Unfortunately, their service fell apart the moment we moved in. We were required to pay a substantial deposit due to our "rental history," despite my ten years of renting experience. I have been unable to live in my home, rented through Next Step, for a month now due to a sewage leak that ruined my things and made the house uninhabitable. I got my first communication from them today. The first communication after a month of not having a home. I have called, emailed & texted repeatedly and no one gets back to me. I just want to be treated like a person who has lost their home to a poop flood. Kindness and empathy go a long way. I rented 2 separate studio apartments from them for a couple years. They were very pleasant to rent from! Friendly, and addressed concerns in a very timely manner. I recommend them to anyone. Precious and Mac are great to deal with in the office!

Don’t rent from this company you’ll regret it!!! I lived there 2 years moved out. No deposit back they are saying the walls are filthy. Yes from my dog playing ball. I paid extra money each month for my dog. And don’t you have to paint the apartment for the next tenant?!?! My dog never went to the bathroom on the carpet. Liars! Look elsewhere for a place to live!!!!! Don’t go there!!!!

I lived in Kayleen Manor Apartments for nearly two years. I was rented the apartment with absolutely no mention that there wasn't any heat in the apartment. No baseboard heaters/no thermostats at all. They use a boiler in the basement that sometimes works and sometimes heats your apartment though there's no way of controlling the temperature. Pretty sure that's not legal. Also, I had an issue with the amount of money I was charged for cleaning the carpets when I moved out. When NextStep took over property management at the apartment I lived in, I was skeptical of the switch from an onsite, live-in manager (a delightful person) to management mostly through a browser interface. However, NextStep was an excellent management company. In all, I lived 13 years at that property. Under NextStep, response to maintenance requests were usually the next day and definitely within two or three days. This was one of the most positive experiences in signing a lease for a new apartment. Mac Panistante was our representative and made the whole process incredibly smooth. It also helped that he was very fast at responding to every email or request, which made the whole application process quite quick. Unprofessional. While we were tenants at a property managed by Next Step Property Management (1+ year), I saw repeated unprofessional behavior and communication from this company. Our manager asked tenants to move their property for scheduled maintenance, and then rescheduled the maintenance for later that week without updating us. We worked with Mac and he was very responsive, kind, and extremely helpful! Mac made the experience from our first call to applying to move in very easy and with hardly any issues through constant communication. It was a great experience and good first impression with Next Step Property Management.

Edit: Difficult to get a hold of management, but when you do, they’re understanding and work to make things right. My piece of advice is touring your unit properly first because I moved into a damaged one. My neighbors report a constant carpenter ant infestation, my unit has constantly reoccurring mold that has not been properly contained, and the garbage is never collected on time because of poor parking enforcement. Would not recommend my worst enemies live here.

Mac was very helpful and quick to respond! The apartments are old and have some minor aesthetic issues like drawers without rollers and flooring that doesn't quite reach the wall (about 1cm gap in some areas) but are much cozier and homey than the luxury apartment I moved from, which felt more like a hotel than a place where anyone would want to live. Otherwise I'm very happy with Mac (our PM) and the apartment amenities.

I rented a property in Portland through this company. Immediately upon moving in my family was met with the warnings & complaints of the current tenants. The property was jimmy rigged to accommodate 4 separate family’s. The plumbing failed, roof leaked, basement flooded. Our family car was even totaled because of the sketchy parking situation. Everything from the rear doors to the trunk was forced to be in the street resulting in a collision. My wife used that car for work.
