Invest West reps have been consistently caring, clear and communicative. They did everything possible when a fire in a downstairs unit displaced my pregnant daughter, and their attitude really softened the blow and helped her into a better-than-before situation. I continue to have a horrible experience with Invest West Management. Our neighborhood is lovely and our home amazing but they make me want to move from all their harassment. We do our best to keep up our house in a busy life with work, kids and pets. I’ve been fined for things that didn’t happen and harassed over my dog and basketball hoop. Amanda McKimmey has been a breath of fresh air in supporting our community as an assistant property manager. Outstanding follow up, great questions, fabulous community communication. We are disappointed about the lack of accountability within the HOA. Damage occurred to our property during a tree removal project carried out by the HOA’s landscaping vendor, without any written consent from us as the homeowners. Situations like this highlight how little control homeowners are allowed to have over their own property.

Awful. Took over my condominium HOA last year. Can't figure out how to schedule a meeting. Doesn't listen to homeowner concerns unless the one speaking is on the board. I think the homeowner portal must empty straight into a spam folder. Can't keep up with permits. We have a pool, it's mid July and we still can't swim in it because they can't figure out the permit. It's supposed to be open at the start of June. Same problem as last year and still can't do their job.

With 3 yrs personal experience using IWM for management of a property that I own (not as a renter), I do not recommend using them to manage your property. Their communication is severely lacking and apathetic. I found them inserting in fees to renters above the rental price that they did not disclose to me, which ultimately affected what I could reasonably set for rental rates. They failed to communicate when renters were not paying rent. They failed to communicate issues when they arose, and were slow to respond to my emails. If I could rate them zero stars I would. Have tried for months to get a hold of someone who can help in resolving bill pay issues as I have been paying this company for months and the claim is nothing is coming through. That is fine call me then as requested so we can fix and resolve the issue because you have blocked me on your website and refused to make efforts to actually resolve the issue. I have sent screenshots showing my payments and was ignored. Kevin at Invest West was extremely helpful. An HOA dues check I sent last year went missing at Invest West and was not cashed on time. Kevin helped me go back through the ledgers 12 months to find the month that was missing and make sure I could fix the error with my account. Can’t speak for the rest of Invest West, but he was really great. Thanks Kevin!

They like to sit on their butts and collect your money. They do not follow up on contractor services. They waste time and resources sending invoices if there’s a 20cent error in your HOA payment. They charge exorbitant fees and provide very little service or follow up. They charge the HOA $75 On top of exorbitant HOA fees if a homeowner contacts them for any community concern. These guys are the epitome of greedy self-serving capitalism at its worst. AVOID! They are trying to message me for feedback, however they will then install an additional $75 fee to my HOA for this correspondence. …

This property management company is the worst - its very obvious if your property is no longer making money for them they take a hike. They're beyond inconsistant with your monthly payments and Do Not monitor at all the tenants or the lawn maintenance people. Didn't receive invoice from lawn people for 3 months and didn't even think to question whether job was still being performed. Just all of a sudden took a huge chunk out of my monthly payment (which I wasn't supposed to question). Gerry Watkins of Invest West Management repaired some deteriorating boards on our deck and stairs to the deck. His work was completed promptly, professionally, and completely. Very personable, too! A+

They hit me with three years of back billed garbage. Noone ever notified me of this being something I needed to pay. Never tried to duck payments or break any lease agreements. Just assumed all was good because the trash was being taken care of. On top of that they haven't cleaned my gutters in two years and it's causing mold buildup around the house and in the windows. Overall, terrible experience. They Refused to re-sign our lease, even though we paid our rent every single time on time. The neighbors moved a weird man into their garage. I want to give a special shoutout to Jackie Au from the Invest West team. He really helped accommodate my needs and was so patient and kind amongst the hassle of moving in, as there were some delays. He is very responsive and addresses tenant needs effectively. All of the property management members I have met from the team have been great and I thank them for working with me!

We applied for a house but found out after applying that it had already been rented, that was kind of a bummer situation. However we were able to transfer our application to a different property within their portfolio and that was an easy and seamless process. Our new townhouse is very nice and clean. Jessica Murillo our assistant property manager is kind and prompt. We really in the end had a positive experience with the lease and the move in process.

Honestly, the worst apartment I’ve had since I was 18 and on my own. People pay different rent prices and have different costs. Which is completely a HUD violation.. I’ve got a 5 gallon hot water heater which equates to 5-7 minute showers. Refrigerator had to be replaced my first few months, elements on the stove are broke..cabinet in the kitchen is screwed closed because that’s where they hid the 5gal tank.. I've been living in a rental that Invest West manages. It's been an absolute nightmare. Never have I experienced or even imagined anything like this. Ever. I have a neighbor who has made racial slurs against home healthcare providers and the management did nothing. In fact, they went on to say that these people were victim of reverse racism. On top of that, when the neighbors escalated to becoming physically aggressive escalating to the point of trying to run me down with their truck, nothing happened. Dustin James serviced our kitchen sink which had poor water pressure. He was communicative about arrival times and maintenance, and he went the extra mile and fitted a much nicer faucet than what was originally in the house. Worked and fixed the issue very quickly and was friendly.

Moved from an apartment into my first home recently. The home was being rented through Invest West. The staff were responsive and thorough. We'd had no issues so far with the company.

Dustin came just to fix our garbage disposal and then I mentioned other issues around the house and he was able to fix every single thing that was mentioned. He did a really good job.

Brian came into fix some doorknobs and it was a easy and professional experience. One of the doorknobs required a quick trip to Ace Hardware and Brian was quick to grab it. All the other times we've had our work done by invest west it's been well done and responsive.

Gerry watkins, fast , proficient, and very kind. Made repairs in a fast and timely manner with quality work.

We just had Brian and Ken replacing boards and shoring up the frame and railing on the deck. It was a two day job, and was more involved than originally thought, but they did an awesome job. They were top tier in their work. Even though they had to replace twice as many boards, and the second day went longer than expected, they continued to do the best work and didn't cut corners or compromise. There was a little power washing needed in the back on the gutter, but Brian also did the back door and the concrete pad, which was a really nice surprise! Came in things have been outstanding. She keeps it clean and safe with a huge smile and great attitude with us tenants.

I had an excellent experience with Jesse Hillier recently. Due to a mix up in communications, my HOA autopay did not include 2025 rate increases, leading to several late charges. Jesse explained the situation, told me the amount I needed to pay on my part, and stated he would get the late fees removed from my account. He did the above in a friendly and prompt manner. William Carcamo @ Invest West Management has been nothing less than excellent. He has been extremely thorough every step of the way throughout this process. No matter how many times I called, texted, emailed, even double asked questions- he has been patient and kind. Throughout the whole process communication was always top tier. As a new renter and with all of our many questions they had always got answered

Gerry Watkins came out to fix a few thing and when he was he I was telling him how the heaters just stopped working one day and that the landlord was going to have them replaced well. He advised me that may not be the case, and that every one of them has a reset button so he took the time out of his day that he didn’t even have to do and hit the reset button on both heaters, and that was the exact problem. He saved the landlord and the company that he works for a lot of time and money and helped me as their client. I’m very satisfied with his work. He was very friendly and very professional.

William C got me into a house the same day I wanted it. Would work with these guys again and again. Great company. Highly recommend.

The unit itself is beautiful—everything is spotless, modern, and move-in ready. What really stood out, though, was the amazing staff. Everyone on-site was incredibly friendly, helpful, and genuinely accommodating. They took the time to understand our situation and made the whole process smooth and stress-free. Fairly roomy and comfortable 2 bedroom 2 bath apartments, that are centrally located close to grocery stores, restaurants, hiking trails, with close proximity to the Columbia River. Invest west is a good company to rent through and I have been with them over a year now. Desi is our assistant manager and she has been great helping out with questions or getting into other places through invest west.

He did an excellent job he even fixed the garage door as well as a couple other doors. I have only been renting for a few months and needed to have some things taken care of after the property survey. Ken did a great job, was very informative, and helpful above and beyond his required duties.

This repair had been scheduled 2 weeks from now, but Gerry had some time open up this afternoon and asked if he could maybe come and handle my request. I said "SURE" come on over. It was an OLD exhaust fan making LOTS of noise and moving NO air. I was pretty sure he would never find parts to repair such an old fan, but instead he took it apart, cleaned and oiled it and put it all back together.... It runs quiet now and moves air! Gerry was great in knowing just what to do, doing it quickly and I could not be happier with his service.

It was a big job, fixing water damage to the floor and sublayer. It was scheduled for two days, but they finished it in just one. He came to fix my bedroom door today and he could tell how stressed out I was because it has taken IWM 5 months to address this matter. The situation was lengthy and unfortunate, but I want to acknowledge that they did end up addressing things and cutting me some slack; it's more than some companies would do. As a new tenant with Invest West Management over the last 2 months, things have been pleasant. The application process was simple and pretty quick. We have had mixed feelings on renting from this company so far. The house is nice. The guys from maintenance have been very nice. But it’s so hard to speak with someone in the office or to get them to actually call you back. They left our lock box on and for rent sign up for over a month. We haven’t had a working oven the whole time we’ve been at this home ( over a month) and we really depend on that to be able to feed our family affordably. We had a kitchen faucet dripping at Glenbrook apartments in Eugene . Very annoying. I put a repair request in and a few days later a plumber came. He determined that the faucet was too old and crusted with corrosion to take apart. He replaced it right away with a new one. Everything was fine within a couple of hours.

Gerry was super prompt in helping us with our maintenance issue. He explained what we could do to keep it from happening again and also asked if there was anything else in the house that wasn’t working as it should which I thought was very considerate. He was great with my kids and dog which is nice because it can sometimes feel chaotic having people come in the house if the kids are crying or the dog is barking.

They seemed to be confused on the phone that I was trying to contact them and said they didn't have a voicemail from me. I just want to say that Investwest property are amazing. They are on top of everything. You get a hold of them with a problem,with a quickness there here. I love living here. Really appreciated the service and attention to detail with unclogging our toilet. He also went the extra bit and unclogged our bathroom sink that was chronically slow to drain ever since we moved in to the house. He was extra courteous with putting shoe covers on and not leaving a mess once the job was finished. I really enjoyed having come perform maintenance at our place. I would highly recommend him to other renters.

The gentlemen that came our to help with my slow-draining sink were very kind, and respectful towards my family and I. They also got the job done quick and it was an all around, awesome experience.

Maintenance crew is really professional and explain things really well. We had Steve over and he was great. He got everything fixed and he even accidentally got my last roll of paper towels wet. He didn’t try to hide it he just let me know and told me he is gonna buy me a new pack to replace what he got wet. I would want steve back in my apartment in the future.

Brian is the best! After trying to have something looked at a few times, Brian showed up right on time and listened to our issue. He then was very thorough with his check and got to the root of the problems we were having in our home. He solved the problem and gave us peace of mind all with an upbeat attitude.

My bathroom sink was leaking into the cabinet below and the technician told me that I need a new sink. I put in a maintenance request which was handled in a very timely manner. The sink was ordered, came in and delivered to my house my the installing technician. He did a wonderful job installing it and cleaned up nicely when he was done. Another great job!

Invest West Management is terrible. They tried to say I didn’t pay my rent for the month of August, after never missing a payment before. I have shown forms of proof via bank statements, the payment confirmation that they send after the payment is made & even let them speak to my bank first hand & they are still saying the payment was not made. My monthly payment is $495 & they are saying I owe $1,500. They are stealing money. DO NOT DO BUSINESS WITH THEM. Tracey Norris & Mary Anderson are terrible at there job & will try to take your money.

Steve was so helpful when he came to repair our fans! He even noticed our toilet seat wasn't positioned right and replaced it with a brand new one! So happy we rented from this company!

Horrible experience moving out, took most of our security deposit after cleaning even after pointing out that items on list are now considered wear and tear by state Law.
