For example, as shown in the attached records, a third-party vendor receipt for $4.00 resulted in a $4.40 charge to my account. I have identified this 10% pattern across multiple line items (e.g., $1.65, $9.90, $2.20). Horrible experience. If I could give 0 stars, I would. There was no manager available to support the staff, and even after I emailed the main office, no manager ever responded or intervened. Multiple complaints were ignored. Roni did not start working on my house even four weeks after the keys were handed over during peak season on August 15th. This delay was unacceptable. Julio only tried to make excuses to protect himself instead of taking responsibility or considering the financial impact on me as the property owner. Very disappointing experience as an owner. Leasing was slow, work orders were left incomplete, and we were still charged. On top of the management fee, we were billed for many extra add-ons (inspections, eviction protection, donations, etc.), and the costs quickly exceeded our rental income. We actually lost money. When a tenant broke the lease, the lease break fee was kept entirely by the company instead of the owner. Communication was slow and minimal. Would not recommend to other property owners.

This company has been a nightmare to deal with and do not communicate well at all. They try to charge you for a full house/carpet cleaning between each tenant, beyond wear/tear, as stated in their lease which makes it a standard business practice and not something legal to charge for in Oregon. They charged me for several other things that were present on their inspection report/photos, and when confronted with this, said they'd get back to me in 24h, but I haven't heard anything and its been over two weeks now. Hollands started to manage my property since 2023 June. With 2.5 years with them, I feel disappointed as they are not following the contract either with the owner or with the tenant, resulting in a loss for the owner. 1. I have the first lease from 7/18/2023-7/17/2024, followed by a renewal lease from 7/18/2024-7/17/2025 and then another renewal monthly lease from 7/18/2025. I trusted Holland Properties to lease my immaculate 2-year-old home, which was described at the start as “beyond rent ready.” My neighborhood rents quickly, so I expected no problem finding tenants. I signed up with Holland during 2024.The thing I like the most is the way they prepare the house. When they first rented out the place I had to spend like 5000 on painting alone. But it is worth it and we can show them during taxes. I did not spend that much for subsequent new tenants. The time between one tenant to other is like 1 to 1.5 month in my case. The other was smaller and only took a few days. In both cases, Julio spent quite a bit of time working with me and the subcontractor Bridgeport. This company took over my rental a few years ago. After the initial walk through and lease signing (ie after they had me locked in for payment) it’s been nothing but problems. Their maintenance staff flooded my kitchen twice while trying to fix a simple leak of my faucet. It took 8 months and 7 visits before they finally just replaced the spray house like I’d asked. They cancel legit maintenance requests without ever fixing the issue. They hiked my rent up to the max annual rate even though I signed another year lease. 10 year experience Realtor here. 1. When our tenant requested to move out early and paid a break lease fee, Holland took the fee despite it not being clearly stated in the contract. This seems unfair and misleading. 2. Holland hired a contractor to repair our rental property. The cost for the estimate alone was $380, and the repair estimate was $7800. However, we hired another big company to do exactly the same thing. Their estimate was free, and the final cost was $2700. 3. Would not recommend as an owner. Very poor communication and mantainance oversight. Failed to keep us informed when prospective tenants backed out at the last minute. Sara in Pod 3 is a poor communicator. Refuses to keep owner informed of work orders and repairs if they are within the mantainance fund balance. Generally they tilt in favor of tenants for even tenant caused issues which are not reported before tenant leaves.

Potential Home owners "customers" proceed with caution. I listed my home with them in November, understanding that it would be a difficult time to rent. They final got a tenet in this month with only did one price drop, so were close to the market rate. So far out of a $700 initial funds I deposited and 1800.00 "initial income", was very shocked to see at the bottom of my statement that I am at a negative number and owe them 345 dollar. After living just over one year under Holland, if you can avoid it, do! The amount of back and forth and self-advocating one has to do to get simple work orders addressed is remarkable. Often, when you contact them to follow up, it's a huge inconvenience for them to manage the maintenance you pay rent for! Incredible business model. Further, they offload administrative work like documenting mid-lease condition of the property (requiring upwards of 40 photos, probably closer to 75 if done the way they really want) instead of sending one of their extreeeemely helpful office staff to come do it. …

Smooth transition and excellent communication throughout our move-in. Update: After that we were ghosted by everyone regarding repairs that were documented in our move-in inspection. After several emails attempting to schedule repairs, and getting no responses, items were being marked "fixed" when no one had been to the house nor had anyone contacted us about them. Now we are 2 months into our lease and the repairs are just now being addressed. This is extremely frustrating and disappointing after such a pleasant move-in process.

We have had an excellent experience working with Abraham and the team at Holland Properties! When we asked for a sooner than usual move in date, Abraham worked quickly and communicated regularly, despite the holiday weekend. We are happy to live in a home managed by such a great team!

Updating my previously glowing remark. My AC broke at the beginning of this record high hot summer in my upstairs unit that gets sun on all sides all day. I was required to play project manager, begging Holland to follow up with their own vendors to get the job done. Holland chose Pro Heating and Cooling who lied saying I was unresponsive, although they initially contacted me without issue and was in fact unresponsive themselves. Julio O. Maintenance Coordinator has been very helpful and very reachable whenever I need to help or have question. I have not worked with them for that long but so far has been good experience.

The issue we had this week required coordination with an outside vendor and Julio was excellent at keeping me informed and updated with next steps. My washer went out and Julio was great to work with! When the technician from appliance guys told me that I might need a new washer, I heard back from Julio within a few hours that they were already working on finding/ordering a new washer. I reached out to Holland a few weeks ago to ask about any rentals coming up that we could move into. Ashley helped us find a great house and worked with us through every step answering any questions or issues we had! I would recommend Holland and Ashley for anyone that wants and easy experience renting a new house.

Our AC went out in the middle of the night, during a heat wave. I put in a maintenance ticket first thing in the morning and Sara T. had a vendor arrive and fix the unit by 4pm. Sara has always provided us friendly and wonderful service.

They do minimal work and then overcharge you when you leave. House was cleaned before I left and they took advantage stating they cleaned it again. The home I stayed in had windows and door seals that were terrible creating an electric bill of over $500. They refused to do anything about it. Stay clear as they will tell you one thing and then refuse to contact you to discuss the concern.

Renters! Please read all bad reviews before moving in with Hollands. They are a dirty scammer. I get the same situation with most of review below. They play dirty role on deposit money and wait until you move out and they steel it without any reason. They can steel how much they want. I wish I read review before getting in this situation. Changing my five star review to a one star review. We just moved out of a Holland property rental. We are very neat and tidy people and kept the property in excellent condition while living in it. We went above and beyond and spent two days deep cleaning the place prior to turning over the keys. Almost a month after moving out we are being charged over $750 for cleaning fees and for dumping fees- including things that were located on the property when we moved in!
