This is a scam! Darla, Jeremy, and the entire team are a nightmare to work with. My husband and I rented our home through them and during every step we were met with cruelty and intimidation. After we terminated the agreement, we found out our tenant had moved into a completely dirty home. Turns out after paying Darla nearly $500 for a cleaning fee, they had pocketed the money and NOT cleaned the home.

I can't believe that I waited so long to switch property managers. Darla is incredible, she IS ON IT. From the moment that I called, it was like a hurricane of her eagle eye inspection, getting all the vendors in to do what needed to be done, taking really great pictures, and putting the listing online. NEXT DAY....rented. I am so grateful to have RPH on my side, I sleep so much better.

As a homeowner with Rent Portland Homes for the past three years, I expected professionalism and integrity, but my recent experience has been incredibly disappointing. I asked about a referral bonus for recommending family and friends, and they assured me there was one—a $250 bonus plus 1% of the rental income. I trusted their word and referred two people to them. When I greeted Sam at my door, the first thing he asked me is if he should take off his shoes? Save your time and look elsewhere - Darla and her team were nothing short of a complete nightmare to work with. They don't appear to value ANY sense of professional relationships or business ethics. They will promise a hassle-free management experience which couldn't be further from the truth. Her team lacks the soft communication skills necessary for this type of business and ceased our agreement based off complete misinformation - a true comical experience.

Rented with RPH for 4 years. The house was filthy dirty on move in, and after 4 years Was charged heavily against security deposit for cleaning. we had the house cleaned extensively prior to move out but a normal amount of protected wear and tear (no major damages). Comparing move in and move out photos, we feel we left the home in better condition than when we took the keys. Renters should beware of this practice before renting with RPH.

Renters beware: Read your lease before signing! They require professional carpet cleaning on move out, and can charge you for another carpet cleaning. They expect professional level cleaning and will charge you for it, no matter the state upon move in. They have high class standards with mid tier offerings, all while passing the cost of doing business onto the tenants. On move in there were multiple paint and furniture stains, items left behind, stains on the blinds and not professionally clean. I have found this property management company to be great, they haven’t dropped the ball once. They’re professional and Responsive, friendly, always get back to me quickly, and the house itself is beautiful and well-maintained, I even got to meet the owner today, she’s a lovely person. The rental process was easy and I love being able to do things online. The application fee was lower than other places I’ve applied. I haven’t been here even a month yet so time will tell but so far I’m very impressed!

This rental company lied about when they were viewing one of their houses and screwed me and my roommates over. They told my roommates and I that they weren’t scheduling tours for a property until 10/3, we scheduled for 10/4 on 8/25 so over a month in advance, and we didn’t pursue other housing options because we were waiting and so excited to tour this place. We rented a house for our daughter from Rent Portland Homes, Darla Andrews office from October 2023-October 2024. When she initially moved in we asked if someone was going to come clean, patch holes and touch up paint. We were told it was already cleaned and no one would be coming to do anything else. Their lease violation policy is ridiculous, draconian, and cruel. They refused to reschedule a follow-up inspection for a lease violation. Work schedules and an elderly roommate's bad back made it difficult to remedy the violation within their two week timeframe, although we think we were able to complete some of the actions they said we needed to complete. My apartment building was recently sold and RPH property management took over. I was pleasantly surprised to see Dylan Cox just a week or so after taking over, reach out to us to schedule an inspection to see what we needed as far as Maintenace or repairs. Highly recommend NOT renting any of their properties. They were always a nightmare to try to get ahold of, no one is ever on the same page, maintenance requests take forever, they will take 90% of your deposit for basic tenant turnover work, and the list goes on! For example, they charged us $400 bucks for “landscaping” when in reality the yard was completely dirt upon moving in. Good luck!

My experience with RPH and, specifically, with Victoria as the property manager was excellent as a new renter. My family and I completed a cross country move to the area and we were able to very easily arrange for virtual tours, obtain a lease, and get all relevant details to the move with no issues. RPH Darla Andrews Office asks you to urgently sign the lease with only 24 hours to decide, and then once you pay them a deposit, first months rent, and a move-in fee, they make it almost impossible to get your move-in information, keys, move-in date, they don't even coordinate with the building for your move in date, they leave you to work through the process of trying to find someone to help and then they help when you bother them enough. We rented a home from RPH for 18 months and our experience was very good. The home was well maintained, when there were maintenance issues RPH were very responsive and took care of them quickly. There renter portal was helpful in answering questions and making payments.

Dylan, who came to perform our inspection, was both very personable and professional - relaxed and easy to talk to from the start, but also immediately communicated his purpose was to make sure everything would be checked to guarantee our safety and that everything was in proper working order, and that this would be done annually. My furnace quit working recently over a weekend and Darla made sure that the HVAC company ordered the part that was needed in time to have my heat working again in just 1 1/2 business days. I had been worried it could take a week or longer. Her team made sure I had space heaters and checked on me the next day to make sure everything was repaired successfully. It's good to know I can truly count on them when something goes wrong!

Terrible terrible place to rent from! I rented from them for 2.5 years. Made that yard beautiful from day 1 (like I always do in all my rentals) got compliments from all my neighbors. Upon moving out in the dead of winter was charged a $700 “landscaping fee” for not raking the leaves or trimming the neighbors berry bushes climbing thru the fence. Dylan did our home inspection and he gave us a heads up 20-30 minutes before arriving, accommodated our request to bump the inspection out by one hour, and informed us when he was finished. We appreciated his communication and timeliness in getting the inspection done. He was kind via text, and although we were not present during the inspection it seems that he was thorough and has processed maintenance requests to ensure the house is being cared for.

Communication is an absolute zero with this company. Takes days to respond to maintenance request and nothing is ever fully fixed. Move out is\was a nightmare. House was professionally cleaned and I'm being told it was left dirty. It was absolutely not. This company will do anything to keep your deposit. This wasn't even the company I originally rented the home with. They were only brought in two years ago. I will be taking legal action if my deposit is withheld. Mostly average rental agency. Sometimes quick to respond and resolve issues, other times weeks/months. Deducted a star for move out experience, communication on processes and policies could be greatly improved.

TLDR; We were kicked out at the end of our 1-year lease. About 9 months into our lease, we were offered to move-out immediately in exchange of a sub-par lump sum representing exactly the legal amount we were entitled to for a no-cause eviction after 12 months in the premises. We kindly refused. An hour later we received a no-cause eviction as soon as our leases would end. The eviction notice relied on one of the legal loopholes allowing landlords to evict tenants for no reason with no burden of proof whatsoever. If I could give less than 1 star, I would. The only thing they outperform at is getting more money out of you by "accidentally" overcharging, which you will have to chase them multiple times to fix.

Dylan came to do our annual inspection and he was very pleasant and professional to deal with. Although it is a rental home and I know it's not ny house, it still feels intrusive so its nice to have someone that is very personable to deal with and make a tenant feel at ease.
