We have been working with Guardian for several years. They have been a good partner to us and have been very easy to work with. Communication is great and we really appreciate our relationship with them.

Guardian overseas rent control properties for disabled individuals. I have an individual that they refuse to help with recertification. She is developmentally delayed, and they are not providing her the proper assistance that is required by law. They have exorbitantly overcharged her on rent after they had failed to do their job in helping her get recertified. This is someone who has been developmentally delayed from birth and has been on Social Security her entire life. She does not have the capacity to understand the recertification process. Poor management as a landlord.

Only reason I gave them one is because-100000 was not available! This place is atrocious, but that stands to reason because they are no different than Reach!!! I sympathize with anyone having to live under this management company! It's impossible to reach anyone!!!

Would also leave a negative star if that was possible. This property management company has to be one of the worst managed companies I've ever seen before. They took over a property that was originally owned by GSL. Ever since GSL has left, it's been an absolute horrendous mess. No one is ever in the office to help residents or answer calls, and when you leave a voicemail, no one calls you back. There are units that have been vacant for years. I have a great fit living here at Spruce Park Apartments. They offer a chance to get on my feet and she has been patient with me and I have a way to get a apartment there that fits my needs and my dogs who will be accepted and by the REACH PROGRAM to rent pbv for lower incomes.

Playing phone tag for a month(so far) over mistake they made(2 months ago) with my rent payment. Very condescending when I finally got to talk to someone. Update: 1/23/2026 Guardian Property Management and Brandt Terrace Apartments are locking me out of my own apartment—changing the locks and denying me access. This is illegal under HUD and RCW 59.18.150; locks cannot be changed without a court order. This is retaliation. This is self-eviction, which is illegal in Washington State. Under RCW 59.18.150, a landlord cannot lock a tenant out, remove their belongings, or shut off utilities without a court order. Worst management ever. The manager guy belittles and laughs at you. They try to evict everyone. They will non-stop give you 24 hour notices of entry. It took 5 years to get my door fixed; then they hired some company to make a fully custom door that they never finished, and then charged me 500 dollars for the door. I looked at other places and found a replacement door for less than half of that.they refuse to take care of pests and bugs. i have also watched our manager guy stand out on his porch and stare at some of the younger women that live here.

Back in July I gave a review for Gaurdian Property Management and I really wasn't nice at all! I named names and was really very harsh. My process for housing started in March of 2025 with Gaurdian and has now finally come to a conclusion December 1st 2025 with my dog and myself being housed at Sacred Heart Villa. If you file complaints to the manager or management company because other tenants are violating the lease agreement, the manager or management company retaliate against you if they personally don't like you and write you up. Receptionist is rude and awful to talk to. None of the portfolio managers answer their phones or even bother to return voicemails. How about instead of responding to reviews and having your own team leave a positive review....you take the time to see the concerns stated in all the negative reviews and address the issues to have tenants change their negative review to a positive. Most tenants want to be heard and have the issues addressed, not pushed aside and refer to reaching back out to have nobody answer.

i’ve been living in a guardian ran apartment complex for 7 months now and the management has been MIA from the start. it’s practically impossible to get hold of anyone via phone or email. people have gone months waiting on maintenance requests.

This place were i live in st helens is not good. They pick on people and find things just to give them violations and my washer is still not fixed but yet there was another person that got a washer. They need to get people that will do their job right

I'm a tenant at Town Center Station in Happy Valley. There are tweaks living on the first floor for over a year and there are drug deals and loud cars coming here all the time and the manager doesn't do anything about it. The rent keeps going up and the quality of life here has been terrible .

I rent from guardian in Lebanon Or and had a downstairs neighbor who we reported many times for disregarding smoke areas and was smoking in her unit, disregarding the rules of having someone stay for longer than the 14 days, she would yell profanities up at my three children who are under the age of 6. Guardian as a company are awful. They have their managers use slum Lord tactics to evict their tenants and I'm a victim of this. I lived at sacred heart Villa for 4 years without any issues. Guardian management is awful. Their protocols for resident issues, specifically noise complaints from residents. I’ve lived in this same property for 2 years and have had violently loud upstairs neighbors. NOT normal living noise, much more extreme and at all hours of the day and night. The staff at Guardian lack training and basic knowledge regarding servicing and lease write ups. The staff will go out of their way to harass and retaliate against tenants that make valid reports of discrimination based on being a protected class member. Staff makes unreasonable demands for verification of income or payments when staff is provided with the only documentation available to tenants. If no documentation being requested exists, the staff still requires it to be submitted or will evict the tenant. It makes no sense. This company is WILDLY FRAUDULENT. Live ANYWHERE ELSE that isn’t managed by guardian. They will do anything to take money from you. I’m still fighting with them for over a year about 7k that I never owed, got it cleared in court, then they took me to debt collectors for this same amount. I lived in one of Guardian's apartment complexes from 2019 to 2022, and when I moved out, they sent my (inaccurate) move-out fees to a collections agency without notifying me that I had a balance due. I received no emails, phone calls, or physical mail letting me know about the charges. I didn't find out about it until I got an email notifying me that a new collections account had appeared on my credit report, thus negatively impacting my credit score. Worst management company I've had in my entire life! They are well know for their incompetence, negligence and extreme rudeness. Plus, my building manager has no experience whatsoever. She comes from running a storage unit. What?! I live in a complex in Tillamook, and Guardian has taken over ownership now. What makes me angry about this is that they made this perfectly wonderful community into a pet-free community. And NO ONE wants to get rid of their pets here. Including me! My pets are my life. If they have to be rehomed then I might as well be rehomed too. And I've been here too long for that right now. I just want to stay somewhere where I can have my animals in peace and enjoy my stay. I really don't want to move again! I now HATE Guardian for this!

They don't resolve issues, they do not address serious complaints unless majority. Tobacco smoke has become so strong it seeps through into people's places from sides and above they do nothing about that. Almost all of this company's reviews are low because of the same lacking in multiple web pages including their own.

Received a call back for assistance i needed, explained the situation and now all I get is voice-mail! Ditched from on high!!
