Brendan & Leigh have been fantastic to work with. Over the years, we’ve partnered with quite a few property management companies, and unfortunately many have struggled with organization, communication, and overall efficiency. That has not been the case at all with Performance Properties. Their team is responsive, well-managed, and genuinely easy to work with. They make the process smooth from start to finish, which is something we really value.

I contacted Performance Properties on September 16th regarding tenant placement for my condo. It took 2 emails and 2 phone calls over the next 4 days to get a call back. Then it took about 8 emails over the next 2 days to get a valid docusign link to review the contract. I had a couple questions which I sent via email, and another 4 days went by before a response. I recently requested service for a couple of items related to my rental. Mia from the office was super responsive and professional, making multiple follow ups to verify that my concerns were addressed. When she tasked Edgar with the repairs he was also a complete professional. He called in advance, showed up on time, took his shoes off before entering my home without being asked, fixed the issue quickly and verified I was happy with the results. I’ve been renting with performance properties for about a year and have had nothing but a great experiences maintenance is timely and kind. Office staff have been amazing, Sonja has assisted me most recently and was nothing but kind and caring.

I rarely leave negative reviews, but my experience here has been extremely disappointing. The unit was not properly cleaned or sanitized at move-in, despite being assured it would be. I ended up having to clean it myself after paying significant move-in costs, which was both frustrating and unacceptable. When I brought this to management’s attention, the only solution offered was to send a cleaner at a later time, which I explained multiple times would not work for my schedule. They have been very communicative, friendly, and the assigned property manager was very responsive to an unexpected issue that came up during the time of moving in, and helped to resolve the issue promptly. So far I have no complaints and look forward to renting with them.

I have lived in one of their properties for more than 6 years now and have appreciated the level of care and service that I have received from this company. The 2 property managers I have worked with, most recently Leigh have all been great to work with. I appreciate the ability to reach out to my property manager when I need to, and the ability to report any maintenance issues online. Any maintenance issues we have had were addressed and resolved quickly. I would absolutely consider leasing/renting from them again.

Some time back, the toilet in my apartment was plugged up and I had no luck with plunging attempts. I reported the problem to Performance Property Inc. (PPI), and right away they called Pro Drain & Rooter to fix the problem. Pro Drain sent a wonderful young man who took care of the problem in no time at all. The whole issue was taken care of the same day I reported it, which, as you can imagine, was a great relief to me. I appreciate the effort both PPI and Pro Drain & Rooter made to resolve the concern quickly, efficiently, and professionally.

Brendan was my inspector. He was punctual, polite, thorough and very quickly assessed any issues we had with our home! He recorded all of my concerns and took several photos for us. A while back we started having some issues with our dishwasher. We put in a maintenance request to the PPI website. This was during a time where most new appliances were on lengthy back orders. However, the maintenance crew noted that a nearby residence where the tenants had recently moved out had a similar but newer model that would fit in place of ours. Edgar from maintenance is the best. He is very friendly and professional and installed a brand new water heater in no time.

Brendan who does our inspections is always friendly and efficient. In general performance is there to help when we have maintenance issues and out of our hair otherwise. They’ve definitely treated us better than our prior property management companies.

Brendan did our walkthrough and was great at communicating when he would be there and what the walkthrough considted of. He was very friendly and personable.

We recently had our annual home inspection. The inspector was Brendon Gordon. He was thorough, polite, friendly, and we truly appreciate the professional service he gave my family.

Recently one of the technicians Randy at performance properties came to my house immediately after I gave an emergency call due to my electricity going out. He first tried to fix the problem over the phone, but once he couldn’t/I couldn’t figure it out, he came over to my place immediately. He was quick, kind, and got the job! I truly haven’t had a property management technician come with the urgency that I wanted/needed in that time. I very much appreciated his customer service!

Edgar is absolutely the BEST! He's helped us with several different maintenance issue but most recently, a broken water pipe. Edgar is always so kind, he explains everything he is doing, cleans everything up, gives detailed info on instructions going forward and is always quick to go above and beyond the scope of the job to make sure everything is ok before he leaves. 10/10!

Nathan was great at handling a dryer plug change. Overall great guy. PPI has been wonderful to work with. Prompt responses when I needed help. Randy was super nice and super helpful when there were issues with the fence. He replaced several feet of fence in the pouring rain in the low 40s.

Early today we had lost power to our detached garage, our property manager Leigh showed concern and asked maintenance technician Nathan Bennett to investigate. He phoned to set up appointment time, was on time, was friendly, and most importantly took care of the problem quickly. He also took an extra five minutes to take care of another minor matter that I brought to his attention. Thanks to Leigh and Nathan!!

We read the reviews and had some hesitations, but we really liked the property we wanted to rent. So far, we've had 3 maintenance requests that have been resolved in a timely manner. The dryer stopped heating, and they got the appliance guys scheduled that day to replace it. Their appliance vendor appears to have about a 3ish day turnaround, but it got fixed. The dishwasher & fridge both had issues as well, but they got remediated quickly as well. The only issue I have is that we can't spit the rent payment over two accounts, but not a big deal. This rating goes to the maintenance team. I’ve had a great experience with the workers that come to fix whatever issue may come up. They’re always friendly and helpful. This occasion I put a request in and in less than an hour Nathaniel Bennett called and was almost to my home to fix the issue. It was a nice experience because he remembered me and my dog, who loved a quick play session with him. He also checked back in on the previous work he’d done the year prior. I put in a request for stabilization bars for my apartment. No doctor's note was required and they approved it right away. The maintenance man, Chris, was very fast and got out to me the very next day. He is super friendly and very quick. This is the best apartment I have ever lived in.

We've been renting our home for over two years. The cost of housing is outrageous, and I feel like I'm paying way too much for such a small house with a tiny yard. They continuously increase the rent, which sucks. However, I will say, this is probably one of the best property management companies/landlords I've ever dealt with since moving out in 2009. Every single maintenence request has been resolved quickly and efficiently, every message has been returned promptly.

Performance Properties Inc. (PPI) was the worst property management company I’ve ever dealt with. From the moment we moved in, we faced issue after issue with little to no help from management. Save yourself the trouble. They didn't have our keys ready on our move in date. We had to wait hours for them to deliver them because their 'cars weren't charged'. Apartment was filthy upon move-in. The fridge had black mold, and despite reporting it immediately, Leigh (the property manager) claimed it would take two weeks to replace. This is a well overdue review. The people at PPI shouldn't manage any properties, and if you are looking to rent under them I would stay far away. No communication, no care for facilities or apartments. They came to fix a broken faucet on our tub and we came home to broken tile, hot water running and our entire apartment 80+ degrees and full of steam. They are the definition of a "landlord special" painting over everything and not fixing anything. Thankfully the owners of our apartment complex got rid of them recently. I cannot emphasize this enough if you are renting STAY AWAY FROM PPI.

It's tricky with this one. First of all, I have no bad blood are major issues with Preformance Properties. For a year, I rented a studio. No issues, had hot water, no mold, nothing breaking. (I take exceptionally good care of my apartments) I recently moved into a one bedroom at the same location. It was a pretty easy transition. I am going to say this though. The property management is some of the most unresponsive and lazy individuals I have ever had the displeasure of renting from. It often takes weeks or months to get issues resolved and the property manager is alway inconveniently unavailable. The receptionist is kind and helpful and when maintenence does appear they do good work so it seems that the leadership is either utterly or malicious incompetent. We recently had a plumbing emergency at our house. We couldn’t shower, cook or go to the bathroom. It took them 30 hours to get a plumber and we found out it was because they told them we only had a clogged toilet. We spoke with their maintenance man and he said he definitely thought it was an emergency (we sent him pictures and videos) and he knew it was not just a clogged toilet. After he passed this on to Kim, she deemed it a non emergency and as stated above, told the plumber it was just a clogged toilet. Renters and tenants beware! We have rented from this group for a little under 2 years. We are excellent tenants who pay early, who treat this home as if we own it, and I can assure you they don’t care about their renters nor their owners. This is the most unprofessional company I’ve rented from. They refuse to respond to maintenance requests and ignore email as well. Many issues upon move in. I’ve never experienced such poor treatment while renting. I’d specifically avoid renting from this company in the future.

Awful experience renting with this company would not recommend. Communication from the start was poor and only got worse when we found they rented us an inhabitable property (1904 NE Emerson St which I see is already back on the market). They did the bare minimum to rectify the situation, and it took a lot of time and energy on our end to get updates on the situation and eventually our money back. unfortunately this management company is rather unhelpful. Me and my partner were locked out of apartment a 6pm, not that late in terms of a working day, and we could get NO ONE to come to the property to give us the spare keys. The 24 hour emergency guy didn’t have they keys for some reason (???) and our property manager wouldn’t answer the phone when he tried calling.
