Sue Shimada in Owner Relations at Mainlander was my property manager since about 2013. I had 2 homes in the Portland area that she handled while I've been living abroad. She was very helpful in advising me on local ordinances and guiding me through some challenging situations. Sue was always professional and responsive and I am extremely grateful for her service. The last of the 2 properties were recently sold, but if I was going to use a property managment service in Portland again, it would be through her.

This property manager has been awesome! I have had so many bad ones that when my unit was put under new management I was admittedly nervous. But they have given attention to every issue I’ve brought forth so far. Previous management would do nothing about people parking overnight in my space regularly & mainlander Immediately took care of it among a couple other things. Finding a great property manager is difficult so I hope you guys know how much stress is reduces for your tenants knowing we can come to you with concerns! Nelson was very helpful when our refrigerator went out. The vendor for Mainlander was as well. They are going to get a new one out asapeven though the soonest they had a truck available was 8 days away. The person Lou told me they’ll work on getting it here in the next day or two!

After someone stole our bins, I reached out to Mainlander, and by the next day, I received a notice from Eden informing us that new bins would be delivered the following day. True to their word, the bins arrived exactly as promised. Great job, guys!

We have rented two houses from the company while we complete our home. For over $4,500 per month, I would expect much more attentive and professional service. It’s a complete disaster to get maintenance done. It’s not our owner, because we know him. It’s the “process” in which you have to jump through to get anything done. The communication is horrible. Don’t even get me started on the individual at the front desk… he’s incompetent, unprofessional, and is dire need of training. Extremely unhappy, and we cannot wait to be done with this lease.

Never rent from this property management (mainlander) they dont respond properly and cause a living hell. They took 2 months to complete the drying process for water damage. First they took a month just to respond to the damage/ maintenance request tried calling hundreds of times but still never responded untill it was late. My suggestion don’t risk doing business with them.

One of the hardest management companies to get a hold of. Their hours say “open” But they’ll spend the entire workday ignoring your phone call. You leave a message and they never call you back. When you have emergencies, And homeless people camping on private property (the backyard I pay for). Seems like they’re only responsive when you’re looking for an apartment, Once you’re in, they don’t give a crap about you.

Our landlord changed from Holland property management which we loved to Mainland. Talk about a wake up call. If you have the choice move or do not rent a house from them. Look at other reviews they do not return calls or emails. They tried to screw us over at move out when we paid for professional house cleaner and carpet cleaner with receipts and pictures! They tried to charge us for those things again (when the house was cleaner than when I moved in!) Do not use them if don’t have to or make sure you use extra caution from everything to paying rent to move out.

In December 2022, I rented a property from Mainlander and signed a 12-month lease. Within 48 hours of moving in, I encountered serious issues: attempted break-ins, a basement water leak, mold in the kitchen, and a stolen vehicle. I repeatedly contacted Mainlander for three weeks, asking them to address these problems. Most of my texts, emails, and calls were ignored. Their only response was sending someone to clean the fridge, but the mold reappeared the next morning. The don't help with issues in the home. We had a front door that wouldn't lock and they wouldn't change the lock and told me I couldn't do it myself as a renter. When we moved out they lost our security deposit Now we can't get ahold of anyone and they are taking money from the checking account on file. Avoid at all costs
