Just wanted to give a shout out to Cameron from the maintenance team. A smoke detector with low battery started going off during the middle of the night in one in one of the units in our building where someone just recently moved out. We’re very grateful that he took the time to come out and change it because it was extremely loud and was preventing us from sleeping!

Grace was so incredibly helpful and kind! She managed to coordinate with tenants to track down a missing package in less than a day and I appreciate it so much!

After working closely with Capital Property for many years, I can say without a doubt they are an amazing property management company. I've just taken the time to read through reviews left for Capital Management dating back to 6 years ago and wish to take a moment to provide a slightly different perspective (I am NOT an employee nor am I paid for this review). As such and because their staff are at the forefront, it's often easy to blame Capital for all failures particularly when knowledge of the background community/owners may not be known. Capital is my property management company. They are fair, responsible company .

I don't have a ton of experience with property management companies. I owned a home until recently. I have found them to be responsive, helpful, and fair. I have had my issues with rent during my tenure, there was never a mystery about what was happening, what I can do etc. I also have had several maintenance requests. They were handled promptly and correctly. To me, I think the people that I know at least are expecting that it'll be like renting from a family member, loosely run by pushovers. I've moved around a lot and Capital is by far the worst landlord I've ever had. They only have better google reviews than other prop management companies because they incentivize tenants to leave positive reviews (notice how most of them are about specific maintenance requests?). They also charged me $2k "for repairs" after I moved out, even though I didn't damage anything, and I've always gotten most of my deposit back other places I've lived. Love our place in Sellwood. Maintenance is always great as is the office. Chris (maintenance tech) was extra attentive with our cat which helps me feel better when I can't be home for maintenance calls.

I have had the best maintenance experience from this team. Chris came out to my apartment today to fix a shower head that wasn’t adjusted to the wall correctly. In fixing it, he advocated for the right fixtures that were a little more costly, but that would save me trouble in the long run and make my apartment more comfortable, as well as making me feel like a priority. He was so nice, explained his process, and was very nice to my cat- who was very curious of him and what he was fixing in the bathroom. Thank you Chris!

Our maintenance tech Chris was friendly and prompt about fixing our cabinet. Besides the cabinet door, our unit came with new floors and appliances and has felt well maintained before we moved in. :)

Their property laurelwood has foxtail everywhere. No landscape and storm drain smells foul in fall and winter. They install a cheap lock for the garbage. Homeless people just cut the wood strip and open the gate avoid

Had our garbage disposal fixed by Chris this morning and it went great! Chris was super communicative and helpful, showed up at the earliest window and replaced the whole thing quickly. Always have good experiences with the maintenance staff!

Run away from this property management! Unless you want run-down apartments, failing appliances and plumbing, and incompetent staff. They don’t care if units are moldy nor any complaints of cigarette smoke seeping into nonsmoking units. They give you the runaround and resolve nothing until you exhaust yourself and take matters into your own hands. Let’s not forget about maintenance…actually it’s not existent.

Chris came in and was incredibly professional and respectful, got the job done the best he could with what he could do (still needs work but that's for other reasons). Either way, there's light now! He was great ✨

Capital recently took over management of the apartment complex where we live. Our first interaction with them was this morning. Chris and Cameron came over to change a light bulb that was in a fixture high above the staircase. They had a special ladder. They were super nice and finished the job in minutes. We hope all of our interactions with Capital are like this.

So far, Capital Property Management has been great! I was having some issues with my ceiling fan, and the technician they sent, Chris, was super kind and fixed the problem by quickly replacing the fan. Thanks, Chris!

I have been very satisfied with Capital Property Management so far. They have been communicative, responsive, and proactive about taking care of the property. I have lived in my unit for about a year and I recently required some maintenance for the caulking in my bathtub. They were quick to respond and Chris came out within two days to take care of the issue. Chris was very respectful and took care of it quickly. I am satisfied and plan to stay!

Chris, the Maintenance Techician came today and re-did all of the caulking in my bathroom. He also touched up my kitchen. Chris communicated well with me every step of the way. Chris is terrific!! He replaced my heater and I think it was going out when I moved in because something was burning one day and I called the maintenance and they couldn’t find anything wrong. Well I think it was going out then so Chris really did a terrific job.!!!

Chris was super helpful with the replacement of my kitchen faucet! He was professional and helpful; he communicated when he would be arriving and when he would return with the new faucet. I am very pleased with the results and it was a very positive experience.

They illegally raised my rent with less than 40 days notice twice, and charged me for damages caused by both their repair man, and previous tenants. When I called them out on the blatent fraud, the just reduced to cost and "gave me credits" to frame it like they were somehow doing a good thing. Absolute greaseballs, do not trust.

Capital and the building owner continue to let me down time after time. We found black mold all over items in our storage and along the back wall of storage. They also fail to address how the second floor of our townhome reaches 90 degrees during warmer weather due to the windows not opening and no proper ventilation.

Having rented multiple properties from Capital, I’m pretty impressed with their efficiency and care throughout the whole process from beginning to end. Most recently one of their maintenance personnel, Chris, came out to do some work and was a great representative of the company. Kind, communicative, and efficient. Maintenance request was handled very promptly. Chris was efficient, professional and friendly.

Chris, Cameron, and Robert from maintenance have been wonderful to work with. They have been really attentive! After putting a water pressure notice in, Robert did the initial assessment right away and Chris and Cameron came later in the week. It has been a super smooth process and their communication with me has made it easy to plan around.

this is a review for Bill, a respected member of the maintenance team. While the replacement of my smoke detector was an easy task, Bill made sure I knew when he was coming, and when he was finished. 1 star for the management team. Also a fair warning to anyone looking to rent: there is is lead in the building pipes and it gets into the water supply every time the water is shut off. Here's the cons: the water is shutoff to the building about once a week (Kentwood apartments), the property is very noisy, there are messes in the common areas that don't get cleaned for days, paint is peeling off the walls in the apartment and common areas, doors that don't latch properly, the entrance is not secure, and the hallways smelled like smoke for over a year (this problem was finally resolved). Run FAR away from this place. The upper management team are absolute vultures. It’s a shame because I loved my apartment at The Montessa and the office staff was attentive, but the move out process has been a nightmare. They charged HUNDREDS of dollars for “touch up” paint for a 500 sq ft apartment that had 4 tiny nail holes in total. They also charged me $500 for a cracked window that occurred AFTER they took possession and responsibility of the apartment again. I wish I could give Capital Property Management zero stars. They attempted to charge me a maintenance fee for a plumbing issue caused by normal, reasonable use of my unit. This is something landlords are legally required to maintain, yet management could not point to any lease language or evidence of tenant negligence to justify the charge. My building was a great place to live before Capital took over. Since then, management practices have gone downhill, and we are now looking for a new place to live as a direct result of these issues. Chris came out to help us today with our heater issue, he quickly found what the problem was and got us a new heater installed. Was very communicative and proactive, letting us know how to manage minor issues if they were to arise. The issue was resolved very fast and we appreciated his service.

I had an issue with a few electrical outlets in my apartment and Chris was extremely helpful and communicative during the process of repairing them. He texted prior to his arrival which was great as a person with a pet, and he also went above and beyond to repair another small issue with my cabinet door and to pick up additional supplies to resolve my electrical issue as quickly as possible. He was great to work with and I appreciated how promptly my issue was resolved.

I’ve had a good experience with the teams here overall. Bil from the maintenance team fixed my bathroom faucet that stopped working very quickly. Also I kept my dog in the bedroom but he was kind enough to let me know he was ok to let her out as well. I appreciated his professionalism, promptness, and kindness!

This review is specifically for the Maintenance team. Aysia, our project coordinator had someone out to our place much quicker than we had anticipated. Issac, the technician who took care of our issue was pleasant, knowledgeable, and efficient. And the issue involved removing a carcass from a crawlspace, which I personally would find a difficult task to remain friendly throughout.

Capital is always very professional and responsive. My request for help with windows and my heater are no exception. Not only did they jump on making sure I had someone come as quickly as possible, Bill fixed both my windows AND the heater in one trip, though they were separate requests. Capital was so quick to deploy someone to help with my heater I almost ended up with 2 techs at my place at the same time. Bravo!

Capital Property Management is a highly responsive rental management company! They communicate well, and actually perform routine maintenance, which makes the experience as a tenant much more pleasant. We finished an annual safety inspection where the maintenance tech Bil helped ensure all our smoke detectors/Co2 alarms/plumbing was working. My kitchen sink was super clogged when I moved in. Kylee had a plumber out the same day I reported, and when the plumber found that the clog had hardened too much and they would need a new part I was a little nervous it was going to be a problem for awhile. 6 months in, so far so good! All maintenance requests have been taken care of quickly, Bil fixed our broken towel rack today in less than 30 minutes. It took a little longer to get our dishwasher issue resolved, but eventually they replaced our old one. We’re happy here so far 👍

My recent experience with Capital was excellent. The company responds promptly to maintenance requests. I needed a lightbulb changed in my kitchen. Chris was polite, respectful and stayed alert for my cat trying to escape. I've only lived here a month, so take this with a grain of salt, but so far my experience has been good. Colin, one of the maintenance staff, has been a huge part of that - he has been so fast to respond to my maintenance requests, professional, friendly, respectful, does great work, and is just all around great to work with! The apartment is super cute and the layout works great for me, but there are so many layers of paint on everything that even setting my phone on the window sill results in paint flakes on my phone. Even the floors have layers and layers of paint.

I recently had a few maintenance issues and capital property management were able to fix my issues with a speedy 24hr turn around. Chris was especially helpful fixing my low pressure/leaky sink. He completely replaced my faucet. Leak gone. Water pressure back to normal. I 100% appreciate his quick and professional work!

This is a highly professional apartment management company with all sorts of buildings in its portfolio, so that the maintenance technicians have broad knowledge and experience. Plus, they're nice people willing to satisfy my curiosity about how things work in the building. I just saw Chris this week, who fixed my shower faucet. He sent me a text letting me know he was on his way. (I'm in a new building, but the cheaper plumbing fittings installed by the builder often need attention.)

So far, Capital Property Management has been a fantastic place to live. I live in an older building however, so I have already had to get into contact with maintenance a few times. CPM is always responsive, and maintenance guy Chris has been a great help! 4/5 stars because my allergies haven't settled since I moved in a week and a half ago and I'm sure it's because of the building. As with many other places, there's also no built-in aircon.

The worst company I ever rented from. They kept most of my deposit for minor “damages” that were present upon move in and very clearly documented on the move in forms and with my photographs. Among MANY, MANY other problems during my time renting from them. They used to have mostly terrible reviews but they’re obviously soliciting people to write positive reviews now. All those reviews giving shout outs to specific employees. Read their reviews from last year and earlier to get a more balanced idea of what it’s like to rent from them. They’ve scammed and ripped off many people.

I’ve been a tenant for 20 years in one of Capital Property Management’s buildings, and I just had an excellent experience with Isaac, one of the maintenance technicians. I was having problems with both my kitchen sink and my bathroom sink. Isaac was very professional and very courteous throughout the repair process. We have asked them to replace the building entrance door for over a year. Our door does not latch at times. Just got some service done on my kitchen faucet by Chris. He addressed the issue within seconds and went over to Ace to get the parts he needed, now I can wash my dishes without water spraying all over the place! Thanks Chris !

I recently moved out of Water Meade apartments and overall had a good experience with Capital. The management group itself I had a good experience with. I would give them a 5/5 stars. I just turned my keys in today after living at their Corbett Landing property. The property itself was beautiful. Hands-down my favorite place I have ever lived. There was an issue with mold throughout most of the apartment. I wasn't ever able to see it, but you could smell it everywhere. It was the worst in the closets and cupboards. Worst rental company ever. At one point we had a maintenance man come out to fix some shelves that randomly broke because of poor instillation, when he was done he made a comment about how his wife would like the shelf I had, and proceeded to take multiple pictures of it without asking. Rented from them a few years back at Kentwood. This is the absolute slime and filth that is ruining this city. During my initial walkthrough when they took over as the management company, they were talking about the renovations they could do as soon as “they get me out of the unit.” They then raised my rent with no warning. This company has some good apartments with issues, I lost my job after moving out and tried to make small payments of my remaining balance, they wouldn’t work with my payments and just sent me to collections while I was jobless. my friend who also rented from chelsea court worked so hard to clean after moving out and was still charged upwards of $600 for damage that was regular wear and tear on an 80+ year old apartment. Exploitative, negligent management company. I never leave reviews, but I’m extremely disappointed with Capital Property Management Services, Inc. dehumanizing and greedy operating principles. Most recently, they are trying to charge me for 2hrs , 225$ , for just unlocking my door. It took less than 30 minutes for someone to come and open my door. It is taking over a month to get repairs and the communal areas in the lashing room are filthy with overflowing trash.

Do not rent from this company. They are extremely negligent, start major construction projects with literally an hour's notice, do not listen to or respect their tenants, and continue to take advantage of renters. My personal experience with Capital Property Management was incredible. In my time living at the Portland Rose apartments, I never experienced a single issue and their communication was impeccable when it came to letting us know if there was maintenance occurring in the building/announcements/updates. I highly recommend this rental company you will be in good hands!

I’ve rented with Capital and been in the same apartment for two years. I’ve had nothing but good experiences. They are kind and friendly. My building is quiet and comfortable. On a rare occasion something is broken but it’s attended to quickly. Having a stable home that feels safe is the most important thing in the entire world to me, and I’m so grateful that Capital makes that happen.

Lived in CPM building for several years. I’ll echo what others have said; document everything on move in and move out, it will save you from bogus charges. We've lived in the Creston in SE Portland for almost 3 years now and love it. It was one of very few units we saw (in-person and online) at this price point that had an in-unit washer, dryer, and dishwasher - plus all kitchen appliances appeared to be relatively new and stainless steel, which is one of the main reasons my boyfriend and I chose it. The floors and counters are really nice too. The grounds here are also maintained way more regularly than anywhere else we've ever lived - they have staff routinely out here with leaf blowers, taking care of tree limbs, cleaning the sidewalk, etc. …

Where to begin? 🤩 Michael the agent supervisor is a literal angel. He is so patient and chill, and his personality is fantastic. Sophie met me to tour the unit and give me keys and she's the sweetest gal! This is my experience from renting with Capital for 2 years, specifically at the Princeton Apts in N. Portland. I just moved out to a new apt with much better amenities for the same price, and am very relieved, as I feel Capital was not very tenant friendly.
