I’ve had an amazing experience working with the Rental Management Services team. They’re local, easy to work with, incredibly responsive, and they consistently follow through on what they say they’ll do. For HOA management, they’ve been outstanding. They care about the communities they manage, complete their duties responsibly, and are proactive and professional in their communication. They’re a great example of how an HOA management company ought to operate. Highly recommend.

After self-managing my properties for over 20 years, I really appreciate how RMS works collaboratively with me, respecting my in-depth knowledge of the home, maintenance history, and local market dynamics. They recently completed a full turn in just two weeks, pre-marketed the property, and had it rented before the prior tenant even moved out. The new tenants were in place in under three weeks—very impressive execution. Communication has been timely and responsive throughout. RMS has been easy to work with and highly professional. A great partner for experienced owners.

I've used RMS to manage my properties for 10 years. As I retire from the landlord business, I want to share how happy I've been with their work. Their customer service is excellent, very responsive, and oriented to fixing problems quickly. They have staff who communicate well, and the owner rolls up his sleeve to help whenever I needed their assistance. I have others in my life who use different property management companies and have been surprised when I tell them about RMS. I highly recommend their work.

I'm an owner and I moved out state. RMS has a wonderful organization to take care of my property. I always interact with a lot of staff from maintenance to from desk and they are always very friendly. I truly appreciate their services. My tenants are happy how quickly they respond for maintenance.

We own a rental property in Portand. Our experience with RMS has been very positive. We live out of state so rely on them to monitor our property, keep it rented, and keep us informed. We do like to be somewhat hands on and they are fine with that as well. Kevin and his team do an very good job. We have been using them for about 5 years and have no complaints. If you need a property management company, we highly recommend RMS.

My experience with RMS for the last 10 year has been a great one. They are onetime with everything and they are always very responsive. They vendors they use are good and reasonable prices.

We have been working with Kevin and his team for several years now. We were referred to them by a family friend who owns several properties and they have not disappointed! Kevin and his team are knowledgeable, keep us appraised of anything that needs to be addressed, and respond to any questions Ilwe have in a timely fashion. As a property owner, I do not recommend RMS. The first time I hired them they had a professional guy working for them named Reed, and the experience was good. Eventually I had more time so I took over the property management myself for a few years. When Covid hit, I needed help because I had a tenant (who RMS found) who stopped paying rent and was being confrontational. I hired RMS to manage my rental property, and they exceeded my expectations. They did an excellent job finding and thoroughly vetting tenants, staying on top of maintenance requests, and keeping me informed about the condition of my property. RMS is a rental management company that provides basic services to property owners, however if you are located out of state and need a company to be your physical representative you may want to do some research. While they are able to connect with a large pool of potential renters, their management style doesn't go above and beyond to proactively prevent issues. Terrible company, greedy and lazy. Stole my deposit after move out because they made up charges (I have proof). Over charging fees and high rent. Stay away from their properties. 💩

Living here was awful, the entire property was dirty. There were so many flies and spiders and ants, we attempted to contact them about this and nothing. We had to fumigate the outside area of the apartment on multiple occasions when spiders were laying eggs because the baseboards were put in poorly and bugs could enter the apartment easily. Our apartment was not clean when we moved in but we were assured that it would be cleaned before our actual move in. Thee absolute worst rental company around and on Marquam hill. Couldn't verify my stay at Grace apartments where I lived for over 5 years nor where I live now at the Treehouse apts. Super incompetent, curt, lazy and highly unprofessional!

I've had a great experience with RMS. The management team is professional, responsive and genuinely cares about the property. A special shout out to Rachael and rhe owner for being so helpful and easy yo work with. Maintenance requests are handled quickly and the property is always clean. Overall RMS makes living here a positive and stress free experience.

As a former New Yorker of 10 years with 10 years of nightmare apartment rental services there, working with RMS in Portland has been the complete opposite experience. The employees are respectful, polite, and fair. They respond in a timely manner to all issues especially maintenance issues. They are extremely communicative as well. I am writing this as I'm currently a resident being taken care of by RMS and their team. I am around Prescott street. So far the bug problems because of seasonal issues have been outrageous. Our cat got fleas within the first month of moving in and we didn't catch it until we found "flea dirt" in our bed (there must of already been flea eggs in the apartment.) We got 2 bug bombings covered and there were still issues afterward including the disgraceful looking floor boards. I rented a house for 8 years, about 6 of which was under RMS. They were always very quick to respond to emails and any repair needs. Move out was smooth and the portion taken from the deposit was fair.

We’ve been working with Rachael as our property manager at RMS for the last few years and she is fantastic! Super responsive and extremely kind, she actually cares about our experiences as tenants. The company as a whole has been easy and pleasant to interact with.

As a tenant, RMS have been very responsive to requests since taking over mgmt of our building. Working with Rachael M. specifically has been excellent; she feels like a tenant advocate even tho she officially represents the owner's interest, she always follows though. If you're considering an apartment managed by RMS, expect prompt attention.

Best rental management company i've used. They respond quickly, and don't rip you off at all turns. Everything with RMSpdx is how it should be which unfortunately these days is a high bar to reach but stands out when you experience it. Everytime I needed anything or had maintenance issues they went above expectations. Didn't charge junk fee's at move in and didn't attempt to slide in junk "profit" charges at move out, only charged for the limited work needed to get the rental back to move in ready. Hopefully I don't need to rent again but if I do i'd look at RMSpdx catalog first

Completely unresponsive about move out concerns. I gave notice to move out more than a month before my lease end, and it was labeled intent to vacate. They said because it wasn’t an exact move out date that it did not count as an intent to vacate & illegally charged me for prorated rent. The law of notices to vacate count at the time the intent is communicated, I emailed multiple times citing the law & got no response. They took the entire amount out of my security deposit with zero communication back to me, and also took off 450 for “patching, paint, and dishwasher unclogging”. This was absu…

I am moving out of one of their buildings on Taylor St and I am bummed. It was super easy to get on the lease, and renew the lease every year. Maintenance came by pretty much next day when a repair was requested. Really enjoyed living here right after I moved to Portland. I do not doubt move out will be just as smooth. I'm gonna miss this apartment and management team for sure.

RMS has always been attentive to my needs. They are fair and always listen to my concerns and usually agree. Love my apt 100!

just out here doing good tenants dirty, charging me hundreds of dollars extra when ive never missed a payment, i always pay days in advance, i take great care of my unit, quiet, etc. typical and not surprised at all, but still very disappointed. don’t rent here, they don’t care about you/your wellbeing. Long over due. I've rented with them for over 4 years and it's been a great experience with them. They have fixed all maintenance requests within 48 hours, if not quicker.

The amount of times RMS tried to kick out my roommates and I for no reason… they were so frustrating to deal with, clearly wanting us out since we were on an ongoing lease that was safeguarding us from having the kind of rent raise im sure they want to enforce. This review isn’t meant to be bad, it’s just meant to be honest. I would not recommend this rental company to anyone. They will try to take most if not all of your deposit upon move out like many other reviews have stated. When my roommates and I moved into the house it did not look professionally cleaned. Not overly dirty per se but not very clean and not everything was in working order. There was a thick layer of dust on certain surfaces, windows were painted shut, one ground floor level window lock didn’t actually work so anyone could have come in from the outside and gotten into the house…

RMS was initially awesome to work with, helping us to move applications from filled units to open ones eventually landing us in our now property. However as soon as they had money from us it’s like we were ants that they were too busy to deal with. Upon moving in to the property we noticed there was no washer or dryer which had been stated to be Included in the rental for mind you $2450 a month. Addressing the issue we were told the RMS team would get right on it! This is a terrible company to rent from. They will definitely take every bit of your deposit no matter how they have to do it. I rent it from this company at least 15 to 20 years ago and got every bit of my deposits back but no problems now they want to nitpick everything when the place was filthy when I moved into it and of course I’ve moved into another place of theirs that is filthy again. I lived at my apartment managed by RMS for four years before relocating out-of-state. Rachael was my property manager and she was wonderful! Very responsive to questions and maintenance issues. She even got permission from the property owners to allow me to garden the last two years I lived at the apartment. Very professional and kind to boot! I rented from several awful property management companies before moving to my RMS managed property, and I greatly appreciated how RMS took care of maintenance issues properly and promptly as well as being great to rent from in general.

I’ve lived at 2 RMS properties and both times they charged an additional amount on top of my security deposit during move out. I do not recommend living on their properties if you want your security deposit back. Truly very disappointed in the way they handled it as well.
