal experience both from a, property being ready stand point (tiles began falling off from the cheap putty, unfinished side & trims with exposed nails, an electronic lock we could "Google" to figure out how to set) misleading information on the sight (advertised a working, mechanical pool cover that was never operational prior to us signing, as they admitted was wrong, blamed the owners and said we "agreed to the property as-is", and we basically have a swamp for 9 months because they didn't open it until the 4th week of May), and what I can only describe as property owner centri…

The people at Breakwater Northwest are incredible. They're kind, responsive, and competent. (Three qualities which are often lacking in the property management space.) I rented an apartment through them sight unseen; I couldn't get a personal feeling for either the property or the staff. To say my expectations were surpassed would be an understatement. I've lived at a property managed by Breakwater Northwest for 4 years and have only had a good experience with them. They are super responsive, organized, and have a good relationship with the property owners. They have the right priorities when it comes to a property management company, they're not trying to screw you over when you need flexibility or have issues. Tara and Savannah have been awesome to deal with, along with the maintenance team! They're like a family, and it shows in the way they care for tenants.

As a tenant, the property I rented was absolutely terrible. As well as my experience. I moved from out of state to a property that breakwater manages. Because I was moving from out of state, I was unable to tour the property so I asked for updated photos of the home. The home looked wonderful from the pictures so I decided to go along with the application process. 2 weeks later as i’m getting ready to move in from another state, the home was not at all what I saw in the pictures. I’ve just recently moved into one of Breakwaters places. Let me start by saying they care and they listen. I’ve lived in too many places where the landlords just don’t care and let the place go, but not Breakwater. Any problem I’ve had has been promptly addressed and fixed. Not to mention their staff is extremely friendly and always there to help. I’m glad we moved in with Breakwater. Thank you guys!

Jasmine is always on top of everything. I have 0 complaints. She makes sure to get things done. I can always count on her to resolve any issues I’ve had and in a timely manner. She’s very good at communicating with anything going on, and I know that she will get back to me within the day if not hours. She made my lease signing very easy, and I could not say thank you enough.

Nichole has been fabulous to work with. Quick, efficient, and overall made the process a breeze. Hands down the best we've experienced from a tenant perspective.
