Our experience with dwell started off sub par. On move in day the house was dirty and looked like it was uninhabited for months. After complaining they sent someone over to clean everything properly. Instead of being able to move in we had to sit and wait for the cleaning service to finish.
After a year our contract was up for renewal. It took 3 months of back and forth to finally get the new contract accepted. They altered the original contract to exclude landscaping. We asked them to correct it multiple times, and finally signed after countless repeat emails. It's now been months of trying …

did not receive a key to the garbage room for 11 plus months out of my lease, also did not have mail service at the building for about 7 months. I was the first tenant to move into the building, Property Management has been extremely unprofessional unresponsive and ultimately dishonest and charging extra and not legal late fees not legally serving notices and or making up violations, absolute disregard for questions or concerns in regards to said notices, all around absolute nightmare to deal with.

Dwell Property Management is an excellent company to rent from in the Portland area. I have seen firsthand how efficient and hardworking their team is, they really care about their owners and tenants. They go the extra mile to help new tenants find a home and the communication and follow through with both tenants and owners is commendable. They continuously strive for excellence, and I highly recommend them!

Nightmarish landlords. I don't know how they manage to find or maintain clients on the property owner's side either, as they are the literal definition of a liability.
They are rude to the point that I've wondered whether a few of them are under the influence or have personality disorders. For instance, they refused to provide keys to mailboxes and trash facilities for several months after my move-in. Then they showed up at my door crying and yelling and cursing about the property owner and fellow staff rather than simply making copies of the keys. Truly unhinged behavior- it takes 15 minutes…

Dwell manages a lot of cute buildings you may be tempted to live at however I would recommend saving yourself the headache and renting from another company. I recently reported them to the state for failing to provide heat. Here is a brief run down of the report. (Be warned there communication is negligent & they do not seem to care about the people living at there properties.)

LOOK UP ORS 90.300 AND DO NOT LET DWELL CHEAT YOU OUT OF YOUR SECURITY DEPOSIT! Throughout the year that I had the misfortune of renting an apartment managed by Dwell, I dealt with many frustrations including accounting errors, staff being incredibly hard to reach (weeks of emails and phone calls before I could get a response), and their operational team being generally disorganized and incompetent. RUN!! I would not recommend renting through dwell or using them as a property management company as an home owner to anyone; go any other rental company that is not dwell, save yourself the headache. They did nothing to maintain the property during my tenancy and i’m also led to believe the homeowners were not aware of the issues in the house either. EDIT: 4/7/2026: It has come to my attention that Dwell is offering incentives for tenants to leave positive Google reviews in an attempt to boost their rating, especially in response to the many honest one-star reviews. This appears to be a tactic to overshadow genuine feedback with artificially positive ones.
If you look closely, many of the recent positive reviews were posted within the same week—some even on the same day—which raises concerns about their authenticity. Additionally, several reviewers do not mention actually living in a property managed by Dwell, which suggests these may not …

The main gripe is with the ownership. Completely unprofessional and dismissive of tenants. Maintenance requests are most likely to get ignored and it is almost impossible to actually get ahold of anyone via phone. I would advise anyone to not rent from Dwell, mainly because the incompetent ownership.

Poor response time to maintenance requests. At the time of move in (Sep. 2023) things were better but in the past 1-2 months we have had very urgent requests that are still not fixed. The biggest issue is a water leak that is getting worse by the day. Do your research before choosing a rental company.
