Slum lords. I contacted them back in July 2025 about their tenants using our dumpsters with pictures and proof. No response. I contacted them again January 22 and talked to Allen about the condition mess their tenants are making, sent pictures again as as gave statements about how they continue to be disruptive to our property. RUN!!!! I do not even know where to begin with the absolute cluster of issues we’ve had with Nikki. We had two houses under management with NWJ, and it’s been nothing but nightmares. She does not return calls, she does not do ANYTHING that she says she will do. She is WILDLY INCOMPETENT. We found one of our houses was completely destroyed after the tenants moved out - she does not do walk throughs. As a property owner, I had nothing but trouble from this business over the last 1 and1/2 years. I can never get on my "Appfollio" account to see my tenant records. One of my properties had a three month vacancy last year and Nikki Wilson never paid the PGE utilities bills for three months and it went to collections, and my credit score plummeted from 848 to 710 in one day. Home owners beware. Nikki is a horrible property manager. We should have fired her a long time ago. IF she responds she does not answer the question. She does not do any kind of move out inspections and will not fix anything in your home. The only time you will find out there is something to fix is if you change property management companies.

Slumlord is too good a term for Nikki…the other amazing reviews are completely suspicious as there is just no way the same person could be amazing overall and so incredibly and consistently incompetent and negligent for me. Highly unethical company. I could write a novel. Used them as my management company and while they are the cheapest around...that really means they are the cheapest around. You get what you pay for. Tenants damaged the property, they covered it up and turned it over without charging them or notifying us (holes punched in walls, chunks taken out of floors, etc.) - and this is a nice townhouse out by Nike. She responded quickly and empathically to my mental distress/breakdown caused by tenant who committed various lease violations you could possibly think of (unauthorized change of property, lying, intimidation, extortion, etc.) when I was managing my property by myself. Nikki has remained professional and thorough and always kept legal and professional guidelines in mind when she handles aggressive tenant communication behavior after I hired her to manage my property. I had a good experience renting from Nikki and NJW Property Management for 2.5 years . As long as maintenance requests were done through their website/Appfolio they would be very responsive. There is a bit of a delay when communicating through text/email/phone but nonetheless all of my maintenance requests were dealt with promptly. Our heater stopped working during a cold snap and the HVAC repair tech couldn’t get out for a day or two and they offered to bring over space heaters, we were able to make do without but I appreciated the offer. I would say slum landlord, I have been a tenant for 3 yrs and a Sewer line backed up into my 1st floor 2 weeks ago and flooded firvhen bathroom living room. Nokki has not done anything to restore. Moved from ca. During our two year stay at Cameron ct home maintenance was great and we loved the house and neighborhood. Red flagged missed was when we moved in fridge had mold inside, house was covered in spider webs and bathrooms were dirty and they not only admitted no cleaning was done via email but then declined any kind of credit when we cleaned it- I mean- would you seat at your new home in a shitty toilet?.Unfortunately last 6 months prior leaving we had a few medical issues piled up which resulted of some late rent payments, to which late fees were added as per contract and paid for.…

We have been a tenant for almost 2 years and we absolutely can't say enough about how great they have been. From beginning to end (the owner changed management companies) has been the best experience I have had. Easy to deal with, online maintenance requests, online payments. I definitely recommend renting through them!

As a reluctant tenant who suddenly had to move because our rental condo was being sold in late 2021, Nikki with NJW made the process so quick, easy and painless. We connected with her and within days, had the lease explained to us (which was appriciated!) and were moving in. Anytime we've had a need, the right people were dispatched immediately, communication was quick and direct and our rights and privacy were prioritized. We loved Nikki, we had no problems while renting from her. She was straight-forward with her expectations & was very helpful with all questions and concerns.

Nikki was the most professional and personable property manager that I have ever encountered. She went above and beyond in our first meet and greet to assist me. She was informative and educated on things that I had no idea existed In a move. You can not please everyone. Sometime no matter how much you give people will still be unhappy. I am deeply grateful for her time and attention. I posted her contact info for my family friends and coworkers and this is something I vowed to never do. Thanks NJW Property Management

*** UPDATE 12/23/2025 *** So not only did they not fix a single thing wrong with the house while we were there, they violated us and tried to charge us for all of the things we had fixed on our own. We had all new weather stripping installed, had a new dishwasher installed, insulated the attic above the garage, had outdoor lights installed, had the holes in the outside of the house fixed, and had the washing machine repaired. They said we violated the lease by doing so, kept the security deposit and tried to sue us for close to $10,000. And moved someone else in for 1-1/2 times the rent we wer…

Nikki has been great, super easy to work with! Maintenance issues were taken care of immediately, she is very responsive and on top of it! Highly recommended!

Niki is very nice and helpful. She made the process very easy to move in an when I needed to move out. I recommend her to anyone who is looking to rent. She is delightful to work with.
