They make me pay my tiny house's water and the main house's water. It went from being $180 per month to $60 per month when tenants moved into the main house (The main house was previously empty). They refuse to acknowledge it and gave 3 days notice of property management switch over. When I brought up the water bill, they said the matter was closed. Also the meters for electricity were switched (the tiny house was new). They told PGE the wrong meter and I was paying the main house's electricity. I've used Grid Property for the last 6 years. The have taken care of any issues with the tenants and property. They collect the rent and disburse the payment on schedule. They screen the tenants well and I haven't had any issues with tenants. It's well worth the extra monthly fee for them to manage things.

I can not speak highly enough of the wonderful experience we have had with Grid managing two properties we own. Their attention to details is great and we have full confidence in them.

Notice that the good reviews are by owners of property, not the renters. They probably offer them a discount for leaving a good review. Horrible communicators. Run down properties. Completely absent. You have to do your own inspections. They literally painted windows shut. All maintenance is done in a shoddy way. The property is run down and patched together and dirty.

Have reached out to you twice this week regarding issues with my unit and have not received a reply. Very disappointed

We live in an older house and one team member named Yvhonie has helped us out many times and gone above and beyond to ensure follow up on all the maintenance orders we have put through! I was a tenant, I rented a shop from them on foster rd in Portland OR. My name is Markus. I have nothing good to say, horrible management skills, all they care about is money, getting a hold of them is impossible, any issues with the building is the TENANTS responsibility, even tho the building is not mine nor did I cause the damage. This is my third year of working renting from Grid. They have been consistent about responding quickly to issues with the rental and it’s pretty straightforward to get a request in. I’m leaving this review because recently my fridge was dying and I worked with my management person Dylan to resolve it. He was able to get me a fridge quickly but the fridge was smaller then the last one and was now too small for myself and my two kids. I rented a lovely apartment through Grid. During my walkthrough, the agent told me how wonderfully quiet the apartment was, leaving out the part about the bar that is literally outside of the bedroom window. 🙄 Loud music until 3A.M. is unfortunate when you have to get up at 4:30. Maintenance requests might or might not get attention. I had my scooter stolen, and someone tried to break into my car. We won't discuss the constant fight against the black mold. The apartment itself was awesome. It was all just misrepresented. Horribly.

I absolutely love having my offices at Frazier Business Park in Conroe, Texas. The business park is always well maintained...if I ever have a maintenance problem...I contact them and within minutes I'm being contacted about scheduling to fix it. Everyone is easy to deal with at the leasing company. I will be a long term tenant. I highly recommend Grid Property Mgmt for your leasing needs.

5 stars for the maintenance team. We had a massive tree come down in the yard, and they arranged for it to be cut and ground down, then had the fence replaced.

Working with THE GRID TEAM was an exceptional experience. Miss KIELY demonstrated an exemplary level of professionalism throughout the entire process. It’s been great living at my current residence

Pretty awful in terms of empathy and compassion. Rented a commercial property for my new business in 2023. Had some financial issues through November and December. They where nice enough to at least cancel the totally crazy like 300 dollar late fee in November and I got rent caught up. Similar issue in December with finances. I explained this to them and attempted at finding a solution, was able to pay over half the base rent, but with the crazy late fee I wasn't able to catch it all up by the agreed date, which was like Christmas day. Starting a business is tough, good partners are critical. Grid has been a very supportive partner with the lease space at Frazier Business Park!

If you can avoid this property management company, I would highly recommend it. From their shady “addendums” to the lease contract AFTER you sign it to their general disregard for keeping their customers happy. I consider them the worst property management company I’ve encountered in Portland so far. Make sure that if any of their staff enter your home, that you supervise them!
