Most of our contact has been with Angela, who has been extremely helpful every time we have a tenant issue. And Sarah has been instrumental in dealing with all things contractual. RPH let my tenants do damage to my property and then proceeded to give them back their full deposit before I caught it!! I had to go to small claims court to try to recover the money RPH gave them back. In addition, when I complained to them about the damage, they dropped my agreement with them overnight even though it legally states otherwise in their own contract!

I decided to work with Rent Portland Homes to rent out my property, but unfortunately, my experience was disappointing. While they did show the property to prospective tenants, their overall effort to rent it was minimal at best. As a homeowner with Rent Portland Homes for the past three years, I expected professionalism and integrity, but my recent experience has been incredibly disappointing. I asked about a referral bonus for recommending family and friends, and they assured me there was one—a $250 bonus plus 1% of the rental income. I trusted their word and referred two people to them. Update, roughly one year in: Love 'em! Responsive, clear communicators, totally "get" my weird requests, very fast with services, very effective. Both sets of renters seem happy and - equally importantly - I feel like I'd be given a heads-up if they were not happy and some options on how to rapidly fix it for them. <3 that. We've had our house rented out with Rent Portland Homes Professionals for 2 years. It has been a pleasure working with Sarah in contracts, Bella in accounting and Caitlin in Maintenance. They all handled all our concerns and house fixes in a prompt and professional way. Communication is straight; their recommendations work. We are happy to recommend them.

Landlords beware. I used this management company for one year. In one year the tennents caused damage to appliances, broke a sprinkler head, left boogers and handprints and stains on every wall and left holes in the wall.... all of which was not caught by this company on the final walk through. I have had to comb through hundreds of photos, document damages and have had to make countless calls and emails to get a small fraction of the 8k I have to spend to put the property back into the same state it was in a year ago. We hired this outfit as landlords for many years and found that their service deteriorated steadily, until darla andrew the head honcho dumped us in 2023 with no notice whatever, leaving our property empty and vulnerable, and she then had the nerve to keep up her large sign advertising her business on our lawn for two weeks afterwards - i.e. free advertising while trespassing on our property. Save your time and look elsewhere - Darla and her team were nothing short of a complete nightmare to work with. They don't appear to value ANY sense of professional relationships or business ethics. They will promise a hassle-free management experience which couldn't be further from the truth. Her team lacks the soft communication skills necessary for this type of business and ceased our agreement based off complete misinformation - a true comical experience.

ABSOLUTE CRIMINALS. Highlights of their "management": -Tried to dishonor an eviction settlement ordered by the Multnomah Co. Court, claiming they “didn’t have the authority" to abide by court order. -Ignored maintenance requests for months, including 8 wks without a working fridge and months without a dryer until I threatened (3 times) to withhold rent. I currently rent a property from RPH and I never would again. Currently I am having my mail withheld, another time I didn’t have a kitchen for 4 days, and you can’t reach the staff for weeks. AVOID!!!

Avoid This Property Management Company – Unethical and Unresponsive I had an extremely disappointing experience with this property management company in Portland. Despite leaving the property in spotless condition, with video proof to support it, they withheld my deposit, claiming the unit was left dirty. This is completely false. Before moving out, I requested a walkthrough to ensure everything was in order and to avoid any issues with the deposit. The inspector that came to do a walk through was rude and didn’t attempt to text or call when to let me know a time line just randomly showed up and was very abrupt with me not very polite or professional

Avoid this company if you can! They took $1700 of a $3100 deposit for filling in normal screw holes, tv mount patch and cleaning fees. Felt like a scam with how much every service charged. I have rented in different areas for 10 years and have never lost more than $500 of a deposit for normal cleaning and small paint touchups.

My experience with Collin from Rent Portland homes has been fantastic! He has consistently communicated in a very positive and timely manner. When he came over he was respectful and professional. Ignores fixing repair requests from tenants, even items that are legally required to be operational. Don't rent from here unless you are okay with broken windows and dryers for months on end

Please do everything you can to avoid using this company whether you're a landlord or a tenant. They are unethical and honestly, I am shocked that no one has done anything to shut them down at this point. I believe we were scammed into renting the house we are in and that they are violating several tenancy laws and requiring us to live in unsafe conditions. The absolute worst most unprofessional rental company I've ever had to deal with. We pay rent early every month and they have their 16 year old daughter in the office who forgets to put it in the system so every month we have late fees or failure to pay notices, even come home to an eviction notice for non-payment when we have been paying weeks early every time. When we complain about their daughter not handling the rent properly they retaliate by trying to sue us. They dont fix anything that's broken. Don’t rent with them!! They have poor management. We moved in after accomplishing everything you wanted done on your check list. We already complained about the house being dirty and the bad paint job. Now I find out there’s a twenty six year old 1998 water heater in the rental property. The house was built in 1998 so this is a foul mishandling of the property. An easy Google search will inform you that on average a gas water heater lasts 8-12 years. I rented from RPH for one year, 2023-2024 and had numerous issues with them. We signed a lease for 6/1 but weren't able to move in until 6/5, and even then the apartment was not "move-in" ready. We were told we had to pay $50/month extra for our garage, which was located directly across from our apartment on private property (it's not like they would have been able to rent it to anyone else while we were living there, and our neighbors had their garages included). Daughter had everything set up.. movers set up.. new furniture delivery.. Apt was supposed to be move in ready.. it was filthy.. cat hair.. mold.. dirty carpet.. water stains.. rental manager left without any care.. Do not use RPH as a manger or a resource..

This is the worst rental company, they have no respect for people, they are only interested in money, it is the worst thing I have ever seen.

TLDR; We were kicked out at the end of our 1-year lease. About 9 months into our lease, we were offered to move-out immediately in exchange of a sub-par lump sum representing exactly the legal amount we were entitled to for a no-cause eviction after 12 months in the premises. We kindly refused. An hour later we received a no-cause eviction as soon as our leases would end. The eviction notice relied on one of the legal loopholes allowing landlords to evict tenants for no reason with no burden of proof whatsoever.
